The Augusta House is set on a peninsula in a unique development of architecturally stunning homes in diverse designs. The Lower Mill Estate is the UK's first residential nature reserve, located in the heart of the Cotswolds and historic Gloucestershire. With its extensive leisure facilities it is an unparalleled rural retreat. One of a pair, the House lies on the shoreline of Somerford Lagoon, one of the most important lakes for over wintering wildfowl in the southwest. The gated and managed Estate consists of 450 acres of parkland crossed by three rivers (one of them being the Thames) and surrounded by seven lakes. This spacious property has been designed to capture the beautiful views and tranquil waterscapes. It has panoramic double glazed windows on ground and first floors, giving over the extensive decking, across the water to the picturesque Mill Village. There is a wood burning stove in the large open sitting and dining room, and all modern conveniences in the well equipped kitchen.

Notes:
There are tables, chairs and a barbecue for use on the extensive deck with views over the water to the picturesque Mill Village. There is double glazing and central heating throughout, and a wood burning stove in the open plan sitting and dining room. Initial wood for the burner is included and thereafter it is available locally. The kitchen is large modern well appointed and well-equipped. There are granite work surfaces, and a large range gas hob with electric oven and combination microwave, dishwasher, washer dryer, fridge and freezer. On the first floor there are 1 double and 2 twin bedrooms, one with ensuite bathroom, two with sliding doors onto a sundeck. There is a further house shower room and WC and a children's retreat with sofa, TV and DVD. Upstairs to a double bedroom with ensuite. Perfect

We enjoyed a perfect family weekend break at Augusta House. The property suited our group of 8 really well, we loved the downstairs open plan aspect, the property is split over 3 floors. The owner, Bryce has gone to great lengths to think of everything, plenty of pots, pans, crockery, cutlery and glasses etc and was always very helpful and quick to respond to any questions. Thank you very much for allowing us to check out later on our last day Bryce, it was much appreciated by us all and we will definitely be booking your lovely home again very soon.

The property was immaculate and well presented.

The house was gorgeous, well stocked kitchen, very clean and homely. The log burner was fabulous and gave off plenty of heat. The estate itself is lovely and peaceful with a very nice Spa and pool. Would definitely recommend and hope to return in 2018.

Perfect house in stunning location

We were a group of 4 couples looking for a luxury retreat and this fitted the bill perfectly. The house is really well equipped and is located just around the lake. The spa is really clean and the treatments are highly recommended - the gym is currently being refurbished so wasn't available but if it is completed to the high standard of everything else I am sure it will be great.

We will definitely go back and highly recommend . Complimentary bottle of fizz was a very nice touch - Thank you

beautiful, relaxing break away

We walked into a beautiful, warm home that was ready for the 8 of us to stay for the weekend. The house is very welcoming and each of us loved our time there! We were able to make and cook all we wanted as the house comes with all the utensils needed and when it came to sleeping, the beds were just so comfy! The spa in the estate is a great and was good for a quick swim and sauna. The house is located close to Cirencester which is great to visit as well as ideal for some great walks. The recommended pubs near by were a great choice and our only regret is that we couldn't stay longer!

Fantastic weekend away

We had an absolutely brilliant weekend at this fantastic property.Bryce was incredibly helpful at organising everything and there was lots of information both before and at the property about our stay.The bottle of prosecco and firelighters/logs for the woodburner were a great touch.The property was clean with lovely comfy beds.Kitchen had plenty of utensils for cooking.We loved Lower Mill Estate and hope to come back.

A wonderful family holiday

We arranged this holiday to celebrate our Ruby Wedding Anniversary with our family and wondered whether the property would accommodate 6 adults , 2 year old twins and a baby. However the owner could not have been more helpful and the house lived up to our expectations. We had a wonderful week there, as the house was so comfortable and well equipped that we could not fault it. We explored the surrounding villages and used the wonderful ArtSpa several times. We managed a game of tennis and would certainly recommend it to friends . We hope to return sometime in the future as we enjoyed our stay so much.

The Estate brims with wildlife through every season: in spring rare orchids bloom, in the summer the fields are alive with butterflies, in autumn geese stop by on their migration. With two SSSIs it is home to otters, bats and sand martins and rare species such as watervole, purple heron and great crested grebe. The communal facilities include a heated outdoor swimming pool, a sauna, tennis court, children's play area and pets corner. There is boating and canoeing, a network of nature trails and bird hides, cycle tracks and bridle ways and the site is close to the numerous water activities of the Cotswold Water Parks: 133 lakes covering 40 square miles.

The pretty village of Somerford Keynes is a 5 minute walk and the village pub is one of many around the area that offers a warm welcome with excellent food and real ales. Five miles from Cirencester, for shopping and sightseeing, the House is a good base for exploring the Cotswolds
