About the property

The Kaya Cottages

The Cottages have been carefully restored to create a beautiful and relaxing rural getaway.

Each boutique Cottage has a private area and the property is surrounded by gardens, fruit trees and a rustic stone wall. The property boasts panoramic views of rolling hills and sweet scented pine forests with a mountainous backdrop.

Above the Valley you can see the sea twinkling between the hills behind the abandoned Greek Village that forms the heart of Kaya Village.

The beautifully tiled pool area is raised above the property and overlooks the picturesque Kaya Valley. The pool area is flooded with sunshine all day then is lit up at night time for relaxing and star gazing or a midnight dip.

Around the Village, neighbours can been seen tending to their animals and bustling about with domestic chores or collecting wood and herbs from the mountains. A must is to sample their delicious home made yoghurt, cheese, honey, fresh Village bread, eggs, olives and sun ripened fresh fruits and vegetables.

Kayakoy (or Kaya - Koy means Village) Village is located around the historic ruins of Levissi. The ruins lie nestled against the hillside, forming an open-air museum or “Ghost Town”. Levissi was abandoned following a population exchange between Greece and Turkey in the early 1920’s. Exploring the site via worn pathways weaving between houses and churches is a wonderful experience. It was the inspiration for Louis de Bernieres Novel 'Birds Without Wings' and the recent film 'The Water Diviner' was also filmed in part here.

Kayakoy is in a Valley raised above sea level surrounded by coastline and forest.

Car Hire/Local Buses: Car hire is not necessary but if guests are thinking about renting a car, it is a very good way to see the best of what the area has to offer. If guests are interested in particular in seeing the Lycian ruins scattered about the area then a car is strongly recommended. Aircon in the car can be a welcome relief during the hottest months (July/August) so guest may wish to hire a car if they want to sightsee in comfort.Car hire is charged on a weekly rate or a daily rate for bookings less than a week.

The local transport in the area is the 'Dolmus ' bus. Previous visitors to will be familiar with this system - you can board the bus anywhere from the side of the road or waiting at a designated stop. Buses are regular and on time. Many characters are met on the Dolmus bus. A good cultural experience! The Kayakoy Dolmus travels direct to Fethiye Town, Gemiler and Olu-Deniz beaches every 1/2 - 1 hour and fares are between 3-6 Turkish Lira

Walk trails: Well marked walk trails surround the Village, which itself is actually a stopoff on the famous Lycian Way walk trail from Fethiye to Antalya.

Some walks include:

Cottages to Af Kule monastary 1hr

Levissi ruins to Oludeniz (fantastic walk) 2.5 - 3hrs

Levissi ruins to Cold Water bay 45mins

Kayakoy to Fethiye via old cobbled village road 2hrs

Cottages to Gemiler beach - asphalt road or forest trail 1.5hrs

Shorter walk trails are found around the Village.

On the Lycian Way

Hisaronu to Faralya 5-6hrs (take dolmus to starting point).

Walking and Birdwatching books are provided with botanical and historical notes.

Guestbook comments from the manager

Only one word - amazing. Amazing in terms of location (surrounded by green valley with great views and beautiful pine trees and autumn flowers, short drive to the best beaches), amazing in terms of design and layout of old house (lovely furniture, rugs, fireplaces, tables and chairs - all in keeping with an old house, very good kitchen with all necessary utensils, pots and pans and cooking facilities for making authentic Turkish food (great local produce available)) and lovely terrace with pool - even in late October was good to be able to sit out in morning by pool in sun to have breakfast and to cool off when returning from day on beach or site-seeing

A simple grill BBQ is provided outside for al fresco cooking. In keeping with the relaxed nature of the property, TV, telephone and computers have not been installed. A good wireless internet connection is available. The gardens and pool area are well maintained and cleaned on a daily basis and each Cottage is cleaned and linen changed weekly. A laundry service is provided for a reasonable price. Transfers and/or Car hire can be arranged so that a car can be sent to the Cottages on request although many guests find the frequent, airconditioned (and very new often Mercedes not old Village buses!) minibus system more than adequate. Car hire reservations should be made in advance in high season. Bus runs hourly and every half hour in summer. During cooler months a wood burning stove is installed and the room becomes a cosy haven after a days hiking or exploring. Perfect with a good book and a glass of wine!

A little piece of paradise.

Kaya Cottages are amazing if you want to escape the rat race, and just need to relax. My fiancé and I booked a week's holiday there recently and couldn't believe how beautiful the cottage and the surrounding areas were. Claire the owner of the cottage was incredibly helpful answering any question we had and also helping us out by pointing us in the direction of some really lovely walks in the area. These cottages represent excellent value for money. They are simple, yet beautifully decorated with everything you need to have a quiet day lounging by the pool, or an evening meal cooking a Turkish BBQ. Alternatively if you fancy going out for a meal, there are plenty of restaurants in Kaya that can cook for you instead - including one at the bottom of the driveway! The cottages are incredibly well connected to Fethiye with a dolmus literally on your doorstep that departed every hour while we were there (low season), stopping at Hisaranou and Ovacik (where you could change to go to Oludeniz). We didn't struggle for transport at all during our stay, enjoying the convenience of the bus on the door step, but also the peace of the village. Travelling 10 mins down the road by bus was not a big problem! I really can't say enough how much we enjoyed our time there - we only wish we had longer.

Absolutely Brilliant!

  • 5 of 5

We stayed at the Smokehouse Cottage for Christmas, New Year and beyond. My friend stayed a bit longer. The property itself is just brilliant, very clean, everything you would ever need, fully equiped kitchen, very modern bathroom. As we were there in winter, there was a wood stove in the living room (wood provided) and heaters in all other rooms, plus plenty of extra blankets for extra cosiness. There were still a few restaurants open in the village and they suited our needs just fine, one of them is a bbq restaurant and you sit in front of an open fire and grill your own selection of meat and veg, very nice and of course it being winter, nice and toasty! We had lunch/dinner in Fetiye a few times as well, but mostly we just cooked in the cottage. There is a little corner shop nearby that stocks just about everything you would need or else there is a brilliant food market (including fish and meat) in Fetiye or of courses the big Markets on Tuesdays and Fridays. We met quite a few locals at Caspers (pub) and all were very nice, New Years Eve was a big party and the owner of the pub even drove us home (as at that time of the night it seemed very far to walk ..). We rented a car through Clare (very cheap) and did a number of day trips which was very easy and saw lots of beautiful historic sights, gorgeous nature and surroundings. We especially lke the fact that this time of year there are hardly any tourists anywhere, which obviously has the drawback that a lot of things are closed, but all we needed was always open. We had a wonderful trout lunch at Saklikent Gorge being the only customers there (probably seats around 500). From the cottage it is quite an easy walk down to Gemiler Beach which is very pretty and there is a little Cafe just on the water, makes for a very relaxing afternoon! Clare, the owner of the cottage(s) is just wonderful, it seemed like nothing was too much trouble and it felt like we were staying at the friend's place rather than in rented accommodation. All in all we had a very wonderful, fun and relaxing time. Would definitively recommend this place to anyone and hope to be back some time very soon. Karin and Frank

Rural tranquility

  • 5 of 5

My husband and I were looking for something a little bit different, away from the main resorts, in this area of outstanding natural beauty in Turkey. We couldn't have chosen better, and I can honestly say it really is as good as the pictures. We stayed in Smokehouse Cottage, a beautifully clean, well-kept Greek-style cottage. We arrived late and were shown to the cottage by the local restaurateur. Clare looked after us from then on, speaking fluent Turkish where our language skills failed, and supplying fresh eggs and milk for the first day. The place is idyllic, the people were warm and hospitable, and it was with great sadness that we left at the end of the week! For a peaceful retreat, this is the place I would choose over any other.

Rural but not remote...

  • 5 of 5

The Smokehouse cottage is everything it is described as and much more. My partner and I had the most wonderfully relaxing time during our stay in the cottage. It was mid April and during the day the weather was hot and sunny, we were able to make full use of the pool area to sit and read and relax in the sun and enjoy the peace and the fabulous views of the valley and of the ghost village. The evenings at the start of our stay were chilly but the woodburning stove in the living room made for cosy nights in by the fire. The cottage and the garden are well looked after and Clare was regularly on hand to help with any questions we had, part of the enjoyment we had was talking with Clare and learning of village life from her.

The village and the surrounding area is stunningly beautiful, we did hire a car but could have managed perfectly adequately without one and by using the local dolmus'. We enjoyed some wonderful walks in the area, to Olu Deniz, to Coldwater Bay and the Monastery and of course the ghost village.

Overall this has been certainly one of the loveliest places we have ever visited and with the combination of location, accommodation and the generosity of Clare, I wouldn't hesitate in recommending to friends and would love also to return again one day.

Thanks for everything Clare. Anne and Brian

We had a fantastic time at The Stables Cottage. Everything was there that we needed and it felt very cosy and comfortable. We absolutely loved the patio area in front of the cottage, with the breathtaking views of the mountains. We thoroughly enjoyed the wonderful country life. Away from the hustle and bustle of the main touristy areas, the Kaya Cottages are set in a quiet village, where the local people are very friendly and make you feel welcome. The lovely town of Fethiye with its great Tuesday market was not too far away. The ruins of Levissi or The Ghost Town, is absolutely a must to see and the Afe Kule Monastery is well worth a visit too. Clare, the owner of the cottages, came to see us every morning and pointed us in the right direction of things to do, whilst Myriam made sure the cottages were clean and tidy during our stay. They were both very lovely! We also liked eating out at the local restaurants. Especially the Kinali restaurant owned by Erkin and Fatma right on our doorstep. As we had our holiday at the end of October, we enjoyed the end of season pace. It was less busy at nearby Gemilar beach and you had more chance to haggle at the markets. We did not use a car at all and walked to most places but also used the Dolmus busses which was easy to do.

We liked our stay at The Stables Cottage so much that we have booked again for this year and our friends are coming too and they will have the pleasure of staying at The Smoke House Cottage.

Superb Break

  • 5 of 5

We had a wonderful break here in late October. The weather was still gorgeous although colder in the evenings - a good opportunity to light the fire. We rented a car which helped us get about although not essential. Clare was exceptionally friendly and helpful providing us lots of information and choices (5 days is not enough!). Thoroughly enjoyed walking around the deserted Kaya village with magnificent views from the top. Also recommend Cimbals restaurant for something different. The cottage itself was beautifully done out and so relaxing.
