Completely private 16th Century farmhouse with stunning views over Umbria and Tuscany, Italy.

Villa Sterlinghe is an ideal destination for a large group who dont want to live on top of each! The main Villa has three en suite bedrooms, the neighboring self contained Villetta has a further three en suite bedrooms - a perfect combination to mix and match friends or relatives.

Sitting on the crest of a hill it looks out over uninterrupted views of seven valleys encompassing Umbrian and Tuscan countryside. Completely secluded, without any neighbours, overlooking houses or roads, the villa is set in six acres of natural gardens and olive groves with it’s own private 14 metre pool and pool house.

The main Villa has three spacious double bedrooms with en suite bathrooms on the first floor including the stunning master suite. On the ground floor the villa has a brilliantly equipped kitchen & utility room with adjoining dinning room, sitting room and media room. The adjoining Villetta has a further three en suite bedrooms and its own fully equipped kitchen. All bedrooms are spacious doubles with superking beds that can be joined or separated according to your requirements.

Central to life at Sterlinghe is the pool house. Situated between the Villa and Villette, the Pool House has a 30 square metre wrap around terrace, inside and outside kitchen, traditional wood fired Pizza Oven, Classic Tuscan fireplace BBQ and loads of comfortable seating. In rain or shine this brilliant space has stunning views over the hills and is a fantastic energy hub. Sufficiently far from bedrooms and bathed in night lights from the pool and terrace it also makes a great bar, but is sufficiently removed not to disturb anyone who might decide to make it an early night.

Early in your stay we recommend inviting Angelo, the local Pizza chef, to show you how to make a classic Pizza, from thereafter it'll become a delicious lunchtime staple.

Sterlinghe is an ideal destination for a group wanting their own exclusive villa. Sitting on the crest of a hill it looks out over uninterrupted views of Umbrian and Tuscan countryside. Completely secluded, without any neighbours or overlooking houses, the villa is set in six acres of natural gardens with olive groves and an abundance of fruit trees.

While completely isolated, Sterlinghe also enjoys easy access to the local town of Citta di Castello, being only five kilometres down a quiet road. Citta di Castello is a delightful town, classically Tuscan, set on the banks of the Tiber and sheltering behind its Medieval walls. Stuffed with outstanding restaurants it has the full suite of specialist shops. If you fancy something more convenient then a supermarket is only 10 minutes from the house.

Belonging to the same family for hundreds of years, the farmhouse fell into neglect in the 50’s and was sadly allowed to decline into an uninhabitable state. In 2005 we finally managed to purchase the property from an extended Italian family before embarking on a two year restoration.

Set high in the foothills of the Appenines, the villa has three foot walls and shutters on every window, keeping it cool during the day, while the light evening breezes allow for a peaceful nights sleep.

The views from the house and pool house provide a panorama untainted with buildings, roads or even telegraph poles. The shade provided by the olive groves delivers on the promise of the perfect Italian dream.

Whether it’s the solitude of a country setting or an opportunity to immerse yourself in some of Italy’s finest sights, Sterlinghe is ideally suited for all tastes at all times of year.

The Villa is ideal for large parties who want to keep their own privacy. Two families can easily be split across the main house and the adjoining Villetta. You can separate old from young, or young from old. There is no chance of early risers disturbing those who want to sleep in, and those who want to go to bed early can do so undisturbed.

Hilltop retreat

A dozen of us spent a week in September in Sterlinghe and everyone loved it - appreciating the peaceful isolated location high up in the hills and the very high standard of accommodation. It's rural and rustic but with luxury where needed - cotton sheets, soft pillows, comfortable beds, well equipped kitchens, and lots of spaces for people to sit individually or chat in groups... and enjoy meals in a variety of locations. The owner is very friendly and helpful and the standard of cleanliness is exemplary - we'd all highly recommend it.

An Italian Idyll

This is a property and setting of exceptional quality and feel. Beautifully restored, carefully equipped, the two houses and the large well managed and mature gardens marry happily with the remarkable 180 degree views of the forested hills and valleys folding many miles into the far distance. An outstanding Pool House, the outdoor kitchen, (just check out the photos) the elegant swimming pool, the Boules court, the lawns, the deep calm, the sheer peacefulness of the place work their magic from the moment you enter the lovingly crafted garden doors. The accommodation, comfortable, spacious, unstinting in its welcoming feel, matches everything else. Our family gathering of fourteen, across three generations, was wowed from the start. Sterlinghe is beguiling. Nothing less.

Totally relaxing and gorgeous family holiday

A triumph of a holiday, 2 families including 6 teenagers. The location is spectacular, remote and quiet down a sometimes bumpy sometimes tarmac track. Photos do not do justice to this idyll!! The owners have put a huge amount of thought and care into every little detail and comfort. It is fantastically well equipped, the best we have come across after many years of renting villas/holiday homes and gites!

The new pool house complete with BBQ and pizza oven as well as lots of comfortable seating/eating areas both in sun and shade has added to the delight of staying here.

There is masses of room if you want to be convivial or you can sneak off to innumerable quiet spots for a siesta on a hammock or a comfy chair.

We will be paying Villa Sterlinghe another visit next year.

Amazing Views!

Let me start by saying that the pictures do not do Sterlinghe justice. When you walk through the gates the view just stops you because it is so beautiful up in the hills. We traveled with 9 of us and there was plenty of room for everyone without stumbling over each other. The rooms were spacious and each had its own bath. The best part which isn’t in the pictures on here is the new pool area. The ping pong table has been moved to the porch of the villetta and the pool house now is four walls with glass doors on 2.5 sides. The pool house has a kitchen area, couches and a table along with a stereo system with speakers outside too. The outside of the pool house has a very large stone patio that is stunning. It has 4 different sitting areas and a covered area with a BBQ and new pizza oven and a large stone table. We spent most of our time in the pool and pool house area. It was a wonderful surprise. The owners were very helpful and the packet they provided was very helpful, especially the directions since you have to use coordinates to find it on Google Maps. The owners also provided information on different activities such as catered meals, truffle hunting, bike tours, pizza chef, wine tasting, salami tasting, babysitting and a couple other activities. These are arranged by Cecelia who was wonderful to work with. We did the catered meal, the pizza chef and wine/salami tasting. I would recommend booking activities with Cecelia because is a wealth of knowledge about the area.

Absolutely perfect

We had a amazing week at the house it was even better than the pictures.

The rooms are nice and big, and plenty at room in the living area.

Don't forget to sit at the pool house with wine and local food while you watch the sunset

We where 6 adults and enjoyed every minute of it and will be back next year!

Fabulous home in beautiful Umbria

We had a fabulous time at Sterlinghe and completely fell in love with the place. It was perfect for our 4 families to enjoy together and use as a base to go for walks nearby, even the odd run and travel further afield.

It felt like a real home from home. We even managed to get a local taxi company to come and collect us from the villa in their minibus for a couple of meals out in the evening. Having said that the kitchen was so well stocked with equipment that we also enjoyed cooking and making the most of the local food and drink.

The weather was good to us most of the time and a couple of the evenings were cooler so we did make use of your lovely blankets as we sat outside, enjoying the view.

The directions were perfect and were a welcome addition to the sat nav – particularly the detail about the change of roads and the faith it was the end of the rough and ready road.!!

Guest towels and beach towels were very welcome to reduce the weight of the suitcase, as were the hairdryers! We were 8 girls in total – so very much appreciated.

A fabulous house, with a great central location perfect for visiting beautiful historic Italian towns. The house is well equipped to keep all of us entertained and relaxed, resulting in a happy, memorable holiday. Highly recommended.

Citta di Castello is a classic walled Etruscan/Roman town slightly off the normal tourist route but bursting with local life and full of restaurants. Within easy reach of Perugia, Gubbio, San Sepulcro, Assisi and Arrezo there is an abundance of suitable places to visit for the day.

For a day trip to Florence, avoid the traffic and take the train from Arrezzo.

Set in the foothills of the Appenines the Villa benefits from high altitudes and the resulting cool breezes in the summer.

A predominantly agricultural area, the roling hills are peppered with lovely towns like Monterchi and Anghiari, which provide perfect destinations for al fresco dinners.

  • Central to life at Sterlinghe is the Pool House. This new facility includes an outdoor kitchen, BBQ and Pizza Oven. A perfect separate living space, removed from the bedrooms so late night revelers won't be a nuisance. With its own traditional Tuscan fireplace and the 180 degree views of the mountains it's a perfect 'summer house' , which can also offer sheltered fiestas on the very rare occasions it should rain.
