Completely private 16th Century farmhouse with stunning views over Umbria and Tuscany, Italy.

Villa Sterlinghe is an ideal destination for a large group who dont want to live on top of each! The main Villa has three en suite bedrooms, the neighboring self contained Villetta has a further three en suite bedrooms - a perfect combination to mix and match friends or relatives.

Sitting on the crest of a hill it looks out over uninterrupted views of seven valleys encompassing Umbrian and Tuscan countryside. Completely secluded, without any neighbours, overlooking houses or roads, the villa is set in six acres of natural gardens and olive groves with it’s own private 14 metre pool and pool house.

The main Villa has three spacious double bedrooms with en suite bathrooms on the first floor including the stunning master suite. On the ground floor the villa has a brilliantly equipped kitchen & utility room with adjoining dinning room, sitting room and media room. The adjoining Villetta has a further three en suite bedrooms and its own fully equipped kitchen. All bedrooms are spacious doubles with superking beds that can be joined or separated according to your requirements.

Central to life at Sterlinghe is the pool house. Situated between the Villa and Villette, the Pool House has a 30 square metre wrap around terrace, inside and outside kitchen, traditional wood fired Pizza Oven, Classic Tuscan fireplace BBQ and loads of comfortable seating. In rain or shine this brilliant space has stunning views over the hills and is a fantastic energy hub. Sufficiently far from bedrooms and bathed in night lights from the pool and terrace it also makes a great bar, but is sufficiently removed not to disturb anyone who might decide to make it an early night.

Early in your stay we recommend inviting Angelo, the local Pizza chef, to show you how to make a classic Pizza, from thereafter it'll become a delicious lunchtime staple.

Sterlinghe is an ideal destination for a group wanting their own exclusive villa. Sitting on the crest of a hill it looks out over uninterrupted views of Umbrian and Tuscan countryside. Completely secluded, without any neighbours or overlooking houses, the villa is set in six acres of natural gardens with olive groves and an abundance of fruit trees.

While completely isolated, Sterlinghe also enjoys easy access to the local town of Citta di Castello, being only five kilometres down a quiet road. Citta di Castello is a delightful town, classically Tuscan, set on the banks of the Tiber and sheltering behind its Medieval walls. Stuffed with outstanding restaurants it has the full suite of specialist shops. If you fancy something more convenient then a supermarket is only 10 minutes from the house.

Belonging to the same family for hundreds of years, the farmhouse fell into neglect in the 50’s and was sadly allowed to decline into an uninhabitable state. In 2005 we finally managed to purchase the property from an extended Italian family before embarking on a two year restoration.

Set high in the foothills of the Appenines, the villa has three foot walls and shutters on every window, keeping it cool during the day, while the light evening breezes allow for a peaceful nights sleep.

The views from the house and pool house provide a panorama untainted with buildings, roads or even telegraph poles. The shade provided by the olive groves delivers on the promise of the perfect Italian dream.

Whether it’s the solitude of a country setting or an opportunity to immerse yourself in some of Italy’s finest sights, Sterlinghe is ideally suited for all tastes at all times of year.

The Villa is ideal for large parties who want to keep their own privacy. Two families can easily be split across the main house and the adjoining Villetta. You can separate old from young, or young from old. There is no chance of early risers disturbing those who want to sleep in, and those who want to go to bed early can do so undisturbed.

We loved everything about it - the location, its pool, garden and orchard/vineyard/olive grove and we were grateful for the way the whole house is equipped. Central to life at Sterlinghe is the Pool House. This new facility includes an outdoor kitchen, BBQ and Pizza Oven. A perfect separate living space, removed from the bedrooms so late night revelers won't be a nuisance. With its own traditional Tuscan fireplace and the 180 degree views of the mountains it's a perfect 'summer house' , which can also offer sheltered fiestas on the very rare occasions it should rain.

Mystical Hilltop Retreat

It’s hard to describe how deeply bucolic and beautiful Sterlinghe was for all of us. The owners have created something truly other-worldly. When we all walked through those wooden gates, each person was speechless...as if we’d found our own vast but secret garden. The most memorable moments of the whole trip in Italy were spent within the walls of this magical place. So many details...

The pool house is sublime!!! We spent the bulk of our time together down there so joyfully! Could not have loved it more. The appointments were really well thought out...from the distribution and arrangement of the seating to the plastic outdoor glasses to the second dishwasher, and on. We used the badminton net, the ping pong table and the bocce court so much!!! The hammocks were particular favorites on the afternoons we were at the house. The night with the pizza chef was fantastic! The pizzas were delicious and utterly endless! We nibbled on the remains for the rest of the week. The main kitchen was beautifully and efficiently appointed. The plates and dishes, glassware, pots and pans were ideal and we put out some splendid meals, feeling for just a few days like a big Italian family in our own home. The bedding and beds were so comfortable. All of it felt very simple, luxe and elegant. Everyone slept perfectly. The gardens are incredible! We were all mesmerized by the scent of the lavender. And we cooked everything with the rosemary and thyme and sage and basil that was growing explosively all over compound. Honestly, does it get better than that?!?!

I spent my 45th and now, my 50th birthday, at Sterlinghe. And I will go back as often as I can!

Perfect!

Beautiful property. The pool was great and the pool house was fabulous. We spent most of our time together in the pool house. It has lovely views and was a wonderful place for gatherings. The rooms were very nice each with its own bath. The kitchen was a joy to cook in. We all loved it.

A magical Villa that made amazing memories for us

We were three families staying over a period of two weeks in July 2016. This Villa is amazing! If you are thinking of booking, don't think, just do it, you will be so delighted you did. Sterlinghe is truly beautiful, everything you need is provided, every room is done to a high standard, the space is large, many places to gather as a large group, or you can choose to go somewhere quieter and not be disturbed.

All of the rooms were large and spacious, all with ensuites. The main bedroom was sensational and felt more like an entire apartment.

The pool is perfect, the outdoor cabana style area is another wonderful place to have lunch, a BBQ or just relax with pre dinner drinks.

Our group made many memories at Sterlinghe and we will be back.

Thank you to Vicky for being so responsive to anything that was needed.

Your Villa is perfect! We would recommend Sterlinghe to anybody wanting an outstanding vacation in Italy.

great villa in agreat location with great views

We very much enjoyed our week at Sterlinghe. It is a beautiful, spacious, well-furnished and well-equipped villa with great views over the Umbrian hills. There are so many different places to sit and eat or enjoy the peace and relaxation. Or you can be energetic and play in the big swimming pool which was a great hit with the children and grandchildren. The photos show a lovely place but you need to go there to appreciate just what a special place this is.

Simply stunning

The reaction of everyone in our party as we initially walked through the gates says it all really. The house and the views just took our breath away. We just could not believe we were staying in a place as beautiful as this. The house has been lovingly restored, there really isn't anything more you could wish for. Every little detail has been so thought through by the owners, this really was appreciated by all.

The beautiful pool and pool house was our favourite place- and where we spent the majority of our time.

Hilltop retreat

A dozen of us spent a week in September in Sterlinghe and everyone loved it - appreciating the peaceful isolated location high up in the hills and the very high standard of accommodation. It's rural and rustic but with luxury where needed - cotton sheets, soft pillows, comfortable beds, well equipped kitchens, and lots of spaces for people to sit individually or chat in groups... and enjoy meals in a variety of locations. The owner is very friendly and helpful and the standard of cleanliness is exemplary - we'd all highly recommend it.

Citta di Castello is a classic walled Etruscan/Roman town slightly off the normal tourist route but bursting with local life and full of restaurants. Within easy reach of Perugia, Gubbio, San Sepulcro, Assisi and Arrezo there is an abundance of suitable places to visit for the day.

For a day trip to Florence, avoid the traffic and take the train from Arrezzo.

Set in the foothills of the Appenines the Villa benefits from high altitudes and the resulting cool breezes in the summer.

A predominantly agricultural area, the roling hills are peppered with lovely towns like Monterchi and Anghiari, which provide perfect destinations for al fresco dinners.
