About the property

A large self-contained apartment with swimming pool, garden and beautiful views

Set in tranquil countryside near Privas, but close to shops and other facilities, this luxury apartment has an abundant 200 square metres of floor space, with four large bedrooms. The apartment has its own separate entrance and is situated on the upper floor, with spectacular south-facing views across the river gorge in which the property is situated. There is an outside swimming pool.

Three bedrooms have double beds and the fourth has two single beds. A child's cot is also available. The apartment includes a kitchen, dining area, large lounge, two bathrooms and entrance hallway.

There is shared access (solely with the owners) to the terrace (before noon) and to the swimming pool and the large gardens. The garden area is about 0.4 hectares and borders a river. There are many quiet corners for reading and sunbathing. The swimming pool has its own kitchen and dining area for exclusive use by guests. Children are welcome.

This apartment has the advantage of being set in beautiful countryside, with great views from the property, while being within walking distance of a town with shopping and dining facilities. Motorways and high-speed railways. are a short drive away, giviing easy access to the local region and even Paris.


Privas is about 8 hours drive by car from Calais. Closest airports are Lyon, Grenoble and Nîmes. The greener option is to use the regular fast train service (TGV) to Valence (40 kilometres away). The whole journey from London St Pancras to Valence TGV station takes about six hours, changing at either Lille or Paris. The train takes little more than 2 hours from Paris. There is a regular bus service from Valence TGV station to Privas. There are car hire agencies at Valence TGV station.


Beautiful villages within an hour’s drive include Alba-la-Romaine (Ardèche), Cliousclat (Drôme), Coux (Ardèche, 1km away), La Garde Adhémar (Drôme), Le Poët-Laval (Drôme), Mirmande (Drôme), Rochemaure (Ardèche), and San Montant (Ardèche). A little further away are the equally lovely Balazuc (Ardéche), Vogüe (Ardéche), Largentière (Ardèche), Séguret (Vaucluse), and Gigondas (Vaucluse). Many interesting towns and cities – including Aix-en-Provence, Arles, Aubenas, Avignon, Le Puy en Velay, Lyon, Nîmes, Vaison la Romaine, Rochemaure, Vienne and Viviers – are no more than 100 minutes away. The nearest cities are Montélimar (40 minutes) and Valence (40 minutes), where there are cinemas and several good restaurants.


There is a Neanderthal cave at Soyons (30 minutes). Roman remains are visible in Alba-la-Romaine (40 minutes), Vienne (70 minutes), Vaison-la-Romaine (80 minutes), Nimes (90 minutes) and elsewhere. There are numerous magnificent medieval castles, including Cruas (Ardèche), San Montant (Ardèche) and Crest (Drôme). The region became Protestant in the sixteenth century and Privas was beseiged by Cardinal Richelieu, who sacked the town in 1629, during the Wars of Religion, Subsequently the area became a centre of the silk industry. The Moulinage was built as a silk mill in 1853.


'I love the Ardèche in south-central France. It is the perfect environment for canoeing, with the warm weather and warm water. But it is also an ideal walking area, with endless stunning limestone-cliff scenery and designated trails spanning 256km. In the national park you can spot wild boar. The range of wildlife in the region is impressive – scorpions, snakes, praying mantises, frogs, lizards and slow worms – and in the gorge there are often eagles, kites and beavers. The region is also famous for its prehistoric artwork and dolmen burial sites. Make sure you take a camera, as there are 12 designated panoramic viewing spots, including the impressive Pont d'Arc, where the unruly river flows under a natural arch.'

When my wife and I found the Moulinage in 2003 we were stunned by the exceptional views. We knew that the old house was a restoration project, but after several years we have created a spacious and comfortable home with a separate apartment upstairs, where it is possible to relax and enjoy the French way of life.

Situated near Privas with beautiful views of the surrounding hills, Le Moulinage Ouest is in the heart of a paradise for relaxing, walking, kayaking, wine-tasting, bird-watching and enjoying the local culture and cuisine. On the edge of the Ardèche Regional Park, it is close to the famous Ardèche Gorge as well as Avignon, Orange and many other beautiful towns and villages. The accommodation and location is Ideal for a family; in the vicinity there are many activities for adults and children of all ages. The magnificent Vercors Regional Park is only an hour away. Kayaking is possible in the Ardèche Gorge and the River Drôme. Many Côtes du Rhône vineyards are nearby, including the high quality wines of Châteauneuf du Pape, Crozes-Hermitage, and Gigondas. Sandy Mediterranean beaches can be reached in two hours. The area is rich in history - from the Romans to the Second World War - and there are plentiful museums and sites of interest. Wild life of all kinds are varied and abundant.

The furnishings and décor are of very high quality. The owners are resident on the floor below and are available if any requests or problems arise. Otherwise guests can relax and enjoy the quiet and spacious apartment and surroundings. The television receives UK and French channels. Children must be supervised at all times, especially by the swimming pool. A maximum of eight guests may come onto the property. Use of the facilities by a number greater than eight persons (including non-residents invited by tenants) requires the written permission of the owner. There is a pool kitchen and dining area for exclusive use of guests. The pool (3mX6m) is shared with the owners. From 13.00 each day the guests in the apartment upstairs may claim exclusive rights to the whole pool area (on the understanding that the owners may use the pool if they are advised by guests that it is not needed that afternoon). With this option, before 13.00 each day the owners have exclusive rights to the pool

A paradise away from touristic masses

We would definitely recommend the property to everyone who likes to relax surrounded by beautiful nature. The appartment is absolutly clean and beautifully furnished, the kitchen offering everything you need, but we were not often inside, as the pool, the garden, the river, the hammocks and the tree house (for the children) were also such lovely places to spend your time.

We also enjoyed going on walks or even little bike tours, Vinny and Geoff had provided us with lots of material to choose from. Finally we were really glad that Privas is not overcrowded by tourists, not even in the middle of August. So immediately feeling at home helped us to enjoy our stay from the very first day on. We really had a wonderful time.

Best ever holiday!

First off, the hosts, Geoff and Vinny were exceptionally welcoming and very knowledgeable about the whole area, places to visit, the wines, the restaurants etc., just ask.

The apartment itself blew me away, it was huge. It was immaculately presented and very well stocked with all conceivable manner of kitchen equipment, big comfy beds and a fantastic dvd collection. As with all places in the south of France you just need to manage the airflow throughout the building to keep it as cool as possible, there was plenty of gadgetry to allow you to do this.

The outside space was glorious, with lots of areas for the children to explore, particularly up in the tree house and further up the stream. The pool area was a real bonus with its bbq, utensils, glassware, sink and extra fridge. We ate outside pretty much every night. Just be mindful that there are 20 or so steps and a slope between the apartment and the pool area, so if you have dodgy hips you may find it hard going.

The location was faultless, a 15 minute stroll to the town centre, which has lots of interesting shops, restaurants, bars, bakeries, butchers, chocolatiers and a great wine shop which sold some exceptional Rhone wines. Further out we had amazing kayaking 20 miles south, stunning waterfalls 20 miles NE and the best swimming spot I’ve ever been too 20 miles NW (Devil’s bridge). So we really were right in the middle of one of the most attractive regions in all of France.

In a nutshell, the best holiday I’ve ever had.

A wonderful 3 weeks

If it was possible to give a review of 10/5 I would! The apartment is beautiful, spacious, well presented and a DVD collection to be envied (although we spent most of our time outside by the pool). The scenery amazing. The owners Geoff and Vinny simply sublime! We spent 3 weeks here in July/August and had an absolutely fantastic time (not long enough!!!). The kitchen area by the pool was absolutely fantastic, as was the daily 'fly-by' from Henri the Heron.

The apartment was extremely well maintained and clean with fresh towels every week.

Geoff and Vinny are two of the most generous, welcoming and friendly people you will ever meet. The children adored them both and miss them (as do we). They also delighted in finding the scorpions - me not so much!

Being so close to the river at the end of the garden was idyllic and with 4 children who love to explore an absolute bonus.

The area is perfectly situated for Geocaching nuts like us which gives you a different view of the area which you may not discover otherwise.

The neighbouring village has a fantastic restaurant (the food is divine, and the chocolate fondant OMG!!) It also boasts a lovely Farmers Market on Sundays (get your fresh roast chicken here), and the bakery is fabulous.

Activities we participated in whilst staying here were exploring, hiking, kayaking (Ardeche River - twice), geocaching, eating, drinking, bathing holes, swimming and most importantly relaxing in the hammocks and sun bathing by the pool.

All in all I cannot recommend this hidden paradise enough (infact anyone who has asked about our Summer holidays have heard all about it!)

Bereits das 2.te Mal das Paradies genossen...

Wir waren begeistert, als wir das erste Mal das Anwesen kennengelernt haben. Die Wohnung ist mit 200m2 sehr geräumig, sie ist sehr geschmackvoll eingerichtet und mit hochwertigen Accessoires ausgestattet. Die umfangreiche DVD-Sammlung lädt zum gemütlichen Entspannen im Wohnbereich ein, wenn man einfach mal relaxen möchte. Der Garten ist riesengroß und grenzt an ein kleines Gewässer, er lädt ein zum Verweilen. Es gibt dort auch einige Hängematten, in denen man sich hervorragend einer Lektüre widmen kann. Der Pool lädt zum Abkühlen und Sonnenbaden ein. Dort befinden sich eine Sitzecke und eine gut ausgestattete kleine Küche. Wir haben dort viele Stunden mit den Kindern verbracht und auch gegrillt, Melonen verzehrt oder ein gutes Glas Wein getrunken. Man schaut auf die bewaldeten Hügel und ahnt dann nicht, dann man sich ganz in der Nähe von Privas befindet und das Zentrum innerhalb von Minuten mit dem Auto erreichen kann. Die Einkaufsmöglichkeiten in Privas sind gut. Die ausführliche Beschreibung der Umgebung, welche die Eigentümer jedem Besucher zur Verfügung stellt, ist sehr hilfreich. Wir haben in dem Urlaub das Kanu fahren auf einem „wilden Gewässer“, der Drôme, kennengelernt und waren begeistert. Die Eigentümer Geoff und Vinny sind sehr freundliche und höfliche Leute, sie haben dort ihr kleines Paradies geschaffen. Wir haben – nun bereits das 2.te Mal – einen tollen Urlaub verbracht und wir werden sicher wiederkommen.

With excitement we enjoyed the paradise again...

We were thrilled when we arrived for the first time at this property in 2012. The 200 square meter apartment is very spacious, very tastefully decorated, and furnished with high quality accessories. The extensive DVD collection invites you to relax in the cosy living area. The garden is huge and adjoins a small river. There are hammocks where you can relax and read. The swimming pool is great for cooling off and sunbathing. Beside the pool is a seating area and a well-equipped kitchenette. We have spent many hours there with the kids, as we have barbequed, eaten melons, or drunk a good glass of wine. From there you can view the wooded hills, having no idea that you are located very near to Privas, and that its centre can be reached within minutes by car. Shopping in Privas is good. The detailed description of the area, which the owners make available for the visitor is very helpful. During our holiday we tried wild-water canoeing on the Drôme river. We loved it. The owners Geoff and Vinny are very friendly and polite people, they have created their own little paradise there. We have now spent two great holidays there and we will definitely return.
