Delightful, individual 5 bedroom villa ideal for up to 10 people

In the south of France on the outskirts of a village surrounded by vineyards, within walking distance of bars, restaurants and shops, 40 minutes drive from Carcassonne airport and 70 minutes from Perpignan Airport, . This hillside location provides a wonderful experience of French rural life, fantastic views of the Pyrenees, near rivers and lakes and opportunities to explore the local area: walking, swimming, horse riding, cycling, mountain biking, canoeing, white water rafting, gorge walking, 'go ape' in trees; spas, markets, fêtes; châteaux and Cathar country, including historic Rennes le Château. The medieval city of Carcassonne, the châteaux of Puilaurens, Peyrepertuse, Montségur and the Gorges de Galamus offer spectacular views and enjoyable walks. Spain and Andorra are 2 hours drive away and Barcelona 3 and a half hrs. Golden beaches,windsurfing and sailing on the Mediterranean coast are 90 minutes away. Vineyards throughout the area offer the chance to taste and buy local wine

Couiza: Couiza on the River Aude and the River Sals is in the foothills of the Pyrenees. Couiza has 2 supermarkets, 1 small one within walking distance of the house and 1 large one approximately 1 mile away. There is a post office, an ATM, a tourist information office, a newsagent, 2 bakeries/ cake shops, several pizzerias, 2 restaurants, 2 café bars, 2 wine cellars and canoe hire. In nearby Campagne-sur-Aude quad bikes are for hire. Throughout the area there are numerous walks, hikes and mountainbike trails on the hills, near the lakes, in the mountains and forests - free maps in the tourist information office in Couiza. La Forge Outdoor Activities Centre in Quillan, approximately 12 km / 20 minutes away, offers a wide range of challenging outdoor pursuits including a tree-top adventure trail, white water rafting, canoeing, rock climbing, mountain biking, archery, and gorge walking in the fantastic Gorges de Galamus.

Activities: Swimming and beach games can be enjoyed by all ages at the delightful supervised lake at Puivert, 30 minutes by car, and also near Carcassonne at Palaja's beautiful lake, Lac de Cavayère, and its lovely beaches. Long stretches of golden sands can be found at Narbonne-Plage and Leucate-Plage. In Rennes-les-Bains (15 minutes by car) and Alet-les-Bains (10 minutes by car) there are thermal swimming pools and spa facilities. The thermal pools were used as long ago as the Roman times.In Espéraza, 5 km away, there is a brilliant dinosaur museum displaying dinosaur remains found in local sandstone hillsides, dinosaur reconstructions, models and collections of fossils. The hat museum next door provides a fascinating history of hat making which was an important industry in the area until the 20th century.

Easy access to the real france

The villa is so easy to get to - it's hard to believe you were at home only a short while ago as you sit in the sun in the south of France. After the quick flight with ryanair from Stansted and the short scenic drive from Carcassonne airport we were at the villa by lunchtime, even after a civilised 10:00am flight departure.We were only able to stay for a few days so the travel was a definite plus.

The villa is just "what it says on the tin" - spacious and comfortable with superb views across the valley, and the Couiza rooftops. There was an amazing thunderstorm one night so we sat out and watched the lightning do its best from over the hilltops, but for the other nights it was sunset dinners on the sheltered terrace - very nice.

Couiza is small but has everything you need - a supermarket just 2 minutes by car (and walkable); great restaurants, and a bar with a perfect "people watching" seating area out front.

There's lots of leisure activities and we'd definitely recommend the canoeing from Couiza to Limoux - a few minutes from the villa and then we were on the water and away for a fun afternoon of paddling and gentle white water work.

Just checking the calendar to work out when to go back for a longer stay!

House with a lovely view

What a fantastic place. We are a party of two families and the layout of the property was ideally suited for this. The area is very picturesque with plenty to do but a car is a must if you want to get the best out of the area. Couiza is lovely but a bit quiet. We recommend the canoeing at Alet-les-bains as they are really helpful and speak good english. The swimming lakes at Puivert are great for children, and on Wednesday evenings they also have a market and entertainment. Esparaza has a market on Sunday mornings, and also has a dinosaur museum which is quite small but impressive, and pound-for-pound gives the national history musuem a run for it's money! Carcasonne is well worth a visit and the castle at Puilaurens is breathtaking. The house is well equipped and clean. All in all a fantastic place to go. Fran the owner is very friendly and we appreciated the call when we got back to see if we had had a good time. Severine who was there to greet us was very helpful with information about the local area and her english was great deal better than our French!

Spacious comfortable with privacy and great views

This well appointed property is located on a south facing slope approx 1km from the small town of Couiza in the upper Aude valley. For the most-part, the area is not yet on the main tourist routes and this contributes to the tranquil and relaxing atmosphere. Whilst it is possible to walk into the nearby town centre a car is needed for shopping and is recommended for touring the local area.

This part of Languedoc is full of charming, antiquated villages. Spectacular Carcassone is within easy reach and if history appeals, this is Cathar country. There are many castles and legends associated with this medieval religious sect no more evident than at nearby Rennes le Chateau, with its 'De Vinci Code' connections.

Scenically, the area offers great variety with rugged peaks, rolling countryside and lovely river valleys. The many trails and quiet roads make this an ideal area for walking/hiking and quiet relaxation. There is a good road network for easy access to scenic places further afield eg: the peaks of the eastern Pyrenees and the gorges and caves of the Aude valley.

The property is modern, very spacious and well appointed. Bedrooms (5 in total) are on the lower ground floor with 2 up a spiral staircase, the latter having great south facing views across town and country. On the upper ground floor there is a fully equipped kitchen and a lovely dining/living area from which there is access to a south facing terrace so, rain or shine, it is possible to enjoy a relaxing meal any time of day.

The property has parking for 3 cars. Note that turning on the road to face downhill can be tricky as the access is rather narrow at this point.

The property is very flexible in its accommodation and would be ideal for families and friends.

We visited in Autumn, our first time in southern France. There is so much to see and enjoy but no need to rush and spoil the magic. This is a place where you will want to linger and to return. Highly recommended.

Peace and Tranquillity in Rural France

We love this little slice of heaven here on earth, it offers everything we need for a happy family holiday set in a bit of 'real' France.

Would not hesitate to recommend to all.

The villa in Couiza is built into the hillside on 3 levels. On the lower level: 3 bedrooms, 2 with bunk beds and 1 bedroom with a double bed; spacious bathroom; separate toilet. On the middle level: hall; toilet; kitchen and utility room; lounge and dining area. The kitchen is equipped with electric oven, gas hob and fridge. In the utility room the washing machine, freezer and second fridge. In the living room is a large fireplace for a log fire, two 2-seater leather sofas and 2 leather armchairs. The dining table seats 12 people. On the upper level (at the top of the spiral staircase): 2 bedrooms, 1 with a double bed; 1 bedroom with a king size bed; separate shower room with sink and toilet. Both bedrooms open onto a small south-facing balcony. At the back of the house fruit trees, at the side a barbecue. At the front parking for 3 cars. Outside the hall a raised, south-facing terrace offers superb views so it is an ideal dining area and perfect for relaxing and sunbathing.

Golf: The superb 18-hole golf course in Carcassonne, 40 kilometres / 46 minutes drive away, is reputed to be one of the most beautiful golf courses in France. The course is a challenging par 71 of 5800 metres. It has been very much enjoyed by golfers who have stayed at the house for their golfing break. The course has brilliant panoramic views, well manicured fairways, fast greens and a warm welcome for visitors. It is located close to the medieval city, between Cavanac and Carcassonne.

Ski: Several ski resorts are easily accessible: Camurac is 50 kilometres / approximately 1 hour away; Ax-les-Thermes is about 70 kilometres / 75 minutes away. Snow chains are sometimes necessary on roads approaching the ski stations..

  • The gas bottle (for the 3 gas hob rings) is situated in the small cupboard under the shelves in the utility room. Should this run out, it can be replaced at the supermarket or petrol station. (The oven is electric and one ring on the hob is electric.) As the house is built on the hillside there are steps around the outside of the house and also inside. This makes it difficult for people for whom mobility may be problematic. There is a footpath around the outside of the house. On one side of the house there is a 1 metre drop (approximately) from the footpath to the garden below. A ranch-style fence along the footpath and on the terrace provide some security but it is always necessary to keep a very close eye on young children.
