The apartment is located on Rutland Street which is just a few metres from Princes Street. It has recently undergone a complete refurbishment and as such provides a very high standard of accommodation.

The property is accessed from street level down a flight of stairs into a private patio area. The fabulously decorated master bedroom has an ensuite bathroom and there is a second double bedroom. A fold-out guest bed is also provided so 5 people can be accommodated.

The main shower room has a double-sized shower enclosure. The spacious living/dining room has a large flat screen TV with satellite programming, DVD player and hifi system. There are patio door leading out into the shared patio garden. This quiet haven at the rear of the property has a barbecue and garden furniture so one can sit outside (when the sun shines!) The kitchen is fully equipped and includes a dishwasher and combined washing machine/dryer. Wifi is provided.

The apartment is in a fantastic location a few minutes walk from the centre of all Edinburgh has to offer but in a peaceful back street which allows you to relax at the end of a busy day sightseeing.

Perfect property in central Edinburgh

We were a family of 2 couples and a 2 year old. The apartment in Rutland Street was perfect for our stay of one week in May. Contact with Francois was easy and efficient. He met us at the apartment and took the time to show us all the features. The apartment has quality fittings throughout and has been decorated tastefully with modern touches. The master bedroom was very spacious with ample room for a cot which was provided. The second bedroom was spacious as well allowing for an easy chair and dressing table. We really enjoyed access to the garden from the lounge room as during our stay the weather was very warm. The bedrooms had shutters which were very effective in keeping out the summer light when trying to sleep. The bathrooms were very modern with good shower pressure and very clean. All linen was provided with spares available if required. The kitchen although narrow was adequate as it was well equipped. We took advantage of it cooking many meals and using the dishwasher. The washing machine is also a dryer. The location in the centre of Edinburgh with the castle only a stone's throw away was what we appreciated the most. 3 supermarkets are within 5 minutes walk and the main shopping area of Princes Street starts on the corner. We loved being able to walk out the door and dine in one of the many quality restaurants or drink at some lovely bars just steps away from our front door. We also walked the Water of Leith pathway to the Botanic Gardens and climbed Arthur's Seat without the need for any other transport than our feet. So we highly recommend this accommodation to anyone wishing to stay in Edinburgh.

Everything you could hope for!

Lovely, spacious garden-level flat in conveniently located West End of Edinburgh. Within walking distance of most tourist sites yet just far enough removed for us to feel like true Edinburgh residents! Apartment is tastefully decorated, well stocked, and very comfortable for 4 people (2 couples). One en suite bedroom and one bedroom with bathroom across the hall. Both bathrooms with updated fixtures and heated towel racks. Cozy living room, and kitchen more than adequate for city living. Even a washer/dryer, which was a much-appreciated luxury after traveling for 3+weeks. We were fortunate to have great spring weather and enjoyed the access to the secluded back yard. Property manager very responsive during reservation process and had great recommendations for nearby restaurants once we were there. Wish we could have stayed longer.

Great rental!

I would stay here next time I visit. The apartment is in a perfect location; it is an easy walk to

anywhere in the city. I love that there is a taxi stand right on the corner and the airport bus is about a block away! The apartment is new and spotless. Three of us stayed and it was perfect.

Large, centrally located apartment.

What a location! Everything one needed , whether it was a restaurant, sights to see, shopping , museums or pubs are within a short walking distance outside the door. A well maintained clean apartment with a kitchen that was equipped with anything one might need and the bonus of a washer/dryer. Francois was easy to get in touch with and accommodating with our later then expected arrival.
