2 Bedroom apartment sleeping 5 people 50m from Princes Street

The apartment is located on Rutland Street which is just a few metres from Princes Street. It has recently undergone a complete refurbishment and as such provides a very high standard of accommodation.

The property is accessed from street level down a flight of stairs into a private patio area. The fabulously decorated master bedroom has an ensuite bathroom and there is a second double bedroom. A fold-out guest bed is also provided so 5 people can be accommodated.

The main shower room has a double-sized shower enclosure. The spacious living/dining room has a large flat screen TV with satellite programming, DVD player and hifi system. There are patio door leading out into the shared patio garden. This quiet haven at the rear of the property has a barbecue and garden furniture so one can sit outside (when the sun shines!) The kitchen is fully equipped and includes a dishwasher and combined washing machine/dryer. Wifi is provided.

Fantastic Location ! Francois was great! Met us at the flat and made us feel at home !

The property was amazing the garden in the back was fantastic! Had a fire pit for an awesome evening, and the location was perfect for everything, convenient access to all the sight and sounds of Edinburgh!

The only draw back was the roll away and the couch both need to be replaced, the couch needed to be a sleeper for that unexpected guest

Other than that I will definitely stay there again when we go back !

Lovely apartment, great location

We received a warm welcome from Francois when we arrived. The apartment was lovely. Spacious, very well decorated and spotless. Shower room and en suite were modern and immaculate. The location couldn’t have been better with a variety of restaurants close by. Highly recommended.

The apartment is as described, even better. Very, very clean. Bathrooms in perfect order. Dining and living area comfortable. Kitchen has it all. Washer/dryer in working condition. Back garden space enjoyable. Thank you for the nice stay!

Situated on a quiet street just off Princes Street this has to be one of the best locations in the city. Bars, restaurants and shops are on your doorstep while the Airport shuttle bus stops on Shandwick Place (round the corner) meaning airport to the apartment (door-to-door) takes 30 minutes.
