A 1 bedroom flat sleeping 4 people a 15 minute walk from Princes Street

The property has just undergone a complete refurbishment and as such it has a fantastic fully equipped kitchen and open plan living room with patio doors opening out directly above the flowing water below. The wall-mounted flat screen TV provides you with multiple digital channels and there is a DVD player. There is a stylish, fully tiled shower room with twin head shower. There is one double bedroom and a second bedroom with bunk beds is available if required.

The location is wonderful as you feel as though you are out in the country however you are only a 15 minute walk from the hustle and bustle of Princes Street. In the immediate vicinity there is an excellent selection of wonderful bars, restaurants and shops.

Beautiful apartment in great location

We loved this apartment. It was light, clean, and nicely decorated, with beautiful views of the Water of Leith. Edinburgh New Town is just a short walk away and the property is so close to all that Stockbridge has to offer. Good communication with the owner too. Thank you.

Modern, clean and central

Francois was very helpful upon arrival with a personal review of the lay-out and convenient details about the property and environs. Sitting room area was comfortable, TV was handy, and wi-fi was great. Two sets of keys made it nice, too.

Kitchen was complete - equipped with whatever we required. Includes all-in-one washer/dryer (strangely noisy all during the dry cycle - air in the drain/water pipe?) which was handy. Bath towels were fluffy and ample. Bathroom has warming towel bar, very effective shower, limited storage surfaces. Bed and pillows were very comfortable and bedroom had superior storage and lighting. The double bed is situated in a nook so one side of it is against the wall.

The location is superb - quiet yet extremely close to many cafes, pubs and stores. The flat overlooks the Water of Leith which is lovely, and immediately accessible to the path along it (we walked it all the way to Leith to go on the HRY Brittannia). We walked numerous times down to Princes St. and the Royal Mile area but there are busses as well. Excellent neighborhood from which to explore, and to come home to at the end of a long day. We highly recommend, and would not hesitate to stay here again!

Perfect location, peaceful setting

The flat was modern, well-equipped, clean and comfortable. The setting is ideal for exploring Edinburgh by foot, with the city centre, botanic gardens and modern art gallery all within easy reach. Stockbridge is also a fantastic area to stay in, with gorgeous shops and restaurants.

My main reason for loving this flat is the fact that it overlooks the picturesque Water of Leith, and the only sound you can hear is the peaceful trickle of water.

I absolutely adored this flat and would not hesitate to come back.

Adorable, peaceful apartment on the Water of Leith

Stayed in the apartment for one week as part of our family vacation (2 adults, 2 children). We used the bunk bed room which gave plenty of space for 4 people. The apartment has a gorgeous view and you can hear the river from the flat. Very tranquil and quiet which is welcome after a long day sight-seeing. The flat has some updates that are attractive. Washer works well but the dryer is minimally effective. Some minor repairs are needed but I believe management is working on this. Francois was very attentive and helpful. Easy walking distance to shops, restaurants. It is about 1.5 mile walk to Princes Street though, so if you're hoping to stay in the middle of all the tourist activity, the walk can become a bit much (a taxi will cost about 7-8 pounds, and a bus stop is on the corner). But if you want to be able to retreat from the crowds, it is an excellent location. The Water of Leith path is a great walking path and also you are close to Inverleith Park, Royal Botanical Gardens, and Dean Bank Village. As some reviewers have noted, the outside of the building does not look particularly attractive, but the apartment itself is very well done. There is no lift in this building and the stairs are not well lit.

A charming location overlooking the Water of Leith within the Stockbridge area of the city. Many shops and restaurants are on the doorstep with Princes Street being a 15 minute walk away.
