Waters End sits in the fabulous countryside of ‘The Garden of England’ surrounded by all the lovely things to see and do in both Kent and Sussex. We are a short drive from Leeds, Scotney, Bodiam,Tonbridge and Dover Castle, Knole, Chartwell, Hever Castle and Batemans. Gardens are Sissinghurst, Great Dixter and Pashley Manor, Marle Place, Groombridge, Igtham Mote and the orchards of Brogdale. For history the Cinque ports, Canterbury cathedral, historic Chatham Dockyards and Battle of Hastings in1066. Lovely towns and villages, Cranbrook, Tenterden and Rye, dotted in between are Oast Houses, Windmills and Hop gardens, in amongst those are many Golf Clubs such as Chart Hills and Dale Hill. For the younger Port Lympne Wild Animal Park, Camber Sands, Dymchurch and Tenterden Railway. There are also Churches,Museums and activities such as Cycling & walking at Bewl Water and Bedgebury. With many other joys to be had, fine food,beer and wine, lovely country Inns & three Michelin * restaurants.

I'm the luckiest person to live and work here and am never going to get to the bottom of the list of things we want to do here. There's another pond to go in, more flagstone and all you lovely guests to meet from all over the world.
When we opened to guests four years ago I had no idea that it would be so enjoyable, it's a pleasure to be here and I hope it is for you.

We loved this area of England and spent 2 years looking for suitable land to buy, then spent ten years trying for planning permission and finally got it. We wanted to build in the true style of Kent and we hope you will approve of the results
Our farm stands within a truly delightful 43 acres of beautiful quiet contryside with georgous view. We have two lakes of 12 acres to stroll around and over the last ten years we have planted 12,000 native broadleaf trees with walk ways through.
This all creates the perfect place to just chill out or explore the delights of south east England

Dispute The Beast from the East we had a wonderful stay the cottage was snug warm and homely. Sitting by the wood burner watching the snow falling was a real escape from it all. The acres of land were a snowy wonderland for both us and our dog. A beautiful cottage with everything you could ask for.
I’ve never slept in such a large bed, I felt a bit like Alice in wonderland. The property was perfect and the grounds were lovely to walk around. Lovely sounds of wildlife totally idyllic. We had a lovely week despite the weather not on being on our side. There was plenty to do and the owners were very welcoming and friendly, not to mention the wonderful tea and cake and cream scones on our arrival which was very much appreciated.
We had such a lovely stay. Our good friends had recommended 'The Oak Barn' and to be honest I thought they were probably exaggerating, how wrong was I!
The property is gorgeously furnished throughout, comfy seats in front of a wood fire (plenty of logs provided) a good sized dining table and a kitchen I wanted to take home. An unexpected home made afternoon tea was waiting for us on our arrival, absolutely lovely!
Bedrooms and beds are huge! I wish we could have taken them home with us, oh so comfortable and more than 7 foot wide!! Both rooms had well appointed bathrooms en-suite.
Lovely views from anywhere in/around the property, we even saw a kingfisher flying across one of the lakes as well as an abundance of other wildlife, it really is a country paradise.
It’s just the place to relax and forget about the world. We had a great meal at The Globe in Rye and another evening we went to the local boutique cinema, it was just like sitting in your own private viewing room with a chilled glass of pinot grigio watching a top film (Churchill).
The four of us (two couples) really enjoyed it and thoroughly recommend it, if I wanted to be picky I’d say the internet is a bit slow from what we're use to in town but worked fine non the less.
We are definitely coming back in the summer as there is so much to explore. I'm looking forward to seeing Sissinghurst and Great Dixter and the endless countryside is lovely to explore.
Very enjoyable few days. Lovely warm welcome from Maurice and Jill and a delicious surprise to find fresh scones and cake, eggs, milk and butter all waiting for us in the kitchen. The barn is beautifully furnished and the fixtures and fittings are excellent throughout. The linens were exceptional and the whole area outside was lovely and perfect for walking, with or without a dog.
Unfortunately the wifi failed after our first day but the owners were very helpful in trying to get an engineer and then offering the use of the wifi in their house as he couldn't come until after we had left. They also kindly offered to take messages as there was no mobile signal in the barn so with no wifi we were out of contact completely.
There was a slight problem being kept awake by the noise of mice running up and down in the roof cavity. We live in a rural location and are used to mice in the country, but have never experienced such a prolonged and disturbing level of activity. It really was as they said in the song “A little mouse with clogs on”! This may have been a one off and a pest control visit may sort it out.
There was a local duck shoot very early on our last morning, which we were warned about the day before, but it would have been useful to know about this when we booked. We are quite happy with field sports but to be woken so early by the cars arriving and the subsequent shooting so close was not really ideal.
However, despite the above we did thoroughly enjoy our few days and would certainly recommend this beautifully presented property run by such helpful and friendly owners.
Cosy, comfortable , spacious and beautifully decorated. Everything you need ,and more, to make your stay as pleasant as possible is there.
The property is very well maintained and up to date in every way.
We felt very much at home and loved the location of the farm, it is very convenient for sightseeing the major attractions.
The local pubs, the "Bull" and the "Woodcock" are charming and full of character, food excellent.
The owner of "Waters End Farm" was extremely helpful and friendly, even to having homemade bread (which was heavenly) and scones, cake and tea waiting for us when we arrived.
Looking forward to spending more time at "Waters End Farm" in the future, hopefully with family members.
