Beautifully Restored 16th Century Refuge With Infinity Pool And Stunning Views

Il Convento is a beautifully restored 16th century house in Geppa, a tiny hamlet in the mountains of the Valnerina in southern Umbria just a 15 minute drive from Spoleto. The kitchen has custom built cypress units, and sink & floor made from local marble. There is a washing machine, dishwasher, electric hob and oven, fridge and a breakfast area with antique table and chairs.

The large Living/Dining room has huge chestnut beams painted off-white, and terracotta floors. There is a dining table for up to 12, as well as a sofa, chairs, fireplace, TV\DVD and selection of films. The Main Bedroom has a large double bed and en suite bathroom with shower. The mezzanine has double sofa bed. The top floor contains one double and one twin bedroom. The main bathroom has a bath, shower & bidet.

Just down from Il Convento is a shared infinity pool with stunning views of the mountains and valley below and plenty of seating in sun and shade, as well as a hydro-massage area and outdoor solar show


Things to Do: The Valnerina and Umbria offer a wide variety of outdoor activities in all seasons. Road and mountain biking in spring and early summer, rafting from spring to autumn, horse riding and mule trekking in spring and early autumn, skiing in winter and fantastic walks at nearly all times.

Umbria heaves with cultural activity all year around and this reaches its pinnacle in the summer. Our website contains a selection of some of the highlights; however every tiny commune will have at least one festival or celebration during the long hot summer, so you are sure to stumble across something diverting on your travels.

For food lovers and antiques fans, markets abound in Umbria. Our personal favourites are the antiques market in Pissignano on the first Sunday and Spoleto on the second Sunday of the month. We have provided lots of details on all of these activities on our website and there are printed guides in the house.

Places to Visit: The best way to explore the Valnerina is to just get on the SS 209 road (also called the 'Valnerina') which runs from Ferentillo to Visso and explore, taking detours off to the many little towns hanging off the sides of the mountains. Our personal highlights include:

The ancient Abbeys of San Pietro (near Ferentillo) and San Eutizio (near Preci).
Norcia: famous both as St Benedict’s birthplace and as a food lover's paradise, with the finest salumni, prosciutto, pancetta, truffles, the famed lentils of Castelluccio and rare mountain cheeses on offer.
Piano Grande: a sublime mountain plain ringed by mountains and one of Italy's most magical landscapes. It is like a colossal natural amphitheatre and contains an incredible variety of wild flowers, which are at their most abundant and alluring in June.
Spoleto: a lovely old town, thoroughly civilised and refined, without taking itself too seriously, with one of Italy's most beautiful cathedrals.

Places to Eat: Eating in or out is always a pleasure and you will have to try very hard to have a bad meal in Umbria in general and the Valnerina in particular. In the end, it's what makes Italy our favourite country to visit: you always know that you are going to eat and drink well. Picture Look Great - House & Pool Very Dirty (When we Staid)
Whilst this house and its pool look great, they can only be great if clean. We arrived to a dirty house, dirty switches, filthy tv control for a TV that didn’t work, filthy oven, dirty cutlery, dirty glasses, dirty plates, crumbs on the floor and all over the sofa. Worst part of was the pool, its was neglected, dirty and full of algae bloom. We raised issues with owner who was surprised about the feedback as she says she has never had bad feedback before even though her lowest star on the feedback is due to cleanliness. Owner denied pool was dirty even though I supplied images (Vrbo agreed with me after I supplied evidence but host remained in denial and never acknowledge the evidence). Unfortunalty the host runs this from another country so if there are any problems you are out on your own (or you will be labelled a liar). I was told the pool was cleaned every day but the day after I was told the pool cleaner was actually broken. The pool cleaner returned the day before we left and the last day was fine. I spoke with the host who was very childish and rude, I was the one making the complaint and I had to endure her shouting rant at me whilst I listened in silence – she then hung up. The host blames everyone but herself, the house being dirty was apparently down to me (god knows how I cake months of grime into a few days) and the pool was down to the weather (not the broken pool cleaner) - very odd.

Amazing Villa in a Gorgeous Setting
The villa is beautiful and well-appointed, with a fully equipped kitchen and comfortable living space for a relaxing holiday. Sian the caretaker had plenty of recommendations for great local dining. The inifinity pool was amazing, perfect for the hot summer days and good for all ages- we spent hours at the pool everyday.

The other reviews are right. It’s a lovely house in a fantastic Umbrian hillside paradise but close enough to amazing villages and cities to explore. If you are foodies don’t take cookbooks. They have an amazing set of books. And the beds are super comfy. Sarah an excellent owner and lovely local family at hand to help if you need anything. Hard to imagine anywhere better...

Sublime relaxing retreat in beautiful mountain hamlet
Il Convento is just beautiful. Sarah's meticulously restored mountainside home gave us a base for the most relaxing couple of weeks. We spent days by the pool or exploring the local villages, all beautifully preserved, clinging on to their hillsides and heritage with winding streets and hidden gems of small family run restaurants. The Valnerina is a special place and Sarah's house is really a gem. Nearby Spoleto gives those who want a bit more town buzz all that's needed. Be prepared for winding hillside roads and many steps but really worth it!

We are a family of six from Ireland - parents, Ed and Sarah and our kids; a girl of 15, a 12 year old boy, and 8 year old twin boys. Italy, Umbria and Geppa in particular have loomed large in our lives for the past number of years. We discovered the Valnerina, the beautiful and historic mountain valley where Geppa is situated back in 2005 when we were looking for a location for our wedding. Having married in the wonderful Abbey of San Pietro just down the road from Geppa, we fell in love with the area and were drawn back the following year for a holiday that soon turned into a house hunting expedition.

Why they chose this property

Some people search for years for the right home. Luckily for us, we found Geppa almost immediately and were instantly hooked on the place. At the time we first saw it in 2006, Il Convento was a shell of a building that had not been inhabited - apart from a few sheep - for centuries. Working together with a very talented team of architects and builders, it has now been transformed into a beautiful and singular family home over four stories. Along the way we encountered many frustrations, delays and complications and learned a lot about the Italian way of doing things, particularly their great pride in craftmanship and buildings that will endure for centuries. If this sometimes means that things happened at a slower pace than we were used to, then this was small price to pay.

The restoration took just over three years and was eventually completed in 2010. Since then we have hosted guests from far and wide and have been delighted to see them also fall in love with this unique place, a refuge from the intensity of the modern world. There are endless ways to enjoy your time in Geppa: excellent restaurants, major historic locations like Assisi, all forms of outdoor activity and cultural events all year round. But what we love most is how Geppa seeps under your skin after a few days, so much so that the world you have left behind becomes a distant memory. That is what draws us back again and again and we are sure it will soon weave its spell on you as well!
