Nestling in the Umbrian Hills close to the Tuscany border and Lake Trasimeno, stands this comfortable farmhouse. The house is a short drive to Cortona, a magical hillside town.

The large swimming pool (6x12 m) is the focal point of the extensive, professionally landscaped gardens. Surrounded by lavender, roses, flowering sage, rosemary, conifers, olive trees, the house has views to the mountains, the lake and the town.

This former farmhouse is made of traditional stone, and expertly renovated by Italian artisans. Internally the walls are a mixture of old brick, rock and white walls. The furniture consists of comfortable beds, large sofas and antique tables.

Activities in the local area include horse riding, walking, sailing, The area is also steeped in historical interest Etruscan tombs, Hannibal legends, Medieval hilltop towns.

The ground floor is for rent, the top floor is used for family holidays, and shall not be occupied during your stay. This is totally private, and you shall be the only guests

Exclusivity, your own pool 12x6m shady terraces (3) and amazing vistas of the lake and town The wisteria and jasmine covered terrace downstairs, provides welcome shade from the mid-day sun, whilst looking out to the pool. The new pergola at the end of the pool provides shade between dips. Flowering sage, lavender, olive trees, all provide a backdrop for this beautiful location.

Cortona is a 15 minute drive away, with it's cobbled streets, huge cathedral, specialist shops, many Tuscan restaurants selling authentic Tuscan food, and the delicious gelateria's selling their home made ice cream.

This house is available for rent from Spring to Autumn.

There are many attractions in the summer, Trasimeno Blues, Umbria Jazz, and many events (free) in the Piazza. There is also a Friday Market 8-1pm.

Sitting in the Piazza drinking cappuchino in the morning, or prosecco in the evening is one of life's little pleasures.

Regardless of whether this is a romantic break, or a family holiday, there is something for everyone, the children can play in the piazza whilst eating home made gelati. Whilst the adults plan their evening meal.

This area caters for all. Whether you are an opera, antique, chocolate, food, history or culture fan then all of these are available. WIne and olive oil are also grown and sold in this area.An example of local wine is Vino Nobile di Montepulciano.

Whats on?: The calender for this area is amazing, from antique shows, weekly markets, chocolate festivals, jazz festivals, blues festivals, and in addition opera, and other classical music extravaganzas this area is never dull.

An itinerary would, perhaps include, breakfast on the terraces, a visit to Sienna, Assisi, Cortona or Passignano, and home for lunch and a siesta by the pool. Aperitvo at the Piazza and then an evening at a local restaurant sampling from the amazing menus of local foods.

The central location of this house, means that all of the great centres are within easy travelling distance by train or car.

There are also outlet stores for Gucci and all the other major Italian Brands at Valdarno, and Valdichiana for slightly closer outlet shopping experience.

Specialist delicatessens can be found at all major towns, from Tuoro, Passignano, Cortona and Castiglione del Lago to name the most local.

About Susan

We are a family of 5, three girls, my husband and I. We used this house for our family holiday home, the girls had the downstairs (rental unit) when they were teenagers, and needed to emerge later in the day.The downstairs is cool in summer, due to the enormously thick walls. We like relaxed living, and hopefully we have managed to embody this in the home in Italy. We are happy to answer any questions about the house.

Why Susan chose Tuoro sul Trasimeno

When we were looking for a property to buy in Italy, we wanted good transport links, some culture, local facilities. When we approached the house the sun was shining on the ochre walls, and we knew we wanted to buy this property. We have completed sympathetic renovations, but the biggest works were the gardens and pool. We love Italy, and there is plenty to do, also doing nothing is so easy. The restaurants are fabulous, and relatively inexpensive. the wine is world class. There are various festivals all summer, trasimeno blues is the one we love. also perugia jazz for those who love open air, and free music. A train ride to Rome, is an experience, as is car ride to the coast. The locals are warm, friendly and helpful.

What makes this farmhouse unique

We rent the downstairs of our house, when we, and nobody else, is there. The house stands alone but not isolated, it has an amazing view of the lake and the woods, but is a slow 15 minute walk into town, or a couple of minutes by car, The town has a good selection of shops and at the same time has incredible restaurants.

Thank you for the most fantastic experience. We loved the villa, the setting and the generosity that defined the experience for us. From the moment we drove on the winding road the magic began. Marcello came to meet us, the log fire was burning and we enjoyed the wonderful Italian delicacies. It really felt like home, it was great to enjoy breakfast with the beautiful view of the village and relax on the comfortable couches, reading the books on the shelf.

March was a wonderful time of year – the days were warm, the blossoms were out and we loved the convenience of the villa that enabled us to explore the fantastic surrounding area. The local restaurants and piazza were our favourite spots, great to come home to after a day of exploring.

We also appreciated all the useful information you shared with us and look forward to returning to this wonderful spot.

Tranquil setting with a real Italian feel

Our first impression was that the trip from Pisa to the house was very easy as the instructions were perfect.

We loved the house and gardens - everything was provided for. The beds were comfortable, the house was clean and the facilities were great. There is a huge fig tree in the fabulous gardens and we helped ourselves to many fresh ones every day.

We used the house as a base to travel to Florence, Assisi, Perugia and many other places. We also spent a good few days down by the lake. There are great restaurants in the town - very reasonable - along with fabulous coffee shops (2 of them) where we enjoyed morning cappuccinos for 1 euro each - so good and so reasonable, we had 3 each morning!

All in all, a great house, with a huge pool and in a central location to travel around.

Idyllic situation with beautiful views

We've just returned from a glorious week at this property. Susan was extremely helpful. Her brilliant communication both before, during and after the holiday, ensured everything went smoothly.

The house is in an idyllic situation with beautiful views from the gardens and upper terrace. The access road is rough but we managed to negotiate it all week. The gardens and pool are delightful and beautifully maintained. The house although rustic, is very clean, comfortable and well equipped. The bathrooms and showers are excellent.

We visited Cortona, Montepulciano, Pienza, Assisi and Spello which are all within an hours drive. We also enjoyed several meals in the local town of Tuoro.

Eating fresh figs from the tree whilst enjoying the views from the upper terrace is a memory that will remain with me through the cold winter months. We were very sad to leave!

Beautiful, tranquil villa gardens

We loved our stay here! It was a perfect getaway with our toddler. The gardens and pool really make this property amazing, they are private and lovely, filled with lavender, sage and jasmine, so smell amazing and the pool is large and was utilised a lot! The flat has everything you need, and it's nice and cool in the hot summer. It's well located (though up quite a rickety gravel road) for Lake Trasimeno and exploring both Umbria and Tuscany. Everyone we dealt with was friendly and full of local knowledge. We were sad to leave and would very happily stay there again.

Amazing property

This property is stunning and we thoroughly enjoyed our stay here.

The views and the pool are the selling point and it really is how it looks in the pictures.

A beautiful villa with amazing views. Exactly what we were hoping for

The accommodation is lovely. It is rustic and just what we were hoping for. The lane to and from the house is a bit bumpy and rural but it's worth it. We really enjoyed staying here and exploring the local area. I would recommend it if you want an authentic Tuscan holiday. We enjoyed visiting Cortona, Siena and Castaglioni del lago. We're looking forward to going back.

We offer an exclusive and totally private rental. No other guests or owners shall be at the property. You shall be renting an exclusive property. Our house nestles in the wooded Umbrian hills, overlooking Lago Trasimeno and the town of Tuoro, close to the Tuscan border.Tuoro is a real Italian town, in summer there are some tourists, but it is by no means touristy. The beach, ferry to the island, and trampolines for the children are at Tuoro beach.The house is ideally located with great transport links within easy striking distance, making Rome, Cortona, Florence, Assisi, Sienna, Arezzo and Perugia (and its airport) easily accessible by either rail or road, The lake has ferries from Tuoro beach to the island of Maggiore and pretty lakeside towns, and Tuoro Lido also offers windsurfing, watersports and pedaloes and has a selection of cafes and restaurants. The town of Tuoro boasts restaurants, cafes, dress shops, atm facilities, a newspaper stand (selling foreign newspapers), bakeries, supermarkets, butchers and a post office.

Hannibal drove the Roman army into the lake at Tuoro and a tour of the battlefield is available. In the summer Trasimeno Blues takes place, as does Umbria Jazz. There is a tourist information shop in the centre of town.
