The Space:
Villa Tercera is the ideal basecamp to enjoy all the amenities and the fun things to do at Palmas del Mar. It offers a big garden-level terrace with everything you need to enjoy a nice breezy day at this beautiful resort. Villa Tercera is an exquisitely decorated 3 bedroom villa that has over 1,800 square feet of construction, 3 bedrooms, 2.5 bathrooms, and a garden terrace with grass patio, gas grill, outdoor dining table, and outdoor seating. Villa Tercera comfortably sleeps 6.

CONSTRUCTION NOTE: As of 6/7/2023 THERE IS ONGOING CONSTRUCTION IN VARIOUS BUILDINGS IN THE AREA. WORKING HOURS ARE FROM 7:00AM TO 5:00PM, MONDAY THROUGH FRIDAY.

IMPORTANT NOTE: This property is strictly for a maximum of 6 guests at any given time - this includes visitors.

 
THE VILLA

Villa Tercera is the perfect basecamp to explore all the amenities the Palmas del Mar community has to offer - which include beach, pools, tennis, golf, trails, and much more! The villa is impeccably decorated and boasts over 1,800 square feet of construction, 3 bedrooms, 2.5 bathrooms, and a garden terrace with a grass patio, gas grill, outdoor breakfast table, and outdoor seating. Villa Tercera is conveniently located across the street from the pool.


LIVING AREAS

The main level has an open concept layout that connects the dining room, living room, kitchen, and terrace. The kitchen has granite countertops and a center aisle so that whoever is cooking is always part of the group. The dining table comfortably sits six and overlooks the patio with views of the resort. The living room has a comfy sectional sofa, flat-screen TV, and cable TV. The terrace has a 2-person outdoor dining table great for a morning coffee and two comfortable exterior sofas. The terrace also has a gas grill for outdoor cooking and a convenient window and counter that connects to the kitchen for the easy handover of ingredients, drinks, and cooked food.


BEDROOMS

The master bedroom has 1 king bed with a flat-screen TV, a walk-in closet, a reading area, a private bathroom, and patio views. The master bedroom also has a separate door for direct access to the terrace. The 2nd bedroom has 1 queen bed with a full closet. The 3rd bedroom has 2 twin beds, a full closet, and a desk in case you need to get some work done. All bedrooms are appointed with top-notch furnishing and resort-quality linens. The 2nd and 3rd bedrooms share a full bathroom. Complimentary bathroom amenities are provided with each stay.

 
KITCHEN

Villa Tercera has a beautiful and spacious kitchen with granite countertops, stainless steel appliances, a center aisle with an electric stovetop and oven, and all the cooking accessories you need for an extended stay. You’ll love how the cook is always part of the group – whether folks are at the dining table, living, room, or terrace. There is also a convenient window to the terrace you can use to send appetizers and drinks to folks outside.

 
THE NEIGHBORHOOD

Villa Tercera is located within the largest resort community in Puerto Rico, Palmas del Mar. Palmas del Mar offers a wonderful mile-long beach, multiple dining options, marina, tennis, and golf – among other offerings. The resort has miles and miles of running and cycling trails. There is also a community pool a 1-minute walk from Villa Tercera.

The list of activities to do in Palmas is virtually endless, but here are some of our favorites:

Golf at one of Palmas del Mar’s two 18-hole Golf Courses. Tee times can be booked directly with the Palmas del Mar Athletic Club.
Tennis at the Palmas del Mar Athletic Club with 20 courts that include artificial grass, Har-Tru Clay, and hard courts.
Lunch or dinner at “La Pescaderia,” an oceanfront restaurant by the marina with some of the best seafood on the island.
Explore the El Yunque Rainforest. El Yunque is an easy 40-minute drive from the property and is the only rainforest under US Flagship.
 

GETTING AROUND

We strongly recommend renting a car to be able to move around in and out of the resort. If looking to rent a golf cart so you can have direct access to the beach, we can provide the number of the rental companies on-site. The property includes two (2) parking spots for cars and one (1) additional small parking spot in case you decide to rent a golf cart.


TRAVEL INSURANCE

We strongly recommend that all guests purchase travel insurance, especially during the peak months of Hurricane Season, which are July to October. Travel insurance is inexpensive and will reimburse travelers for most expenses associated with canceling travel outside of the cancellation window; however, this will depend on what the coverage purchased covers. Make sure to review and understand the options before purchase. Disclaimer: we are not associated with any travel insurance companies.


AMENITIES

West Indies strives to deliver top-notch service and amenities to guarantee our guests feel at home while visiting our properties. All of our properties are outfitted with freshly laundered bed linens and towels. We provide 2 bath towels per guest and 1 beach/pool towel per guest. If you are staying for more than 3 nights and the property does not have a washer and dryer we can coordinate a complimentary towel changeover, subject to availability. Our properties typically include at least 2 beach chairs and an ice cooler.

West Indies provides the disposable amenities necessary to get your vacation off to a comfortable start. These amenities include 1 set of hotel size soaps and shampoos per bathroom, 3 garbage bags, 1 roll of paper towel, 2 rolls of toilet paper per bathroom, 1 dish soap, 1 dish sponge, and a small amount of laundry detergent. We do not provide unlimited disposable amenities. It is your responsibility to review what is included in the property and stock with whatever else may be needed for the duration of your stay.

 
HOUSE RULES

Check-in time is at 4:00 pm
Check-out time is at 11:00 am
NO SMOKING: Smoking is strictly prohibited. A smoking fee of $500 will be charged if violated.
NO PETS: No pets are allowed at any time. A $300 fine will be charged if violated and you will be expelled from the property.
All bookings are contingent on signing a short-term rental agreement that will be sent via email. It must be signed within 48 hours of booking or before entering the property, whichever happens first.
Maximum occupancy of 6 adults/children at all times. This includes visitors. 
Under no circumstances may more than 6 guests stay at the property.
Max. occupancy is strictly enforced and exceeding it may result in immediate cancellation of booking or being expelled from the property.
Quiet hours from 10:00pm to 8:00am. Parties and excessive noise are not allowed during these hours. Failure to abide by this rule can result in immediate cancellation of the booking and being expelled from the property.
Towels and linens must only be used for their intended purpose. Do not stain them with food, grease, or any other substance. Do not use towels to clean up any mess, stained towels/linens will be charged from the damage deposit
Subletting not allowed
Do not hang towels from the balcony or windows
No pets allowed.

Comfortable Getaway
The property was close to gate entrance and the pool. It was very nice and comfortable inside. The entrance and patio doors stick though, so need to push/pull hard. We had to buy more toilet tissue, as we didn't have enough for our 9-day stay for 4 people. Also, there were no condiments, except for salt and pepper, so we had to buy that as well. Kitchen was poorly lit cause there was one light out. Nonetheless, the place is nice, just needs a few minor adjustments.
