*** WELCOME TO OUR SPECIAL EXECUTIVE 6 BED 4 BATH VILLA WHICH HAS BEEN REMODELED AND UPGRADED TO A HIGH STANDARD ***

Thank you for taking the time to view our new family home.
The villa is located near Disney and sleeps up to 16 guests, it has a total of 6 bedrooms but 4 have US King size beds, 3 of them are master suites with en-suite bathrooms, a private southwest facing 30 ft pool, spa, gardens, games room, 55' LED TV in the living room, 42' LED TV'S in the King master bedrooms and 32' LED TV'S in all the other bedrooms, free FOIS Wifi, premium cable TV package and many more extra's. This is just a few of the amenities you get in the villa.

*** WE ARE NOW TAKING RESERVATIONS FOR 2024 and 2025 ***

We have upgraded the villa and had new granite tops installed in the kitchen and also had granite but on the breakfast bar. We have bought a new stainless steel fridge/freezer, microwave, range cooker and dishwasher which make a real difference to the open plan kitchen.
We have also had granite put in the downstairs master bathroom 2.
The games room has been re-carpeted and we have added a new pool table.
The master bedrooms 1 and 2 have also been re-carpeted and painted.
Having been upgraded to a high standard we have added a new large leather corner shaped sofa in the living room, new leather bar stools at the breakfast bar, a dark wooden table and leather chairs in the dining room, new modern wall art in most rooms and area's of the villa, the bedrooms have had new furniture, beds, luxury pillow top mattresses, comforters and egyption 1000 thread count linens on all beds.

Around the pool are luxury sunbeds and pads, reclining chairs and foot stools, tables and chairs.

'Sunset Villa' is luxury and certainly offers you the very best in quality whilst here on your vacation.

This magnificent 6 bed, 4 bath villa is located only 15 minutes from Disney and 25/30 minutes from all the other Orlando attractions including restaurants and shops.

The house sleeps up to 16 guests and is perfect for large and multiple families or groups of friends who want to come and enjoy the fabulous facilities and attractions that Florida have to offer.
The villa is situated on a large corner lot and is very spacious with 3300 sq ft of living space inside.
The house is very impressive, it has a long 95ft driveway to the front so you will have no problems with parking vehicles.

There is a large open plan living room which has a leather corner sofa, 55' LED TV and DVD player, premium cable TV with an exclusive package which includes all movies and sports channels and doors onto the pool deck.
The kitchen is fully equipped and includes all crockery, glasses for both inside and outside, cooking utensils, pots and pans.

There are 2 large master bedrooms on the ground floor and upstairs you will find a further 4 large spacious bedrooms, one of which is a mastersuite.

The bedroom layout is as follows.

Master Bedroom 1 - US King size bed - Master suite, 42' LED TV.
Master Bedroom 2 - US King size bed - Master suite, 42' LED TV.
Master Bedroom 3 - US King size bed - Master suite, 32' LED TV.
Bedroom 4 - US King size bed - 32' LED TV.
Bedroom 5 - Family bedroom, two US Queen size beds, 32' LED TV - sleeps 4.
Bedroom 6 - Disney bedroom, two double bunk beds, Disney bedding and comforters, wall art and rug, 32' LED TV, sleeps 4.

The large pool faces south-west so it has the sun on it 365 days of the year. There is a separate in ground spa.
The decking within the screening is 55 ft x 25 ft, so no matter how many guests are at the house, there is plenty of room to relax and enjoy the Florida sunshine. On the decking we have put luxury sunbeds with pads, reclining chairs with foot stools, table and chairs. There is an additional second pool decking area that is 24ft x 18ft in the garden/yard that is outside the screening area.

The back yard is no longer fenced as it was damaged in a storm.

There is a games room that has in it a pool table and two large sofas.

The villa has free high speed FOIS wifi so you can use your devices within the villa or on the pool decking.
We also provide free of charge, high chairs and cribs/cots for you to use if you need them.

We are the owners of this house and we have been since it was built. We have tried to make 'Sunset Villa' that perfect vacation destination for you, your family and friends. We look forward to speaking with you all very soon.

We do have several other Disney Orlando Villas if you need more than one vacation home. We do have another 6 bedroom villa that is directly opposite this one and they are side by side.

Absolutely fantastic

We were staying in this villa as a large group of guests (11 of us in total). From the moment we arrived I was blown away by this place. The driveway was huge, more than enough room for our 3 vehicles to park and it was perfectly placed for local amenities. We paid to have the pool heated and the kids certainly made the most of it! We found the property to be very clean and tidy from the start and it did not take long for us to make ourselves at home. We did have on small issue when we arrived back from a day at the parks to find the electricity was off. Somebody came out to us very quickly (despite it being very late at night) and the issue was solved relatively quickly with no real impact on our holiday. This was my first trip the US and I am already looking to start saving for my return! I would 100% recommend this property and I am definitely looking to return at some point in the future. Thank you!

our issues

It has not taken us eight months to raise our issues about this villa,but as we cannot get no reply back i have to write this review.We did only stay overnight we thought we would be staying in a luxury villa but what we got was nothing luxurious at all.As soon as we pulled onto the drive there were 3 huge rubbish bins by the garage all full to the top covered with maggots and flies and the smell was terrible.Upon entering the villa the musty smell hit you and flies were everywhere,the flooring downstairs(tiles)had food on them and was filthy,games room tiles were broken and sharp,door to pool broken,hole in plaster on stairs/landing which we were told was from the previous guest who had punched it.slats missing from window blinds up and downstairs.The pool area looked like a bomb had hit it the pool screening was ripped round the sides also on the roof,the pool itself was filthy ,the pool door to outside had a broken catch which had to be fastened with string,pool furniture (the bit that there was) was also filthy.There was no outside patio furniture in the garden and the fence outside round the villa was broken down on one side.We have photos of all our issues ie complaints.This is the first time we have heard from you in eight months.We did not think we would be having to find another villa but we had no alternative.This meant we paid for 2 villas which was not our fault.You have our telephone number you could have contacted us at any time .We go to Florida every year this is the first time we have had these problems things need sorting.

Dirty and Unsafe Villa

Our first Orlando experience was initially ruined by this poorly maintained villa which was unclean and hazardous for my family and friends.We had to resort to finding somewhere else to stay due to poor response from owner and management company as 3 days into our holiday and issues remained unresolved. Bathrooms and showers full of black mould, Childs travel cot broken, wiring hanging out of lamp in children's Disney room, several smoke alarms missing batteries, handle falling off door to one of the bedrooms, cracked and holes in tiled floor on games room could cut tiny feet, bedding smelled musty, pool furniture filthy, hot tub full of algae and broken plastic cover could cut toes, pool filthy and couldn't be used, fencing all broke around property, bulbs not working to outside and some bedrooms, pool light not working, fridge not clean and dirty stains on tiles in front, barbeque filthy and full of burnt food, Childs high chair full of mouldy food, football table and pool table full of dust and dead insects, floors not brushed or hoovered on arrival, contacted owner and management company on several occasions in first 72 hours of stay with no response until 3rd day which was too late as we had too much and found somewhere else to stay as not to ruin anymore of our holiday. The management company owner admitted the poor state and spent the whole day cleaning and resolved some issues however pools were not attended to, fence wasn't fixed, pool light, pool furniture still filthy, tiles covered with a mat was her solution to broken flooring(trip hazard), bedding not changed so we moved villa onto Highland reserve at our own cost. We have asked for a refund but the owner refuses to communicate or respond. He was very quick to take our money on booking but very unavailable when it comes to discussing the money spent on moving villa due to the poor state of the one rented from him. I would advise not to rent a villa from this person.

Nice spacious home close to Orlando

My family and I stayed here for a week during spring break. There is plenty of room for large families. The pool was nice as well. Very reasonably priced. Close to anything you need in terms of food/shopping. The owner was always receptive to my emails and assisted where needed. Highly recommend for a large gathering, so 10 people or so. Only drawback would be the floor had a sticky feel to it upon our arrival, like it needed mopping. Otherwise, no complaints.

Why they chose this property

My wife and I own this house, we bought it off plan from the builder and had a lot of extra's put into the villa. We also purchased this lot as it is the biggest on the community so we were able to add extra pool decking. We also own other properties on this community.
