Beautiful, quiet, traditional stone villa of 350 square meters, that sits on the property of over 3000 square meters with stunning views over the amazing Adriatic sea. It is located 12 km east from Hvar town, at the foot of the island's highest peak St. Nicholas, on it's southern and most attractive side with steep and sunny slopes of the island where the most seductive sandy shores, pebbly coves and sun-fried rocks are to be found. It's superb, tranquil and secluded location in the heart of Hvar's most important vineyard region is ideal for those looking to experience the authentic and simple delights of Croatia – sea, tranquility and wonderful views, to name but a few.
Villa was built in 1940es by our grandparents who were both born here on the island. When first built it was considered to be in the outskirts of the village, but over the last 30+ years, the village has pushed out to the south, to it's coastal part and we are now right in the middle, between the northern- old part and southern- new part of the village, as the only property in the area set on such a large piece of land. Villa Perka first opened it's door to the guests in 1960es. Since than it has undergone several renovations and expansions with the biggest one taking place in 2007. when the entire inside of the house was reconstructed and converted into 3 comfortable flats. On the top of the house the two penthouse flats with separate entrance were built for the owners who live in the villa all year round.
On the ground floor of the villa there are two units , Lavender and Lantana. Lavender is one bedroom unit consisting of one double bedroom with hardwood flooring and king size bed, bathroom with hot tube, kitchen + living room and larder. It opens onto a beautifully flowered L-shaped porch equipped with wooden furniture. The massive stone posts supporting the porch roof are made from world famous stone from the neighboring island of Brac.
Lantana is two bedroom unit with two spacious bedrooms with hardwood flooring, each with large, en-suit bathroom. Cozy kitchen, dining and living area opens onto a flowered, spacious terrace. One half of the terrace is roofed to protect you from unexpected rain and direct sunlight and the other one open, so that at night you can enyoj looking at the starry sky.
On the first floor of the villa there's four bedroom unit Bougainvillea with separate entrance. It is the spacious 150 square meters flat with 4 double bedrooms, each with en-suit bathroom, kitchen, larder, living+dining area and fire/barbecue place. Living and dining area open onto the roofed, stone fenced terrace equipped with wooden furniture offering spectacular views. Next to this one there's another roofed terrace with comfortable rattan furniture ideal place for afternoon tea or coffee breaks. One of the bedrooms even has it's own kitchen and the entrance to it's private stone-paved roofed terrace as well as open air terrace with large, wooden parasol and wooden furniture to enjoy fantastic views.
In 2015/2016 the reconstruction of the villa surrounding took place. The entire surrounding has been fenced with the stone wall. Just as you enter the gate you arrive at the parking lot for 5-6 cars, shadowed by old pine trees. Only few stairs down, at the lower level, there's 160 square meters children's playground equipped with the slide, two swings, ladders and sea saw. The pathway to the west leads to the outside common area , the highlight of the villa which boasts 10x4 m infinity swimming pool, a sun deck furnished with sun loungers, porch with dining area, and bbq for preparing and enjoying meals there on the terrace surrounded by olive groves and rich Mediterranean vegetation. The entire space is super private with no neighbours overlooking, ideal for those wishing to relax and feel close to the nature.
The privacy and above all the sense of „homeliness“ will make your stay at Villa Perka a vacation that bears repeating!
For those wishing to take a swimm in our crystal clear sea, the local beach is only 5 min walk from the villa. It takes no longer than 5 min walk to reach two very good local restaurants, little grocery shop with all main suplies, bakery, winery with large choice of famous local wines..... Aproximately 30 min walk from the villa there is the famous Sveta Nedjelja cave with remains of the monestary from 16th century. It takes either no longer than 30 min walk to rech Suplja Stina with it's fascinating, high rocks where, thanks to our very mild climate, the lovers of free climbing enjoy all year round. Short drive from the villa there are many more interesting spots and beaches to visit.

Absolutely gorgeous place!
Very relaxing vacation spot and a short, but steep walk down to beach and restaurants. Only complaint is that basic supplies for cooking and cleaning were not initially provided. But when asked, the owner was very generous in providing what we needed.

We love to stay there at Villa Perka! Stunning view of the sea and beautifull appartmants all lovely equiped and clean. Vilma & Family are all very helpful and kind! Lovely Beaches and sea-shore based climbing/cliffbase a footpaht away. Overall a great place to enjoy holidays, wish to stay longer! :D
Great family vacation
Very nice apartment with a beautiful terrace and a stunning view. Everything was very clean and well maintained. The location was just perfect. You could go down at the "marina" for wine and dine and to the beach which was really nice. The kids had a playground just a few steps from the apartment. Vilma and her family are so friendly and we felt very welcome. Thank you Vilma and family for a lovely family vacation!
QUALITE, AUTHENTICITE ET SAVOIR-VIVRE
Habitués des vacances d'été sur la côte dalmate, nous plaçons notre séjour à la Villa Perka en tête de nos meilleurs souvenirs pour les raisons suivantes :
Le village de Sveta Nedjelja conserve encore ce côté sauvage et authentique, loin du tumulte des stations balnéaires surpeuplées. La population locale y est rare et très accueillante. La mer est l'une des plus propres qu'il nous ait été donné de voir ; de plus, elle avoisinait les 31-32°C ce qui a fait le bonheur des grands et surtout des petits qui ne sont pratiquement pas sortis de l'eau (non, nous ne sommes pas Marseillais !).
En dehors des prestations de très bon niveau (wifi, change des draps et serviettes tous les 2-3 jours, cuisine équipée, climatisation et bientôt piscine), la Villa Perka se distingue avant tout par la qualité de l'accueil de ses propriétaires, adorables, très attentionnés et d'excellent conseil, qui constitue sans aucun doute LA plus-value de cette location. Le contact est familial et détendu ; cela se reflète dans l'agencement de la moindre pièce, du moindre coin de jardin, entretenus avec soin et décorés avec goût, loin du decorum convenu et neutre des pensions que l'on a pu tester ailleurs. Last but not least, Vilma confectionne et vend ses propres confitures, miel et autres produits dérivés de la flore locale (lavande, citron, figue, olive,...) : autant de souvenirs à rapporter à son entourage.
En conclusion, nous avons passé dix jours d'excellente qualité à la mer et nous le devons en très grande partie à l'accueil de Vilma et de sa famille. Nous recommandons sans hésiter cette pension qui donne envie d'y retourner l'année prochaine.
Ein Insel und Ort des Loslassens
Ein wunderbarer – und wenn man es zulässt (-: – ein meditativer Blick aufs Meer aus einer grosszügig geschnittener Terrasse. Vilma, Bruder Ante und die Eltern sind sehr sympatisch, kommunikativ, entgegenkommend und großzügig. Die Wohnung ist praktisch geschnitten und angenehm. Vielleicht nur die Arbeitsfläche in der Küche, wenn man öffters kocht, bedürfte eine Vergrösserung oder Änderung, weil sie wenig Ablagefläche bietet. Vilma ist sehr kreativ und einfallsreich und ausser der individuell eingerichteten Wohnungen macht sie selbst nach Familienrezeptur eigene Produkte wie z. B. Marmeladen und Seife und bittet auch Erzeugnisse Ihres Vaters an – unter anderem einen wunderbar schmeckenden Honig oder Schnaps aus Johanisbrot. Wir haben uns beide sehr wohl gefühlt und danken der ganzen Familie für alles_ingrid+anton
Calm respite with beautiful views
We had a great stay in Bougainvillea. The terrace was our favorite spot to hang out and to eat. The views are fantastic! Very comfortable apartment, with good sized rooms and an ample kitchen for cooking. Perfect for two couples sharing. We all enjoyed this quiet community off the tourist path; delicious, affordable local wine and fresh seafood at the two nearby restaurants. You'll get plenty of exercising walking up hills around here! Vilma and her family were lovely and helpful. Highly recommend and would return.
Activity and Interests
Villa Perka is situated in the charming, picturesque village of Sv.Nedjelja, Hvar's most important vineyard region. A home to the first Grand cru in Croatia, Zlatan Otok winery, one of Croatia's finest producers is five minutes walk from the villa. In it's immediate vicinity there are numerous fixed free-climbing paths, destinations of many lovers of this sport from all over the world. Few minutes walk from the villa there's also a small grocery shop and two waterside restaurants that serve local dishes and excellent vines. There are many more very good restaurants few minutes drive away. Halfway to the peak of St. Nicholas that offers amazing views over the sea and surrounding islands, there's a cave with the remains of monastery built in 1605.
The villa is perched mid-way up the hills, surrounded by vineyards to the sides, the cobalt sea below and the cave and St.Nicholas peak to the back. It is free of buildings around, completely fenced with it's own private garden spread across 2000 square meters and therefore particularly attractive to tourists in search of peaceful and relaxing holidays. The location is also perfect for those looking for beautiful little coves with fine pebble beaches where you can find some privacy. The private parking lot is in front of the house. All villa apartments are with separate entrance and glass doors that allow light to flow through the house creating the relaxed feel and enabling you to enjoy the view even while sitting in the living room.
This traditional stone villa is ideal for those whishing to spend relaxing holidays in a very tranquil enviroment, surrounded by brathtaking natural beauty.
