About the property

3 bedroom well equipped villa with covered terrace in quiet area close to town.

Villa Baykus is a beautiful stone built villa within 10 minutes walking distance of the centre of Dalyan. It has a very quiet location with stunning views of the mountains. There are three air conditioned bedrooms all with ensuite facilities. Two rooms upstairs are double bedded rooms with balconies overlooking the pool and mountains beyond. Downstairs is a large bedroom with a double bed,single bed and a large bed settee.

The fully air conditioned open plan lounge, kitchen and dining area is very spacious. The open fire gives a focal point for the room. The kitchen is very well equipped with all appliances including oven, dishwasher, washer and microwave. The open plan living area is joined to the covered terrace by twin sliding doors that give a feeling of being inside and outside at the same time. Outside there is a large private pool with ample sunbathing space and sunbeds, bbq and pleasant gardens with banana palms, hybiscus, bougainvillea and fruit trees.

Free unlimited WiFi Internet access is available.

The transfer from Dalaman International Airport only takes 25 minutes. Transfers are organised for you. No matter how late your flight someone will be there to meet you with the keys for the villa. On your arrival there will an essentials welcome pack including bread and milk.

Dalyan is an ideal family holiday destination with lots to do for all ages. You can feel confident that young teenagers can be given some freedom knowing they will be safe in and around the town. A car is not essential. There are 5 bikes at the villa for guests to use. Cycling around the town is very safe and very easy as it is flat. Biking down the road to the little shop in a morning for the fresh bread is a great way to start the day followed by that first cup of tea sitting on the terrace overlooking the pool enjoying the wonderful peace and quiet.

The best way to travel to the 5km long Iztuzu Beach is by boat from the harbour. The boat winds its way through the reed beds ( it was here that The African Queen was filmed with Humphrey Bogart and Audrey Hepburn). Watch out for kingfishers, white egrets, marsh harriers, storks and of course turtles. Another option is to take the boat, walk all the way along the beach and come back on the local minibus service called the Dolmus. This travels back over the mountain to Dalyan. Make sure you know what time the last Dolmus goes. The beach is beautiful and the bathing very safe. It was again voted one of the best beaches in the world last year.

The mudbaths are a must during your stay. They say the mud is very theraputic and makes you look younger.

If you fancy a day on the lake swimming and fishing with a bbq lunch there are details in the villa of the boatmen who will do this for you. They will also offer a sunset trip if you wish.

Alternatively hire a boat to take you to see the Loggerhead Turtles before trying your hand at fishing for Blue Crabs. Ask at Kosem Restaurant they will organise the boat for you and if you wish they will cook your catch to start your evening meal. Wonderful!

If you like ancient architecture the Roman ruins across the river at Caunos are really interesting. Go to the end of the harbour and cross the river by rowing boat. You land right below the ancient Lycien Rock Tombs carved into the rockface. The Caunos ruins are only a short walk away. You can take the bikes if you wish. It's no problem for the boatman/woman. You will be amazed at their rowing skills.

If you want adventure call in at the Kaunos Tours office in the town. They offer a range of guided activities including mountain biking, canyonning, trekking, whitewater rafting, fishing and much more. They are a highly reputable company who are very safety conscious so you can put yourself in their hands with confidence.

Whatever the activities enjoyed during the day, there is no better end than sitting in the kosk, in the warm evening sunshine with a G&T watching the sun disappear behind the mountains. Paradise!

Hilary and I were both primary school teachers before retiring in 2011. We live in the Cumbria and have two sons and three grandchildren. We love the outdoors and lead a fairly active life. We love Dalyan and all it has to offer. Even though we have spent many weeks there we are still discovering new places to explore. The people are so friendly and keen to share their town with you.

Why Rod & Hilary Coy chose Dalyan

We were invited to Dalyan by friends in May 2005 and like so many people immediately fell in love with this charming town and its friendly people. We returned in the Summer for another visit without any intention of buying a property. On one of our many bike rides we happended to see Villa Baykus being built and made enquiries. After a very short time we decided to buy it. We have never regretted doing so although it was quite scary at the time.

What makes this villa unique

The villa has a quiet secluded location with wonderful views towards the mountains. The 10 minute walk into town is flat and easy for all ages. Biking in the flat surroundings of the town is very enjoyable. The closeness to the riverside path is another benefit as this path ends at the harbour area with its many restaurants. The 5 mountain bikes available for guests provide the ideal transport for accessing the many beautiful areas of Dalyan. We decided on the name Villa Baykus because of a Little Owl that often visits the site. Baykus is the Turkish name for Owl. You can often see it perched on various high vantage points around the area.

Our first visit to Dalyan- villa everything and more than we could have wished for. Pool brilliant - much need and much used. Highlights.. BBQ Night Tour, 3 children loved the mudbaths.

We will certainly return to this lovely town full of lovely people and do recommend Kaunos for the 12 Island Tour and Moonlight BBQ and mudbaths.. better experience than anything Disney does! Great villa, so sad to be leaving.

We had a fantastic time at Villa Baykus, it's a lovely Villa in a fantastic setting with the mountains as a backdrop. The owners Rod and Hilary made everything effortless, arranging airport transfers to and from the Villa and even arranging a day room for us at a nearby hotel on our last day as we had a late night flight home. It was a great suggestion too as it was nice to have somewhere to relax on the last day and enjoy lunch in a beautiful location down by The river. The Villa is in a quiet location and has absolutely everything you need for a relaxing holiday in the sun.

The Golden Girls

We have recently enjoyed a wonderful holiday in the villa,it was very well equipped,everything you could wish for.We loved the walk along the river where there was bars and restaurants along the way,the locals were so welcoming without being pushy we all felt very comfortable in Dalyan.We went on boat trips,jumped on the local bus to the beautiful beach where the injured loggerhead turtles are hospitalised,and we met captain June who started the reservation,she was wonderful 94yrs old.Went to the market bought all sorts of things.We will definitely be back.Thankyou so much.

This was our first time in Turkey but it won't be the last. Our experience in Dalaman and the Villa Baykus was outstanding.

I can't praise the villa enough. Great location, very well equipped, all fittings of a high standard, lots of room inside and out, great pool, lovely loungers, free wine fi, free bikes, excellent information pack, great views, shaded balcony and 'kush?', friendly informative neighbours............

The town is very easily reached on the bikes or along a pretty path by the river. It has all you need for a great holiday and the residents are extremely friendly. There is a wealth of restaurants. Every one we tried had cheap food and drink from traditional English to Turkish specialisms. Portion sizes were substantial. The shops are easy to use and the fresh food from the market was outstanding, especially the fruit and veg.

Bars range from quiet with great views to busy with sports channels.

The info in the villa helped us to decide on our activities and we went by boat to Turtle beach, by boat to a market/lunch on board/freshwater swimming/mud bath, to a traditional Turkish breakfast, to a Turkish bath, to a barber for a traditional shave and ear singe , to the Roman ruins at Kaunos, to a home made Turkish pancake with freshly squeezed pomegranate juice - all were excellent recommendations as was the hint to book through the Kaunos office where necessary. Trips we purchased were phenomenal value.

No need for a car at all. We ended the holiday fitter and more relaxed than we began it. The airport experience at Dalaman is also pretty relaxing.

In need of Vitamin D?

Villa Baykus (owl) is set in on the outskirts of Dalyan away from the madding throng BUT close enough to take a gentle walk (15mins max) or cycle (3-4 minutes).

The Villa wants for nothing. The toughest decisions we had to make was do we continue to sit on the shaded patio with our early morning cuppa or should we venture over to the sunbeds with adequate shade if needed. Be under no illusions these are very tough choices.

Accommodation is perfect, the use of the bikes was brilliant and Dalyan has so much to offer, as does the local area. However for us we simply wanted vitamin D. Our children are 18 and 15 and the wi-fi meant they remained connected with the world (well their world) while the wife and I drifted away from the world with nothing more to do for two weeks than decide if we sit or lay and sun or shade. After all you don't really want too many choices while you are away do you?

Rod and Hilary are excellent hosts (obviously they are not there) but they leave you with a great feeling that you have chosen wisely when deciding on booking your vacation.

Look no further, book here. I am fickle and Baykus gave me everything I needed in a family holiday....

It Just Gets Better

I wrote a review after we stayed at Villa Baykus for the fourth time in 2013 and here I am again writing another review after having stayed for two weeks this year.

Quite simply, Villa Baykus and Dalyan are the perfect compliment to each other and you simply cannot get bored with either. The villa provides everything that you might need for a totally relaxing holiday including the most immaculately kept swimming pool that you will ever experience. It is amazing to see it cleaned every day and we always make a point of providing liquid refreshment to any of the staff who come to maintain the property during our stay. I know this is appreciated.

Dalyan is one of the friendliest places that you will ever visit - everybody smiles a lot, is extremely polite and always pleased to see you. We always make a point of sharing our custom out and try to dine at a different restaurant every night. Yes we have our favourites including Bistro Blue, Adilan, Kosem and Kordon but to be honest in the five times that we have now visited Dalyan I cannot remember having a disappointing meal and I could recommend another ten restaurants in addition to those above.

Anyway, without fear or trepidation, I can wholeheartedly recommend a stay at Villa Baykus and Dalyan. You will never be disappointed and the owners, Rod and Hil are a joy to deal with.

This is a most beautiful area of Turkey with an awe inspiring coastline. The small town of Dalyan has a wonderful location on a river which connects a large inland lake to the Mediterranean Sea. Iztusu Beach was voted the sixth best beach in the world in 2009 and offers 5km of white sand and very safe swimming and no crowds. This is a conservation area so there are no beach front developments. The people are utterly charming and welcome visitors to their town of which they are very proud. This is an excellent location for families particularly those with young teenagers keen to spread their wings as it is a very safe location which does not attract the large groups of young people seeking clubs and alcohol. There are numerous excellent restaurants serving both Turkish and international cuisine. For those seeking an activity holiday this is an exceptional location. There are four excellent mountain bikes in the villa for guests to use. A car is not essential but can be hired if desired.
