This detached villa is a rare gem. It is secluded but close to the heart of Cannes, just 1.2 km to Festival Hall, 20 minutes walk to the seafront and beaches. It preserves early 20th century architecture whilst providing comfort and modernity throughout. It has been refurbished by leading UK architect. The result is a combination of Provencale simplicity and sympathetic modernization, retaining most of the original features. Although you are minutes from the centre of Cannes, the walled cottage garden and pool provide an atmosphere of privacy and tranquility. The garden is shaded with Mediterranean shrubs, orange and fig trees and the patio, shaded by vines provides an ideal space for al fresco dining.

Internally, all finishes are of an exceptional high standard and combine traditional materials including marble and granite. The property offers versatile accommodation since the lower ground floor has two twin rooms and shower room .

At garden level there are stairs leading to the third and fourth bedrooms. . The accommodation features two bedrooms (both twin which can be made as double king size beds) , a lovely tiled bathroom with walk in shower and WC These bedrooms have also a direct access to the front garden access . You are guaranteed privacy and independence ,

PARKING : there is space for one car on the villa' grounds.

For guests attending MIPS or FIF we also have a space in a secure car park near the Carlton hotel.

Shopping: Villa Picciola benefits from its central location - there is a wide choice of convenience stores nearby, supermarkets, grocery stores, newsagent cafes, bakeries ( Jean Luc Pele bakery&Patisserie is just 5 minutes walk down the road and offers the most spectacular and delicious choice of breads, cakes, snacks and of course the famous macarons.!.), all these stores are open 7 days a week.

The trendy shopping area of the rue d'Antibes is only a 15 minutes walk away , as well as the spectacular seafront, the famous Croisette with its fantastic choice of cafes and restaurants where one can just have a drink and watch the world go by or sample delicious provencale or traditional french cuisine.

There is a fabulous choice of shops for all budgets, from the very chic designer stores and art galleries to the more affordable trendy or arts and craft shops.

Cannes old town also boasts the very lively and colourful Forville market where all local produce can be found . Fresh fish, vegetable and fruit as well as locally produced olive oil and other provencal foods

We are based in London where we work in property development, architecture and design and love to spend our spare time in France- We had thought of buying a property in France but had not made any research.

Finding Villa Picciola was accidental but we immediately loved it although it needed complete refurbishment. We have tried to make a home of it , not just a 'holiday' home.

We love Cannes. It is a vibrant city set in an exceptional setting. It combines typical French culture with the cosmopolitan buzz brought by the Film Festival that takes place every year in May and other well attended international congresses and trade fairs.There are boat shows, regattas, art exhibitions and fantastic fireworks competitions throughout July and August.

Cannes area benefits from an exceptional weather with mild and often sunny winters and uninterrupted sunshine in summer. Evenings are warm and it is lovely to walk along the sea front and enjoy a drink on the Croisette looking at the beautiful scenery and the yachts moored in the port. Cannes is a paradise for visitors of all ages . Children enjoy the beaches of fine sand and warm sea, teenagers enjoy the night life . There are cultural events, water sports, arts and crafts galleries, a fantastic choice of cafes, wine bars and restaurants, the picturesque old town and great shopping for all purses from chic designer shops to cheap and cheerful discount stalls. Beach restaurants are ideal locations for private parties and often provide live music and DJs at week ends during summer season.

We wanted to be able to benefit from all these assets without having to commute from the outskirts of Cannes or nearby villages, so for us villa Picciola was the perfect location.

What makes this villa unique

Villa Picciola is situated close to all convenience stores and within easy reach of the mainline train station, the motorway, the seafront and sandy beaches of Croisette, and the main shopping district of the rue d'Antibes and Croisette. Yet it is a residential quarter, an enclave of peace and quiet with a lovely secluded garden and a profusion of mediterranean shrubs and orange and fig trees where one can enjoy meals on the vine shaded patio , sunbathe, and cool off in the pool.

We restored the villa completely, making sure to keep its character and original features but bringing in the modern equipment it needed.

I love Claudine's villa. It was utterly beautiful! The garden is stunning and it's a short walk into the main area in Cannes. The location is quiet and idyllic. My daughter loved feeding the lizards and tortoises in the garden. The pool is glorious. Highly recommend.

Ventilators are provided but not often needed Bedroom No2 can be used as a single or double room with parquet flooring with attached marble shower room - Bedrooms 3 and 4 are on the ground floor - bedroom 3 has twin- beds which can be joined up as king size double bed. Bedroom 4 has a divan bed with pull - out bed. This can also be made up as a double bed.. They share a spacious walk- in shower room . Garden and pool : the pool is equipped with compulsory alarm system- The garden is entirely secluded with electric gates. All bedlinen and towels are provided- Weekly maid service with change of linen is included- Additional maid/ housekeeping services are available at the rate of 15 euros an hour- A private chef can also be hired on request for a special occasion or on a daily basis. Lower ground floor: there is a utility room with washing machine, ironing board and iron- Air conditioning is not necessary - the villa was built at the turn of the century and has thick walls which keep the house cool even at the height of summer. Wonderful place to stay to explore the Cote D'Azur

Stayed here for 9 days - it was so much better than getting a hotel room in the centre of Cannes - had a whole house with pool and explored the region. It is a well equipped home with character and all the home comforts - including great Wifi. Would recommend it.

Ein kleines Paradis in Cannes

Diese traditionelle Villa ist wunderschön, heimelig und sauber. Der sehr gepflegte Garten ein Traum. Die Lage ist auch super ideal da man nicht dem Trubel von Cannes ausgesetzt, jedoch der Strand durch Bus oder auch zu Fuß leicht erreichbar ist. Wir haben hier zu sechst 2 wundervolle und sehr angenehm warme Januar Wochen verbracht. Winter an der Cote d'Azur ist wirklich einzigartig. der Himmel ist fast immer strahlend blau. Unsere Gastgeberin Claudine war sehr hilfreich. Wir bekamen jede Menge Information über Tagesausflüge und Restaurants. Wir können einen Ausflug zu den wunderschönen mittelalterlichen Dörfern von: Gourdon, Tourrettes sur Loup, Vence und St. Paul sehr empfehlen. Natürlich auch nach Antibes, Nizza und Monaco. Wir könne diese Villa wärmstens weiter empfehlen und kommen garantiert wieder. Familie Kemmer aus Berlin

Heaven in Cannes

Wonderful villa, very clean, only critism lack of seating in lounge only comfy seats for three people, but villa sleeps eight and not enough mugs. The beach behind the Festival hall is free beautiful never too crowded and very safe for children with a car park nearby. We had very good food for 24E on the waterfront and plenty of choice. The garden in the Villa had tortoises hedgehog lizards Ceckos and lovely plants plus swimming pool and the whole set up is where I would like to live.

The Villa, garden and swimming pool were very nice.

What we missed was airco in the bedrooms but I can imagine that it’s a big investement for only a few weeks per year.

Although we had 2 blowers it’s perhaps an idea to have a blower on every bedroom. Both present blowers are old, have a low capacity and could/should be replaced.

Owner's Response: This year, we have experienced the hottest summer in France in 12 years with temperatures reaching 40 degrees during the day .This is highly unusual . Normal summer temperatures rarely exceed 30 degrees and we do not require air conditioning or fans. The villa has thick walls that keep rooms cool in summertime. Fans had not really been used which is why their efficiency had not been tested. We will however have them replaced. We are pleased that you enjoyed your time at villa Picciola and that you had a nice holiday.

What a wonderful villa! The photos provided don't actually do justice to how beautiful it is. The house is gorgeous - decorated to a very high spec - and also cool (in temperature) with excellent kitchen facilities. The garden is really the absolute highlight, and we spent almost our entire week in it! There is a large patio area with a barbeque, where we ate meals, and enough space for 8 to lounge by the pool comfortably. It is such a beautiful space - like a tropical paradise - and to top it off there are 6 adorable tortoises plodding around. I cannot endorse this place more highly and wouldn't hesitate to recommend it to anyone.

The one small downside was the mosquitoes, who are out in the garden in the early evening, but plenty of citronella candles seemed to mostly keep them at bay. It was an annoyance, but in no way spoilt our stay - just bring anti-histamine if you need it!

Annalisa, who met us upon arrival was prompt and helpful, and Claudine was great in terms of arranging everything by email beforehand.

The location is excellent - about a 10 minute walk from the nearest supermarket, which has most things you'd need, and a further 5 minutes down the hill is the Croisette. We didn't actually go to the beach, which is either expensive (you have to pay to sit on most of it) or very crowded, but the shopping is great (and even affordable on Rue d'Antibes, with Zara and the other usual shops) and the bars and restaurants even better. Go right at the Festival Palace towards the old town, and walk up the little lanes of restaurants for fantastic food at excellent value (c.35 Euro pp for three courses + amuse bouche, excl wine).

A car would have been useful for getting to other parts of the Cote D'Azur (and there is space to park one at the house), but we were perfectly happy staying in Cannes and relaxing, so it wasn't necessary for us.

Thanks for a great week - if we come back to Cannes we wouldn't hesitate staying here again!

As far as mosquitoes are concerned, itis a problem that affects all the Cote Azur. Some years are better than others . This summer may have been more of a problem because we had a very mild winter and a (relatively) wet spring. As you rightly point out, citronella candles and torches are a good deterrent when sitting in the garden. We look forward to seeing back in Cannes another time!

The villa itself is gorgeous and spacious and the garden is beautiful.
