Upper Toltec House is located in a vibrant residential neighbourhood a short walk from Playa's best beach. It is a brand new luxury penthouse in a modern, classic, style and is perfect for one or two couples interested in living and entertaining in relaxed luxury. Cool macedonian marble floors are laid in a dressy herringbone pattern and polished to a high gloss. The interior champagne and glass interior handrails are contemporary and airy and the tzalam wood headboard and exterior finishings are warm and inviting. The jewels of the home are a spacious kitchen fully stocked by professional chef and a large rooftop patio for dining and entertaining al fresco under the stars. From the 1,000 thread count sheets on the king-sized luxury pillow top beds to the stainless steel high-pressure rain shower, to the flat-screen televisions and the high-end stereo receiver, the penthouse is superbly appointed. This is a private home, not a condo in a condo complex, with a perfect location for experiencing the best local culture Playa has to offer. It has easy access to 5th avenue and its shops, restaurants and nightlife without any of throbbing nightlife noise. If you want to play tourist some of Playa's best italian food is down the street. Or go off the beaten track at one of the many nearby fresh, local taquerias. Or stay home for a home-made calzone baked in our convection oven on a pizza stone enjoyed with a glass of wine. Kick back and relax, you will be glad you came.

About Ursula Hendel

Although born a Canadian, I am Mexican at heart. Fluent in Spanish and French, I am married to a Mexican and have two Mexican rescue beach mutts, making our family 75% Mexican. We are extremely active, and like to cycle, skate, ski and dance. We love food and fine wine and tequila and are spoiled rotten by the gourmet options in Playa. We are active volunteers in the community and donate both our time and stays at Toltec House for worthy causes.

Why Ursula Hendel chose Gonzalo Guerrero

When we bought this property in 2010, it was a run-down, depressing little square building in a promising neighbourhood. We renovated it from top-to-bottom with the intention that it be our forever home. Since then, the neighbourhood has been completely rejuvenated with fancy condos popping up all over the place. While there is construction going on all the time all over Playa, we are currently unaware of any particular construction projects in our hood.

What makes this condo unique

The house is designed, built and decorated as a home, not as a vacation rental. The quality of the finishings and the amenities was designed for our own tastes and not to maximize profit, making it unlike any other vacation rental in Playa. No effort is spared in keeping the house in peak condition. We proudly display original artwork gathered from Canada and Mexico with an emphasis on indigenous art from both nations. We think Toltec House is elegant, sophisticated, relaxed, and sumptuous. It is our favourite place to be in the whole world, and we hope you like it as much as we do.

Spacious 2 Bed/1.5 Bath Penthouse

We loved our month long stay at Toltec House. The large 2 bed/1.5 bath penthouse is clean, well maintained and has everything needed for a perfect stay. It features a great rooftop with comfortable seating and a bbq. The apartment is located 3 blocks to 5th Ave, 4 blocks to the beach, and walking distance to several excellent restaurants (Don Chendo, Papa Charlie, Chez Céline, Nativo, etc.). It is also located walking distance to grocery stores (DAC, Mega, Walmart). We would stay at Toltec House again and recommend it to others.

Your own personal Shangri-La

When I first saw the photos, I thought to myself, I hope that the pics are genuine. The truth is, this place looks even better in person. The second you walk into the Penthouse, your eyes are drawn to beautiful artwork hanging from some of the walls. To your right, you have the very modern and functional kitchen with gorgeous windows. The lower bedroom is richly adorned with high quality furnishings and bedding. Walking up the stairs you find yourself admiring more beautiful artwork and feel compelled to hold on to the railing whilst admiring one specific piece. You'll have to see it for yourself ! Upstairs you will find the other bedroom to your right which is also exquisitely furnished.The double sinks, W/C and huge shower room are slightly to your left once you've reached the top of The stairs. The pièce de résistance is without a doubt the rooftop patio/lounge area. Up there, you can see in every direction. It's an absolutely gorgeous and inviting space. I work on the internet and found it to be consistently fast and reliable.

Would I recommend and return to this Shangri-La ? Absolutely, in a heartbeat ! The hosts are super nice, accomodating and are always just a text message away. You are literally just 7 minutes by foot to the best beach in Playa, Mamitas beach. The location is awesome with many great restaurants within a few short blocks. What's not to love about this place?

Excellent location, equipped with everything you need makes you feel like home.

We stayed 50 wonderful and hot days at this property June - Aug 2017.


Owner and property manager very nice, responsive and professional.

The location is great, quiet during the night and close to everything:

- 5 min walk to the best stores (MEGA, DAC), banks and small and good restaurants fusion between french / italian / argentinean and mexican.

-1/4 mile to 5 avenida and another 1/4 mile to Mamita beach

The condo is beautiful, elegant, fully equipped, I always found everything I need it

Pet friendly they have dog mats, toys, bowls, etc.

Free parking in front of the house


- During our stay the next door house was rebuild so we have plenty of noise and dust ( we were advised in advance but it was a bit more than we expected.

- They have split A/C units in every room and these were way to noisy for us to sleep ( however most of the rentals are similarly equipped in Playa..)

- The condo, situated on the 3rd and 4th floor is not suited for people that have mobility issues as you need to "hike" 3 narrow and steep staircase to get to the entry door and another spiral staircase to get from the bottom living/kitchen/bedroom to the upper bedroom/bathroom.

Love this place!

It was like being at home. So comfortable and convenient. Location was perfect. Short walk to Avenida 5 and the beach. Easy access to day ferry to Cozumel for world class diving. Bus station right around the corner for day trips to Tulum or Merida. Grocery shopping nearby and great restaurants. So clean and efficient. The owner paid attention to detail and is very caring and attentive. I would absolutely recommend!

Please note! There is construction going on in Playa all the time. Most hotels and vacation rentals will not tell you if there is construction nearby. We, however, are different and we publicize known potential sources of noise. Happily, there are no construction projects ongoing in our neighbourhood at time of publication!

Our cancellation policy is as follows: we do not make money on cancellations. If you need to cancel, please contact us immediately and we will attempt to rebook your dates. If we are successful you will receive a full refund (and Toltec House is a popular property). If we are only able to rebook part of your dates we will pro-rate your refund accordingly.

A word about electricity. Long-term rentals do not include electricity which is payable in cash on departure. Short-term rentals include 10 kWh per day of electricity. Excess use of electricity will incur a charge of 4.5 pesos per kWh payable in cash at checkout. This policy was implemented to curb abuse by guests who choose to be careless with the air-conditioning units and run them when absent or with the windows open. Power in Playa is coal-generated and this is terrible for the planet. The allowance is based on historical use by past guests and should be sufficient for responsible guests to enjoy their stay without incurring extra charges. We thank our guests for their understanding.

  • 100% refund for cancellations more than 60 days before check-in date.
  • Service Fee fully refunded on cancellations that qualify for 100% refund.
