Sleeps 4/6. Modern 2 bedroom top floor penthouse apartment with shared pool, ideal for families or a couple who like the space. 70 metres from the sea with stunning views across Kotor Bay to Dobrota. Air-conditioning. 10 min drive to the historic and UNESCO World Heritage walled town of Kotor. Cafés, shops, bars, bakery and restaurants are all within a few minutes walk. This modern new apartment is tastefully decorated and thoughtfully furnished on the top floor within a small exclusive 6 apartment development in the picturesque village of Prcanj. It is light and airy with a large balcony that has fantastic views across the Boka Kotorska to the beautiful mountains opposite. The apartment has its own parking area. Prcanj is a charming waterfront village and is an ideal base from which to explore the various delights of Montenegro. It is close enough to the action of Kotor and Budva but far enough away to escape the hubbub if you prefer!

We live in Yorkshire with our daughter and many four legged friends. One of us manages a bed and breakfast (www.thorpe-hall.co.uk) from our home, and the other manages marketing and PR for a well known luxury brand. We have been visiting the Bay of Kotor area for several years and are never disappointed by its beauty.

We never tire of the amazing views our penthouse apartment offers, taking in the Bay and up to Kotor. We relish its tranquil location which is a quick drive from Kotor and walkable to a shop and choice of restaurants. Montenegro has changed over the years we have been visiting. We have benefitted from the infrastructure investments . . . road improvements, better bus schedules, etc . . . which has no doubt brought more visitors . . . making the our retreat to scenic balcony seem even more peaceful :)

What makes this apartment unique

Recently added flights into Tivat have made for a very short transfer time from the airport - more time to take in the views! We also love our welcome at Lanterna (at the bottom of the hill) which has been run by the same family ever since we started coming here and continues to feel like a "local" when we visit.

Superb accommodation in a stunning location

Spacious well equipped apartment with stunning views over Kotor Bay. Within easy access of Kotor and the surrounding area. Make time for a visit to Sveti Stefan on the coast. Directions received prior to visit were exceptional. Not one wrong turn from Dubrovnik to meeting point. Would not hesitate to return.

Stunning views

Definetely a wonderful stay. If you do not have a car many taxis will not climb up the big hill (it's a big hill) other then that there is no TV and also no wifi. This was not a big issue for us but the wifi would have been nice.

The pool is not in a very attractive area and we did not use at all. It was cold because it is in a shaded area.

The location is about 10 minute drive from center of kotor bay.

The views, incredible...and I would stay here again just for the views because they are wondeful!

The apartment was great, the views from the balcony were absolutely stunning.

We spent a week here and we thoroughly enjoyed it. Pircanj is very quiet and it's a great place to go and switch off from everything. It was a good base to travel around from with Kotor only 8km away, we did a lot of walking and exploring the bay and travelled to Dubrovnik and Budvar for day trips.

We did unfortunately get ripped off by a taxi driver in Budvar who set his metre to #5 - this meant that a taxi ride that cost 20 euros from Pircanj to Budvar cost 55 euros on the way back. We questioned the fact that the metre was increasing quickly but he showed us a print out saying that this was the evening rate. We subsequently found out from another taxi driver that there are only 2 metre fares, numbers 1 and 2.

It didn't ruin the holiday though, we would definitely recommend this apartment.

Absolutely stunning location for this lovely little gem of an apartment. In the heart of the bay of Kotor, the views from the veranda are second to none. The apartment is spacious, impeccably clean and modern. Don't think twice just book this one up!

Beautifully situated apartment near Kotor

Lovely apartment - the photos don't do it justice. Amazing views over Kotor Bay and the surrounding mountains. Apartment is spacious and well furnished - with everything you need during your stay. Well maintained and a good distance from all the major places to go - Kotor, Budva, Sveti Stefan. Be warned there is a very steep hill up to the apartment but it makes you feel less guilty about all the cheap wine that can be found in the local supermarkets. I would definitely recommend hiring a car as it might feel a bit isolating without one. Plenty to do in the local area and Kotor is a lovely town with plenty of restaurants and bars for the evening. I would stay here again and recommend it to anyone wanting a base for their Montenegro stay.

What a find!!

Stayed here in late June and it was spectacular. It was my first trip to Montenegro and this brand new apartment at the top of an exclusive development was beautiful. It had great views of the Bay, was beautifully furnished and had everything i needed. A small shop, bar and restaurant were within easy reach of the apartment and Kotor was a very short taxi ride away. Highly recommended

Our apartment is located in ​Prčanj, a small town on Montenegro's Bay of Kotor (Boka Kotorska, or simply 'the Boka. It is located 3 miles west of Kotor, opposite Dobrota and between the settlements of Muo and Stoliv. Prčanj stretches along the waterfront and within the immediate area of the apartment (at the foot of the hill) there are a few restaurants and bars within walking distance.

Kotor is only ten minutes away by taxi (not walkable) or there is a public bus which collects just outside the local shop at the bottom of the hill. Located along one of Montenegro's most beautiful bays, Kotor is a city of traders and famous sailors with many stories to tell. Medieval architecture and numerous monuments of cultural heritage have made Kotor a UNESCO listed “World Natural and Historical Heritage Site". Through the entire city the buildings are criss-crossed with narrow streets and squares. Also be sure to climb the city walls - perhaps best early in the morning before it get’s too hot. The steps of the wall are illuminated at night – a sight to behold! Looking for a market? Just outside the walls of Kotor old town is a daily market with mainly local fresh organic fruit and vegetables with a couple of stalls selling meat and cheese.

Around the Bay of Kotor you are spoiled for choice! You might choose to visit Perest . Why not visit by boat and also take in Our Lady of the Rocks and St George? You may prefer one of the beaches around the Bay. Alternatively, you may prefer the sandy beaches of Jaz or Trsteno . . . only twenty minutes by car. In case you are looking for a more sophisticated setting, why not spend the day at Porto Montenegro's Lido?

A bit further along the coast you find the iconic island of Sveti Stefan or Budva. Travelling inland Lake Skadar is ~1 hour drive and has some of the most beautiful scenery with a huge bird sanctuary with regular boat trips around the lake for bird watching or for fishing.

Whatever you choose, our apartment makes the perfect base to explore the many historical sites and outstanding natural beauty of the area.
