This beautiful Tuscan country house dating from 1753 is set in it’s own parkland in the lush hills of Versilia, overlooking the coast. The rental house is part of a traditional Tuscan farm consisting of three buildings, the rental house, the farm house and an annex, that can be made available for larger family groups. The property approached by a private drive of 750 meters and is surrounded by gardens, fields, olive groves and woodland that amount to 20 acres of secluded tranquillity. The property was completely restored between 2004 /2008 and is furnished to the highest standards having air conditioning in the bedrooms, full underfloor heating and an open fireplace. Outside there is a 12m x 6m swimming pool, gardens and a patio to enjoy evening barbecue's. The grounds provide endless opportunities for walking, playing or just taking in the sun and tranquillity. A unique attraction of the property however is its location. It has the feel of being completely isolated, but in fact is just 5 mins on foot to the village, 15 mins to the sandy beaches of Versilia and the town of Viareggio with its restaurants, shops and night life. 25mins to historic Lucca or the Appenine Mountains and 30 mins from Pisa Airport. Wonderful villa in a wonderful location
Had the most relaxing and enjoyable stay. The villa is furnished to an exceptionally high standard with the most beautiful pool and views, yet not too far from the town and everything you could need. Our hosts couldn’t have been more friendly or helpful. Lots to do in the area so the perfect base for sight-seeing. We plan to return!

Property in the hills
The best part about the property is the outdoor area - which is superb. A secluded area with a lovely pool and surrounded by greenery up in the hills. The owners were inviting - they live behind the rental property although largely did their best to give us complete privacy. The main downside for us was that the downstairs inside area (lounge and kitchen) was hot (and had no air conditioning) - for a property of this price, that should be rectified quickly as it’s inevitable that there will be hot days (over the course of summer) when it’s not possible to be outside all day. To be fair, the upstairs bedrooms do have AC (although we did not want to shelter in the bedrooms). We were unfortunate that for 2 days there was a nearby wildfire. It was, we were told, 5 miles or so away although we did have quite a long time where the air was so smoky that it materially affected our breathing. In the end we told the owners that we were (for health reasons and because we had been confined indoors) leaving two days early as the smoke was still awful in the morning. We asked the owner if, as a goodwill gesture, they would refund at least one night of the week’s accommodation (as we only stayed 5 days out of seven; and two of those days were under smoke filled conditions - as our photos evidence) - we were surprised that the owner would not entertain any refund at all!! All in all we came away disappointed that we had stayed at the property as the owners didn’t seem to overly care that we had a much affected stay (or at least that the owners prioritised keeping the rent that we paid for seven days, even though we only stayed five days). We acknowledge that the wildfire was not of the owners making (of course), although we felt they could have better recognised that it completely pulled our vacation apart (to have two smoke/stress filled days before we then left two days before the booking officially ended). Note: We did, out of courtesy, forewarn the owners that we would raise this in our review. On a different note (and picking up on earlier reviews): An earlier review noted that the owners have 2 large dogs. This is correct although we noted to the owners that our daughter is scared of dogs and, as a result, the owners completely kept the dogs away (so I don’t think the presence of the dogs should put future visitors off). Another reviewer noted the presence of mosquitoes. There were some mosquitoes, although not a big issue.

Perfect spot for family holiday
We found this the perfect spot for a weeks family holiday. The garden and views are stunning, the house impeccably decorated. It's also very well placed for day trips to wonderful nearby towns.

Fantastic - highly recommended
Family of four - two kids age 6 and 8. We stayed for two weeks. Great house. Nice bedrooms with a/c. Well-equipped kitchen. Very cosy living room. Nice patio. Pool was superb and a favorite with the kids. Beautiful surroundings and views of mountains and ocean. Very easy distance to small beautiful villages (not touristy) and the well-known Lucca and Pisa. It makes for a fantastic vacation spot and we highly recommend it.

This is a beautiful house with fantastic pool large enough to swim properly and very peaceful
To clarify there are two bedrooms. A/C is in bedrooms only. To say there is satellite/cable is stretching things as there was at best one channel in English that we could find. Insect bites were a constant problem even though we were prepared. Having said all that a very high quality property in a lovely position very good for visits to Pisa Lucca Florence etc and we were pleasantly surprised by Viareggio as a resort. All in all good value. The pool and grounds in particular are gorgeous.

I, Martin, am English, originally from Dorset and Giusy is Italian, from Solofra. We met whilst working in the Superyacht industry, I as Captain and Giusy as Purser, on large private and charter yachts. We bought the property in 2001 and set about restoring it over a six year period, the property having been abandoned for forty years. We live on site in the farm house and are on hand to assist in any way if required, we do however always respect the privacy of our guests..we are on hand should you need us, but otherwise leave you to yourselves. Our experience of working on Superyachts gives us the experience to offer you a excellent service in a very well maintained property.

Why they chose this property

The rental house is part of a traditional Tuscan podere. It is set in the lush green hills above the village of Stiava, seven kilometres from the coast. The house has been restored to the highest standards and is equipped with all amenities including air conditioning in the bedrooms and full underfloor heating during the cooler months. There is a swimming pool of 15 m x 6 m, sited 8 metres from the rental house that guests are free to use at all times. in the summer months the temperature of the pool is usually around 28c to 31c. The property extends to 9 hectares ( 22 acres ), and guests are free to go where they wish. On the property we breed alpaca, and usually have between 25 and 30 animals at any one time. The alpaca are usually a big hit with children, who often like to give a hand feeding them in the mornings. We also have two very friendly dogs and several cats.

What makes this property unique

The location of the property is it’s greatest benefit, and the one that makes it particularly attractive. When at the property, you feel as if you are miles from anywhere because of it’s seclusion. In fact, it is just a five minute walk down to the village with all its amenities and only 12 minutes by car to the seaside town of Viareggio. The property is accessed from the village by a private road of 750 metres, has no immediate neighbours, the nearest other house is 500 metres away and the nearest public road is 1 kilometre away. If you are looking for a peaceful and tranquil place for your holiday, this is as good as you will find. Should you on the other hand, wish to enjoy good restaurants and fashionable bars, the area has plenty. Pietrasanta, Camiore, Forte di Marmi, Viareggio and Marina di Camiore have them in abundance. There are also many excellent tavernas up in the hills. For day trips, the ancient walled city of Lucca is only 25 minutes away, Firenze 1 hour and Pisa, with it’s airport 30 minutes. Versilia as the costal area of Tuscany is called, is a wonderful area of long sandy beaches and pine groves, yet only 10 kilometres inland there are majestic mountains, famous for their marble, towering to over 1,800 metres. The area offers a host of things to do, and almost every activity is catered for. If you have any questions, just call us and ask.
