We are in one of the most delightful locations of the Lakes - so peaceful, yet so convenient. Scenic short drive to Sawrey, Hawkshead, Grizedale Forest etc. No smoking and no pets, for the enjoyment of all our guests. Right in the heart of Beatrix Potter country! Lots of extras, Sky TV, selection of board/kids' games, DVD, CDs etc. Perfect for family holidays all year, real log fire and oil central heating. Our lovely, spacious cottage is ideally located for walking, sailing, activity, fishing holidays or spa breaks, all of which are available within the immediate vicinity. Equally suitable for a real 'get away from it all' relaxation holiday. Perfect for families or a special break for 2.

Our cottage is situated within delightful village of Lakeside, with the Aquarium, lake cruisers, steam train, and fantastic 4* Lakeside Hotel with pub, restaurants and spa all literally across the road. There is so much to see from this truly unspoiled location. Walks from the door, eg Stott Bobbin, High & Low Dams, Finsthwaite. Short, spectacular drives to Sawrey, Hawkshead, Grizedale Forest (home to Go Ape outward bound activities, sculpture park, forest trails, Theatre in the Forest etc).

Lakeside village is home to the fantastic Lakeside Hotel, with several outstanding eating areas, including traditional pub, conservatory overlooking the lake, brasserie and more formal restaurant. Spa treatments available. Newby Bridge (less than 1 mile or catch the steam train) is home to another great hotel (with marina) serving good bar food & restaurant. Short drive to renowned gastro-pubs like The Masons Arms at Gummers How, and the now infamous Drunken Duck at Barngates. We love the Tower Bank Arms at Sawrey, just a 5 min beautiful drive. Families are most welcome practically everywhere. Farm shop on shores of unspoiled Esthwaite Water (original home of Beatrix Potter's Jeremy Fisher) 5 min drive. We are in an unspoiled location, yet ideally placed to explore the delights of the Lakes and fells - walks to suit all levels of ability and enthusiasm!

Very family friendly - all ground floor accommodation, all mod cons to ensure you have a relaxing stay. Lakeside is also home to the Lakeside to Haverthwaite steam train, and also the Aquarium of the Lakes. The lake cruisers run from Lakeside pier to Fell Foot Park and Bowness, then Ambleside and Sawrey. Famous Hawkshead 7 mile scenic drive up west side of Lake Windermere - stop at Near Sawrey, home to Beatrix Potter, on the way. Spot the red squirrel and deer in the woodland behind our cottage

Excellent location. Ideal for us with young children as there was lots to do nearby and the hills weren’t too long or steep!

Lovely place, very clean. Everything we could possibly want was to hand, lots of little personal touches. Children loved exploring in the woodland garden and watching the lambs in the field next door!

Very useful information about the area, walks, activities, restaurants, pubs etc provided beforehand and in the cottage.

Very happy with this cottage

Booked this cottage last minute and was very pleased overall. Great value for money. Fit 6 young adults comfortably. Walking distance from the pub/hotel bar. Complimentary access to a hotels spa was a nice touch. Perfect for a long weekend hill walking in the lakes. One small hindrance was the kettle didn't work but other than that I can't complain. I would definitely recommend.

Pretty location in Lakeside

We enjoyed our break at the cottage in Lakeside which was only a short walk to the lake and its attractions. The cottage had everything we required but we were only on a short stay and out most of the day. We felt the deck area and garden furniture looked tired and in need of attention. Although the garden is small it has a nice open outlook to the adjacent field and our grandchildren loved seeing the sheep and cows. We were very impressed with our first visit to The Lakes and would love to come back.

Shabby,foisty and damp

I feel sad writing this as we were so looking forward to our holiday. The description was not what was offered. .

The first we noticed was the smell when we arrived...damp and foisty...may have been unaired but no it was damp...my son has asthma and we had to remove the wardrobe in his room as the back of it was damp and black,as was the blind in the twin room. The sofa was disgraceful...bits dropping off the leather...This was replaced on Thursday but should never have been in this state in the first place.

The oven, although stated in the instructions the numbers had been excessively rubbed off, was almost impossible to use as the seals were loose inside too...

The outdoor furniture would have been lovely to sit on outside...lush view but the furniture was shabby and green algae on it...

The microwave was rusty inside and the 2 slice toaster for a 6

bed bungalow was dire..

The beds were clean thank goodness but unusually damp and almost felt wet every night (back bedroom). When we got home we even had to wash the clean clothes as they smelt of damp..

I did email the owner with the above 10 days ago but have yet to have any reply..This is unacceptable and shows lack of care. As stated in other reviews the owner was difficult to contact and the payment for the bungalow offered in so many ways all with extra charges via credit card,paypal etc (although I don't think this was necessarily the owners fault)

Every year we go away and this has to be the worst bungalow we have stayed in for shabiness. The bed had to be swept under he bunk bed room and my son struggled with his asthma throughout the week due to mould,damp and dust....This is not acceptable.

I certainly do not recommend this bungalow .

The one star given is for location only.

Exactly what we wanted...

My wife and I, our three kids (3,6,8) and their nanny spent a couple of nights in this house.

It was really nice and warm and perfectly fitted our needs.

The house is well equipped and we had everything we needed.

The toaster didn't work, but given the overall state of the house, I'm sure the owner will replace it as soon as she finds out.

The location is great! a walking distance from the lake and boats, and a reasonable driving distance from most attractions.

The kids had a lovely time in Wray castle (excellent for a rainy day!) and in Fell-Foot park. We also enjoyed taking the boat to Bowness.

The owner sent us a very detailed document with all the information on the house.

It was really easy to find, although the instructions are too detailed at times, especially while driving... :)

Altogether, I really recommend this place for anyone coming with their family to the area!

Great location, cottage had everything we needed

A quieter area on Windermere, cottage was 2 mins walk from lake shore/ ferry and hotel with bar/ restaurant and lovely views, 1 mile walk ( can go along woods rather than road) to newby bridge and swan pub/ restaurant and spa. Cottage was clean and had everything we needed. Nice spot in the garden for morning sunshine. Added bonus of spa passes if weather poor.

Great for a family break

We stayed here with our 4 year old, 9 month old baby and their nana. It was just what we needed.

House is all on one level so no need to worry with the baby crawling around. There was plenty of room for the cot in the double bedroom or could have put in the twin room. The bunkbed room was a little small but perfect for our daughter who was excited to sleep on the top bunk (it has rails).

Lovely to have sheep outside the window. Nice little outside area for sitting when the sunshines, just mind the decking is a little slippery.

Kitchen was well equipped with everything we needed. No problems with the tv or wifi. Felt it was good value.

Location is great. Easy to get to as not far from the main roads.

We fit a lot into our 3 night, 4 day stay:

Took the Lakeside & Haverthwaite steam train and had a picnic at the playground in Haverthwaite. They have a few bird of prey there at peak times too.

Played at and walked around in Fell Foot park. Free parking if NT members or you can get the little boat from Lakeside which you can walk to from the house. Can hire kayak here and is suitable for swimming if it's warm enough.

We took the ferry to Brockhole changing at Bowness for the smaller launch. Just long enough to be an adventure without the kids getting bored. We did it 1 way as my husband went walking for the day (plenty of options for that) taking the car and meeting us at Brockhole to bring us back. Brockhole has a great free big adventure playground. You can ride horses. There are treetop ropewalks and nets; we didn't have time to try these and a little pricy but will be going back.

Wray Castle is an excellent day out if you have kids and NT membership (bit expensive if paying for everyone on the day). About 1/2 hour drive up the west side of the lake. Great place for kids to run around and explore; adventure playground, giant foam bricks for building your own castle, interactive Peter Rabbit exhibit. Brilliant on a rainy day, definitely worth getting there early when it's quiet so can really explore.

South Lakes safari zoo about 1/2 hour southwest of here, we went on the day we left. Some great big cats which were our favourite. Read mixed reviews about here but was lovely on a quiet day.

Communication from the owner was a bit hit and miss at times before and after out stay but no actual problems and she kindly posted my daughter's souvenirs we'd left behind back to us.

Would definitely recommend this house and location.

We are in Lakeside, a lovely small village on the unspoilt south westerly shores of Lake Windermere. Fantastic Lakeside Hotel (2 minute walk) has great pub area and 2 super restaurants. Lakeside is also home to the Aquarium, steamer pier, steam train. Stott Park Bobbin Mill 5 minute walk. Great walks from the door, including beautiful High and Low Dams. Newby Bridge with the super Swan Inn just 1 mile (we provide complimentary spa pass for the Swan so guests can use their pool, gym, jacuzzi etc). Beautiful scenic drive up the western shores to Esthwaite Water and on to Hawkshead. We love the Tower Bank Arms at Near Sawrey, next to Beatrix Potter's house. Equally suitable for a real 'get away from it all' holiday or activity-packed. Grizedale Forest with Go Ape, watersports on the lake, rowing boat/canoe hire etc nearby.

Great walks from the door. Walk across the road to catch the steamer from the pier.

Other Activities: Boat trips, clay shooting, archery, quad biking, water-ski-ing, rowing
