About Tim Hulse

Tim & Beverly have loved the Lake District since visiting together as students to enjoy the walking and scenery. Tim later spent some time working in the Lakes. Now living in Chester, with a 7 year old son and a 6 year old black lab, they get up to the Lakes as often as they can - but prefer the off-seasons when it is quieter.

Tim Hulse purchased this cottage in 2005

Why Tim Hulse chose England

For years we had dreamed of having a place in the Lakes, and just happened to be driving past The Granary & noticed the 'for sale' sign. We loved it right away, even though we had only seen in through the windows, and put an offer in before we'd even been through the door!

What makes this cottage unique

Fantastic location, so much within easy reach including wonderful walks in the Coniston fells, Langdales, Fairfield, Helvellyn etc. etc. Only 15 minutes walk to Hawkshead and 10 minutes drive from Ambleside but far from the hustle and bustle. We love how quiet it is at night, sitting on the back step listening to the owls hooting. It really feels away from it all.

Guestbook comments from the owner

The Granary is a little gem. Set in an idyllic location with walks for every ability straight from the doorstep; Tarn Hows, Latterbarrow, Wray Castle and an easy stroll into Hawkshead. The cottage is warm, welcoming and spotlessly clean with every need catered for. We could not have wished for better weather which made our holiday all the more enjoyable. Tim was very helpful in arranging the booking and providing clear arrival instructions. As regular visitors to this part of the Lakes, the Granary is now a firm favourite with a return trip next year already booked! It's a shame we can't book the same weather!!

better equipped than our own home!!

  • 5 of 5

We had such a wonderful stay at The Granary, and living on a busy main road it was such a quiet and peaceful place to stay - we couldn't hear a pin drop. The Granary was beautifully decorated and the furniture of a really good quality and the kitchen was better equipped than our own home! Perfectly situated, The Granary was easy to find and a short drive from Ambleside, Windermere, Hawkshead, Grizedale Forest and the M6. The milk delivered to our doorstep was a brilliant touch. We didn't want to leave!

Beautiful decorated well equipped homely warm cottage close to Hawkshead

  • 5 of 5

My husband and I loved this little cottage, it was beautifully decorated and well equipped for our stay. We were only a mile from Hawkshead and walked down there the first evening to the Queens Head pub for a great meal (he is vegan and I am not we both loved our choices).

The underfloor heating in the downstairs bathroom wasn't working however the whole cottage was heated so well we had to turn the radiators down so it wasn't necessary at all. It was a really handy location to get to loads of great walks around the lake district and we look forward to staying here again.

We really loved this cottage and look forward to staying here again for another long weekend in the future. Thanks!

Awesome cottage in a great location

  • 5 of 5

Absolutely loved this cottage, could happily live here, In over 40 years of renting holiday cottages, up to seven a year most years, we can honestly say it is one of the very best, super well equipped and very comfortable, it certainly ticked all the boxes, location, comfortable bed, comfortable sofas (needed after long days on the fells) good shower, well equipped kitchen and a thought out collection of books and guides, not just the ones previous guests have left behind which is often the case and a great utility area for drying wet kit.

Tired, badly maintained generally disappointing

  • 1 of 5

I emailed the owner when I got home not wanting to write a negative review. Sadly he has ignored my email.

I was supplied with dirty stained towels, some of the furniture was beyond use, the underfloor heating was not working, there was a large wet patch on the bedroom ceiling with mould growing in the centre. The pillows on the double bed were unusable. There were other issues but I think this gives a flavour of the condition of the property.

My holiday was completely ruined and I feel that I cannot trust the descriptions of properties on this website.

Owner's Response: Hi Sheila, I'm afraid I never received an e-mail from you, perhaps a victim of the IT issues you said you were having? I'm also afraid I don't recognise the cottage from your description, nor it appears do the guests who have given it five stars since your visit so I'm really not sure what the problem was. If you were so unhappy about something you should have phoned and I'm sure we could have sorted it out. Regards, Tim

Outgate is a cluster of houses a short drive from Ambleside and and a short walk from the village of Hawskhead in the heart of the National Park. The Outgate Inn is closeby and provides hearty meals. The renowned Drunken Duck Inn at Barngates provides a favourite venue for special occasions. In the higgledy-piggledy, car-free streets of Hawkshead can be found several pubs and numerous shops as well as the Beatrix Potter Gallery, and the Grammar School attended by WIlliam Wordsworth. Beatrix Potter's house itself, is just a couple of minutes down the road. Cut over the hill and past Tarn Hows to Coniston to enjoy Ruskin's house, travel down the lake in style on a solar or steam ship, or slip back over to the Langdale Valleys, for some of the most special views the Lakes has to offer.

An enchanting place at any time of the year.
