About Tim Hulse

Tim & Beverly have loved the Lake District since visiting together as students to enjoy the walking and scenery. Tim later spent some time working in the Lakes. Now living in Chester, with a 7 year old son and a 6 year old black lab, they get up to the Lakes as often as they can - but prefer the off-seasons when it is quieter.

Tim Hulse purchased this cottage in 2005

Why Tim Hulse chose England

For years we had dreamed of having a place in the Lakes, and just happened to be driving past The Granary & noticed the 'for sale' sign. We loved it right away, even though we had only seen in through the windows, and put an offer in before we'd even been through the door!

What makes this cottage unique

Fantastic location, so much within easy reach including wonderful walks in the Coniston fells, Langdales, Fairfield, Helvellyn etc. etc. Only 15 minutes walk to Hawkshead and 10 minutes drive from Ambleside but far from the hustle and bustle. We love how quiet it is at night, sitting on the back step listening to the owls hooting. It really feels away from it all.

Guestbook comments from the owner

The Granary is a little gem. Set in an idyllic location with walks for every ability straight from the doorstep; Tarn Hows, Latterbarrow, Wray Castle and an easy stroll into Hawkshead. The cottage is warm, welcoming and spotlessly clean with every need catered for. We could not have wished for better weather which made our holiday all the more enjoyable. Tim was very helpful in arranging the booking and providing clear arrival instructions. As regular visitors to this part of the Lakes, the Granary is now a firm favourite with a return trip next year already booked! It's a shame we can't book the same weather!!

Stairs from the hallway lead up to the high quality kitchen, with its wealth of fitted units and black granite work tops, which in turn opens through glass dividing doors into the smart sitting/dining room at the front of the cottage. A pretty view takes in the gentle countryside with the summit of Latterbarrow beyond. The cottage is stylish and modern, using natural woods complemented with warm and natural contemporary colours. An impressive oak floor runs through the upstairs. A back door from the kitchen opens onto your own rear patio with garden table and 4 chairs for outdoor dining, 2 teak lounge chairs and Weber BBQ - a lovely spot to catch the afternoon and evening sun whilst relaxing after a busy day. Space for 2 cars.

On a main road with no direct access to walks.

Didn't like the fact we had to drive every time we wanted to go out

Lovely, well fittedout cottage, perfect for a comfortable stay

  • 4 of 5

We've used the property twice as its very peaceful and the finish on the building is modern, clean and tidy. The kitchen is extremely well equipped with a small BBQ on the terrace/garden area. Bathroom with a walk in shower is large and well finished.

It doesn't have an open fire or wood burner which would be nice on cold wet days

Loved everything about cottage

  • 4 of 5

Cottage was fab, location fab. Only thing I was a little disappointed about was no cleaning aids to clean bath, kitchen and bin bags. Had to find shop, something I rather not be worrying about while on holiday.

Fantastic cottage in a perfect location!!!

  • 5 of 5

We stayed at the cottage just after Easter for a week with our little boy (2 year old). The cottage had everything we needed... baby gate, travel cot, BBQ, bath and a separate shower, a fantastically equipped kitchen and one of the comfiest beds we have ever slept in!

Location is ideal..... hawkshead and Ambleside just a short distance away. Lovely walks to the surrounding towns and the fab Wray Castle.

Lovely garden which is a sun trap.... we spent a couple of lovely afternoons out there.

Tim answered our queries very quickly and is a lovely helpful chap.

Thank you for everything. We will be back!

Lovely snug and comfortable cottage with all you need and more under one roof.

  • 5 of 5

This is the third time we have stayed at the granary and each time we have thoroughly enjoyed our stay and will definitely be returning again. This cottage literally has everything you could ever need under one roof and more. It is extremely child friendly with lots of toys and books for them to enjoy. The owners have even provided a child gate which is very handy, although it would be beneficial to have one for the top and bottom of the stairs. We were also slightly disappointed on this visit that the cottage wasn't as clean as it usually is. From experience though this must have just been an oversight on this occasion as normally it is pristine! We thoroughly enjoyed our stay though and can't wait to return again soon.
