On entry to this top floor (6th floor) apartment, there is a large and spacious living room - with dining table and 4 chairs - a sofabed (doublebed) L shaped and storage cupboards and new flatscreen TV - with english Satelite TV, BBC, ITV and Sky news etc, DVD, stereo and Wifi/internet access. Being on 6th (top floor) and facing West the living room gets plenty of sun and overlooks gardens below. The bedroom is equipped with good quality King size double bed and large storage cupboards and has a very cute sunny alcove perfect for the morning croissant. There is a modern and bright kitchen area with 2 plate hob, microwave, fridge, kettle, toaster and washing machine (in storage cupboard) and all cooking utensils. There is a shower room with a large walkin shower - WC and handbasin. The apartment has high quality "Daikin" fully reversible air-conditioning unit throughout and very bright and sunny as catches afternoon and evening sun. This is a very nice apartment indeed - and an ideal base for couple looking to spend time in a quality apartment.

Note/ The apartment was tastefully renovated during winter 2016 - new furniture, new kitchen - repainted - really good condition - bright and fresh.

Past Splendour

Good location and excellent views, however, the unit has been reduced to a non-maintained, shabby state--grossly overpriced. The cool air emitted by the A/C is very foul and sewer smelling. The storage cupboard has been reduced to a general catch-all junk closet from items left behind leaving no temporary storage for present tenants. The kitchen corner is out-dated from the early '90's and needs to be completely re-done/re-thought. In a unit which accommodates only 2-3 people, does one really need 17 cups, 10 plates, 11 smaller plates in a kitchen with 2 hot plates? Does the nicely renovated bathroom really require 2 toilet brushes for one toilet? In its abandoned state and aside from a new coat of paint, severe attention is dearly needed. IKEA furnishings have a short life. The electronic corner is up-to-date.

Owner's Response: For info - the apartment has been fully renovated new kitchen, painted and furniture upgrade during winter 2016 - new pictures are in process of being taken April 2016. Genuinely this is an really excellent apartment in great location.

It is located in a very prestigious area of Nice (between the Pedestrian zone and Rue Victor Hugo) approx 400 meters from beach and Promenade des Anglais - It overlooks gardens and church - the apartment is non-overlooked and very pleasent views from its semi/balcony windows.
