Walnut Tree House is ideal for family get-togethers, celebrations, or as a base to explore the many varied attractions of West Sussex. Short breaks are available all year round. Its features include 3 double bedrooms, 1 twin bedroom & 3 bathrooms with travel cot available, open plan kitchen / dining room, two Inglenook fire places and an attractive garden with gardener.

Rustington is ideally situated at the foot of the South Downs, just half a mile from the sea making it a perfect base for exploring the delights of West Sussex. It has all the local amenities you would expect from a much larger village and within 1 mile, has 2 golf courses and a swimming and leisure centre. Shops and restaurants are all within walking distance and it is just 100 yards from the family friendly Lamb public house. Littlehampton is a 5 minute drive where you will find a thriving harbour and yacht marina and Worthing town centre is a 15 minute drive.

History: A beautiful and spacious Grade II listed semi-detached house in Old Rustington; Walnut Tree House is a comfortable home sleeping 8-10 with a small secluded garden, only two minutes walk from ‘The Lamb Inn’, three minutes from local shops and 500 yards from the beach. Walnut Tree House is ideal for family get-togethers, celebrations, or as a base to explore the many varied attractions of West Sussex.

Walnut Tree House is possibly the oldest property in Rustington dating from the 15th Century. Until the fifties it was a working farm but slowly the land was sold. Originally a medieval timber frame hall house. In Georgian times a new front door and portico added. The house was refaced in flint when 2 inglenook fireplaces were added.

In late Victorian times the bay windows were added and the leaded light windows. In about 1910 the house was renovated and 2 mill stones from the demolished Rustington Windmill were placed as fire hearths.

Accomodation: The accommodation is over 3 floors in the older part of this semi-detached house. Features of the property are low ceilings and beams throughout. It is a double fronted house with the Front Door to the entrance hall leading on the right to the kitchen and the Living Room on the left. A utility room and WC lead off at the rear.

The Farmhouse Kitchen has a 6 burner range, granite worktops, dishwasher, fridge & freezer. The Kitchen is open plan to the Dining Room with a large feature inglenook fireplace and a large Riley Mahogany Dining Table with seating for 8.

The Living Room at it’s largest 25’ x 12’, again has an Inglenook fireplace around which there is seating for eight on three settees. There is a television with free view channels. The study area off, has a desk and chair with facility for a computer link up.

From the Living Room are stairs to the first floor. The Master Bedroom is 25’ long and 10’ wide with a Bath / Shower room en suite. There is a king size bed, fireplace and cupboards for clothes storage. The second bedroom is a large double with dressing Bathroom en suite. Again there is built in clothes storage and a King size bed.

The stairs to the 2nd floor lead off the landing and the upper 2 bedrooms (1 double and 1 twin) share a shower room with toilet. Each bedroom has vaulted ceilings with low beams. Care must be taken not to bash your head so are ideal for children.

Family reunion

This is a lovely old house - plenty of character uneven floors, wood beams all add to the amazing place this is. We seated 16 of us round the dining table to celebrate our family reunion and everyone commented what an ideal place to gather everyone together. Lovely large oven and cooking job - fridges and freezer everything you need. Amazing house and will certainly revisit.

Lovely old house in need of a bit of tlc

We had a great weekend and loved the house. The house does need a little care and attention. The dining room chairs need reupholstering and a few windows need the glass repairing. Waste bins in the bathrooms would have been useful.

We had a takeaway from the Lemongrass Thai restaurant ,which was delicious. We visited the Lamb inn Angmering for dinner the food was excellent, but the bar was very noisy. Breakfast at The East Beach Cafe Littlehampton is a must.

Lovely Character House , Good Location and Plenty Of Space!

The property was nice and spacious and ideal for a family group as both reception rooms are bigger than they look in the photos! Overall the property was very convenient and a lovely place to stay for a large family. Although the house is lovely it could with a little TLC in places, the dining chairs need renewing as they're now getting flimsy and have no 'oomph' left in the cushions! The pool table could do with a refurb too and the cues have no tips!

Overall, the house was very spacious - with the biggest Master bedroom I've ever seen! Huge comfy sofas and a very sociable well equipped kitchen.

We would love to return to Walnut Tree House and would definitely recommend it!

Walnut Tree Cottage

We had a great holiday in Rustington and enjoyed our stay at Walnut Cottage. However I was concerned about the uncovered pond although this was not in the main garden. My main concern was the ungated entrance (off of a main road) onto the main garden as iwe were on holiday with young grandchildren.

A week we will always remember

It is difficult to write an objetive review, when the time you stay in a place is wonderful. And so is in our case. This review is influenced also by the time/price we stayed there: small things that did not disturb us at all, could bother other people.

We were a party of 9: 4 adults and 5 children, all distributed in the 4 rooms. Adults got placed in the 1st floor (2xdouble beds), children in the 2nd floor where there are 4 sleeping places. We had an additional supplementary bed for kids with us and the rooms are big enough, so everything was ok [1]. In this way, the whole groud floor with kitchen, dining room and living room were always available.

The kitchen is phantastic: we had a great time cooking there and all devices work perfectly. There are tons of different pots and pans; knife, spoons and forks are more than enough, and plates and glasses of several sizes and types [2].

The dining room table is huge (in fact, it is a pool table [3] in disguise), with enough room for everyone!

Heating, hot/cold watter, washing machine, dryer, all worked perfectly, not a single issue there. It was not very cold outside, so we did not try the fire places.

The children really enjoyed the garden: they played a lot there... in fact they also played a lot inside, the house is amazing for hide-and-seek (according to my daughter). We even grilled once ouside [4], and enjoyed our first coffee in the mornings there.

But the better part is the house itself. It fits exactly in the ideal of english cottage that we had in our minds, with a beautiful front face, amazing woodwork, and lovely windows [5]. And even if it is a semi-detached house, you get the impression you does not have any neighbours at all.

I would absolutelly recommend this house, even with the small issues found (see notes), not only due to the reasons above, but because, additionally, all beds are great, you get a lot of linens and towes, internet works perfectly, has a phantastic location and the communication with the owner by email or telephone worked much better as it should (Thanks, Jo!)

And because we expent a week to remember forever!

[3] Pool cues did not have tips on them, so playing was difficult... if you are not a kid (who really does not care about that)

What a fantastic family venue. Loads of character and old world charm.

Quiet, peaceful location close to shops and restaurants with a short but easy walk to the beach. Ideal for our family reunion which meant 9 sleeping and up to 15 during the day with plenty of room and a good sized garden to entertain the children. Overall a superb stay in a charming property, well maintained and very clean. Top of the list for a return visit!
