These luxurious flats are located in an elegant Georgian townhouse, less than a 5 minute walk from central Princes Street and provide a very high standard of accommodation.
The first floor apartment (no. 2) is bi-annually inspected by the Scottish Tourist Board and awarded 5 stars - a world class grading. The flat is superbly equipped with a 43' plasma screen TV and an integrated sound system supplying music to every room in the flat. The 3 large windows overlook the delightful private Queen Street gardens for which a key is provided. This elegant room benefits from a remote controlled gas coal-effect fire and the two large sofas convert into beds should guests be staying over. The modern kitchen has granite worktops and is fully equipped with Siemens washer/dryer, Siemens dishwasher, two Siemens ovens - one with microwave - fridge freezer, waste disposal unit and wall-mounted LCD TV. There is a 3 ring electric induction hob and a large gas ring to choose from. The luxury shower has a ceiling 'drench' head and 4 body jets. The bedroom, situated to the quiet rear of the property, has a fantastic antique 4 poster bed, fitted wardrobes and dressing table. Clock radio, hair dryer, iron and ironing board are provided as is free Wi-Fi.
The ground floor apartment (no 1) has a similarly impressive living room but has the added feature of an early 19th century wall mural. The kitchen is well equipped and includes a dishwasher and washer/dryer. The stylish bedroom faces the quiet rear of the building. Please note that the shower room is accessed from the bedroom.
The apartment overlooks the private Queen Street Gardens for which a key is provided. This is a peaceful haven in the middle of the city centre with manicured lawns, mature trees and an array of beautiful flowers and shrubs. There is small lake with an island in the gardens which is reputed to have given Robert Louis Stevenson (who lived on the other side of the gardens when he was a boy) the idea for his book 'Treasure Island'.

This apartment had charm and luxury!
This apartment was delightful. The security on the first floor felt just as safe as we'd hope to feel on the 3rd floor. The shower was spectacular and we spent several nights eating in and relaxing. The laundry was extremely useful (note that a cycle takes up to 3 hours for the wash and dry combo unit) and we left with clean clothes to continue our Scottish adventure. Positively lovely.
Great Location, Great Flat
The first floor flat on 33 Queen Street is a wonderful location! Close to all attractions, restaurants, pubs, shops and boutiques. Directly across the street from Queen Street Gardens (flat includes private access), which minimizes street noise with a wonderful view out the windows. Think Central Park West.
All amenities are included and efficient. The property was clean, however, the carpets are a little tired and a little touch-up paint would enhance the appearance. But, all a minor issues. Bed was comfortable and very quiet at the rear of the building. Minutes from every type of food you could desire. Recommend The Dome for cocktails and All Bar One for light fare and a lively atmosphere. Francois was extremely easy to deal with and made our stay very enjoyable. We will return!
Lovely apartment. Great location.
The apartment is comfortable and clean, and the kitchen is sufficiently equiped for a vacation home. Looks just like the pictures on VRBO. Francois was very helpful and quick to respond when we blew a fuse (due to our converter). Located in New Town with many shops, restaurants, and bars within a 2-5 minute walk and is also within walking distance of Old Town. Lovely!
Comfortable flat with a great location at a reasonable rate
Francois's flat is situated in city center, new town Edinburgh, one of the most intriguing and beautiful cities of the world. Numerous restaurants, boutiques, food markets, rail station and the famous Edinburgh castle are within walking distance of the flat. The interior boasts a beautiful old mural on the curved wall of the dining area. Twenty foot ceilings and tall windows grace the bedroom and living room to give a feeling of the old world. Kitchen and bath have been modernized. The bath has a wonderful shower with a rain head. The kitchen has a gas stove
Overall I rate the flat 4 out of 5. The only negative is that some parts of the flat are worn like the carpet, kitchen counters (dials on gas stove have been worn away and fridge freezer door does not closed easily) and some of the furniture.
Francois was available as needed. When he could not be available at one point, he sent his mom to cover for him. That's pretty good!
My husband and I really enjoyed this trip. Discovering Edinburgh, the Scottish Highlands and London was truly an enchanting experience and Francois helped us make that happen. Thanks Francois!
Positively Luxurious; Highly Recommend
This apartment is absolutely luxurious! It is conveniently located near fabulous shops and restaurants. Francois was amazing to deal with in reserving the apartment. He was very flexible and responsive to emails. He offered suggestions and ideas that were so helpful. I highly recommend this apartment for a fabulous stay in Edinburgh! We will definitely rent again with Francois for future visits.

This ground floor apartment was perfect for our needs. Easy walking to sights, shops and restaurants. The gas fireplace was especially appreciated and made the living room cozy and warm. Francois met us on time and guided us through everything we needed. Shall return on our next visit.
