The villa is situated at the end of a private drive and is surrounded by a large garden, offering absolute privacy. The nearest villages are 5 minutes away by car and the beach is 15 minutes.
On the open plan ground floor of the main house, there is a reception room leading to a dining room, with seating for 8 people, then on to the lounge. The lounge is cosy and light with three French windows giving access to the outside rooms on the terrace overlooking the gardens, pool and surrounding countryside. There is a wood burning stove, wifi, a television, DVD player, idock and satellite TV.
Next to the lounge, up a few steps, is the kitchen. The kitchen is fully equipped with a gas hob, electric oven, dishwasher, washing machine fridge freezer and an additional drinks fridge with freezer just for ice. There is a Nespresso coffee machine with Aeroccino so please bring your favourite pods! The kitchen has a French window leading to the garden and external tied containing cleaning and laundry materials. There is a rotary dryer for use in the garden. An iron and ironing board are also supplied.
There is a partially open plan staircase in the reception room, leading to the first floor. (PLEASE NOTE THAT THE STAIRCASE MAY NOT BE SUITABLE FOR THE VERY YOUNG OR INFIRM). The first floor can also be directly accessed, from the car parking area, via a door in the hall and also by the French window in the bathroom. A stargate is available to prevent access from the bedrooms to the staircase.
On the first floor there is the main bathroom, three bedrooms, 1 twin, 1 large double and a spacious master bedroom, complete with an office area and ensuite shower room.
The main bathroom has a bath (with shower attachment), shower, washbasin, toilet and bidet, with French windows onto the garden area.
The separate guest house is a few paces from the main house and comprises of a double bedroom, small hallway and bathroom, complete with shower, washbasin, toilet and bidet. The guest house has its own source of heating and hot water supply.
Every room has the traditional Le Marche style of exposed original beams and beautiful cotto floor tiles. All windows have fly screens and shutters. Mosquito nets are provided for every bed and each room has an electric fan.
The house is accessed via a white road from the tarmac main road. The landscaped garden is spacious and although terraced, with stairs to the pool and lower garden, can also be accessed step free, via the garden/grass.
The outside rooms on the terrace have beautiful panoramic views, from which to enjoy the hills, mountains and local villages that make up the breathtaking landscape. The house and pool area is bathed in sunlight until it is time to sit back and relax on the terrace and enjoy the sunset.
There are two outside 'rooms'. On one side of the house is a lounge with an outdoor sofa, on the other is the outdoor dining room, complete with a large table and chairs seating at least 8 people. There is outdoor lighting around the house and an array of candle holders for the outdoor dining table. There is an adjacent BBQ area, complete with Weber BBQ.
From the outdoor dining room, there are steps to the pool area, where you will find the private heated pool which is 6x12m. There are steps into the shallow end, but the pool has a step around the deep end providing somewhere to stand.
Beside the pool there is an outdoor shower area. There are 8 very high quality adjustable sun loungers complete with face visors. There is a swinging seat and several small drinks tables and umbrellas.
Please note the following - the property has a septic tank, so no bleach based products please and only non bio washing products in the washing machine. Lots of plastic glasses have been provided as, for safety reasons, we do not allow glass around the pool area.

We are a UK based family of 4, who love Italy and all things Italian.
Lesley purchased this villa in 2004
We were looking for a home in a location where every season would bring a new experience to enjoy. Of all the countries we looked at, Italy was the only one we wanted to visit all year round. Of all the counties we looked at, Le Marche stood out, with its miles and miles of beaches, rolling hills, snow capped mountains and medieval hill top villages combined with the fact that it is undiscovered.
Casa Alessandrini was the first house viewed and we fell in love with it straight away, however there were still about 200 houses to view but as the days of viewing progressed, nothing compared to it and so within a few weeks on one fine day, we became the proud owners of our own little piece of Italy.
Although the house was in need of love and attention i.e. a rebuild!, we instantly fell in love with it, the stunning surroundings and the local way of life.
A period of intense renovation followed, to bring it back to its full glory with the Le Marche style of opened beamed ceilings and cotto flooring in traditional patterns. Several more improvements have been made every year since, to both the house and garden.
We have enjoyed many relaxing holidays focussed on excellent local food, wine and traditions and hope to continue to do so for many years to come.
If I were to paint my dream location for an Italian home it would be this one. Quiet but accessible with panoramic views of hilltop villages, rolling hills and the distant mountains which are frequently dusted with snow.
It may be quiet and undiscovered but that does not mean there is nothing to do - where else can you go for masterpieces of Renaissance art and architecture, trek across wild uncharted mountains or hunt out the best of the catch in a Mediterranean fishing port? Then we have towns such as Ascoli Piceno with its travertine paved main square, world class opera at Macerata, the pilgrimage site of Loreto, the stunning square at Fermo (not to mention the Roman cisterns, the Museum and library and on Thursday's when the main piazza hosts a flea market). The Frassassi Caves are full of amazing stalactites and stalagmites and well worth a visit.
In summer the beaches are busy, with locals and Italian tourists and it is here that you can find excellent value beach cafes and seafood restaurants - from Pedaso and Porto San Giorgio to Cupra Marittima and Grottamare (next to the sun lounger sections are free beaches with more space to run around in). There are also many excellent restaurants local to the house.
Le Marche is where most of the top designer brands leather goods are made so take time out to visit the outlets from Prada to Tods and the fantastic glasses outlet in Sirolo which has hundred of frames from top designers.
There are many local cantinas where you can go to learn about how the wines are made, sample and buy - just take along the container of your choice (or they will provide one - from 5litres) and watch as they fill it, from what looks like a petrol pump. There is usually at least one white, red and rose on draft, so they are happy to let you taste before buying. Just ask - posso assaggiare.
Very well equipped house with beautiful shaded terrace and beautiful pool area that is in the sun from sunrise to sunset - which suited our party of sun worshippers!
- taken from guestbook -
The property was everything we had hoped for. The position is absolutely stunning perched up in the hills. The house is spacious, the pool was great although perhaps a little more shade against the midday sun would be good. The terrace made a great dining area especially in the evening and at sunset and the herb garden was a nice touch.
There is plenty to do in the area with charming villages to visit.
We never come back to the same place as a matter of principle but if we did, we certainly would
