About the property

No. 2 Warmore Cottages is a wonderful, dog friendly, newly refurbished Devon cottage right on the very edge of the Exmoor National Park with a national cycle route literally passing by the front door! In a small hamlet of just five houses, this spacious semi-detached cottage sits on the side of a river valley with stunning rural views and gardens to both the front and rear. There is off-street, private parking for 3 small or 2 medium to large cars to the front of the cottage. Dulverton "The Gateway to Exmoor" is less that 3 miles away and offers an outstanding selection of independent shops and superb pubs/eateries which is so rare to find these days.

The cottage is beautifully presented and filled with a wonderful mix of new, antique and restored furniture and decorative accessories. There is a lovely lounge-diner with a log burner, very large dining table and huge, super-comfy, squidgy sofas festooned with beautiful cosy cushions and throws to snuggle up with. Add a 42" plasma TV (with Humax box providing access to various "FreeSat" channels), DVD player and Denon music system to provide everything needed for a cosy night in.

The cottage has three beautiful, individually styled bedrooms, each with a king-size bed (the third bedroom has "zip-link" beds, allowing for either a king-size or two small single beds format). All have coordinated black-out lined blinds & wonderful little touches to make them feel very special & elegant whilst remaining homely and welcoming. All three bedrooms have luxury, 1500 pocket sprung mattresses with memory foam tops for a wonderfully comfy night's sleep. We use beautiful, high thread-count Egyptian cotton bedding, quality feather and down duvets and fabulous pillows (one feather and down, one luxury hollow fibre per person to allow you to mix and match to get just the right feel). The duvets are "all season" so are made up from two separate duvets, one spring/autumn 9 tog and one summer 4 tog which can be buttoned together to provide a 13 tog winter duvet. We make up the beds with the most appropriate duvet for the season, however, any unused elements are stored at the cottage so you can change the level of warmth to suit your personal preference if needed. There are also huge, super-fluffy bath sheets, cotton waffle bathrobes, ample wooden hangers and a quality hairdryer in every room. Much more luxury boutique hotel than your average holiday cottage!

There are 2 clean and bright bathrooms upstairs (one en suite to the master bedroom), both with a shower over the bath plus a separate, downstairs WC. We provide complimentary herbal bath-soak and bubble bath to help soak away any aches and pains after a long day of exploring the area. There is also complimentary cotton wool and cotton buds for you to use plus a small selection of toiletries to purchase if you have forgotten to pack anything essential (via honesty box).

The kitchen is compact but incredibly well equipped. There is a fridge, built in electric cooker and halogen hob plus a microwave-convection oven. A large dishwasher ensures that you will not spend your holiday doing the dishes whilst inside the cupboards you will find a huge array of pots, pans, casseroles, oven dishes, bakeware and some beautiful serveware to ensure your table looks stunning! There is a slow cooker so you can come home to a wonderful hot meal ready for you and a hand-blender/food processor to take some of the effort out of food prep. We even provide some oils, balsamic vinegar and a huge selection of herbs and spices so you don't need to buy a whole pack when you only need a pinch! There's enough tea, coffee and sugar provided to get you started. You'll even find a separate wine fridge in the study to ensure all your drinks are kept at just the right temperature so you can enjoy them to the full. There's a lovely selection of cookbooks should you find yourself in need of a little inspiration.

The utility room is home to a washing machine, tumble dryer, steam iron, ironing board and a counter-top freezer. Fancy making up a picnic to make the most of the wonderful area? We also provide luxury wicker picnic hampers (one 4 person, one 2 person) and 2 picnic rugs to help give your alfresco dining an air of refinement!

Although very much a cottage, it has a very spacious feel with a large entrance hall with lots of room for walking boots, wellies and outdoor coats. There are even umbrellas to borrow should bad weather take you by surprise!

Well- behaved doggy guests are very welcome and very well catered for! We are great animal lovers ourselves and know only too well that many, especially those coming to a wonderful area famous for walking, want to bring the whole family with that means doggy comes too! All too often, it is only the less well presented and equipped holiday cottages that allow guests to bring dogs. We wanted to provide a holiday cottage which is luxurious for both human and canine guests with neither having to compromise. We allow up to 2, well-behaved dogs though we may be able to extend this number for smaller breeds, please contact us if you wish to discuss this. No.2 Warmore Cottages has a wonderful, large utility room which is set up as a luxury pad for your dog(s). It can be accessed directly from outside, allowing you to bring your muddy dog straight into the tile-floored area. There is even a utility room "en suite shower" exclusively for dogs and of course, an absorbent bath mat and a towel of a suitable size for their breed is also provided. The utility room has a squidgy doggy sofa which has a fresh fleecy throw over it for each new guest. We can also provide a large cage with wipeable, padded mattress if needed.

The cottage also has a small study/reading room with a large selection of books, games, DVDs and CDs to borrow during your stay. As you would hope in this day and age, there is also free Wi-Fi.

There is a small private, enclosed and gated garden to both the front and rear of the cottage, allowing you to appreciate all angles of the fabulous views on offer. The rear garden has a paved patio area on a level with the utility room and kitchen with gated steps to a raised, grassed area above. There is a lovely wooden dining set with cushions and a parasol (seating six) on the rear patio area plus a beautiful two-seater "bistro set" to the front, making a lovely spot to enjoy the morning sun with a cup of coffee. There is also a kettle style BBQ and utensils for you to use.

About Elaine Farman

We are Elaine and Peter Farman and our desire in setting up No. 2 Warmore Cottages was to provide a cottage we would love to stay in ourselves and offer our guests a beautiful place to stay where neither people nor dogs need to compromise on their needs or desires. We have set out to offer a fabulous cottage with lots of little extras not normally seen in a holiday home to ensure everyone has a wonderful stay with us. We live in Dulverton ourselves so know just how fabulous the area is. It also allows Elaine to manage the cottage personally, ensuring everything is just how we want it!

Why Elaine Farman chose West Somerset

The cottage is so lovely, we purchased it in the autumn of 2015 and spent the rest of the year renovating it and filling it with beautiful things! The setting is stunning, each bedroom has beautiful views of the rolling countryside and it is a haven of peace, being set in a small hamlet of just 5 houses. Despite it's rural nature, it is less than 3 miles from Dulverton which has a truly exceptional choice of independent shops, pubs and eateries, there is even a Michelin Starred restaurant about 10 miles away (The Masons Arms). Although the postal town is Dulverton, the cottage itself sits just inside the Devon border, right on the very edge of Exmoor National Park with everything it has to offer. We are also very close to Winbleball Lake where there is a large range of water sports on offer. We only moved to Dulverton ourselves in 2014 and already feel completely at home in this truly outstanding and very friendly part of the country. We hope you love it as much as we do!

Outstanding property in peaceful location

We have just returned from a wonderful week's holiday at 2 Warmore Cottages. I can honestly say there is nothing the owners haven't thought of when it comes to ensuring a comfortable, luxurious and well equipped holiday property - even down to the very much appreciated welcome for our little dog Darcy. This is a very dog friendly property!! The cottage was immaculate upon arrival and the bedding, towels and robes were of a very high quality which only added to the enjoyment of our holiday. We also had a very friendly welcome at The Bridge in Dulverton and would highly recommend it to anyone else planning a trip to the area. Elaine has been so helpful in organising our stay and nothing has been too much trouble. We were also able to order an on-line grocery delivery to the property shortly after our arrival which was extremely helpful. All in all, a fantastic property and we hope to return again at some point in the future.

A perfect base to explore Exmoor

We would recommend this dog friendly house. The garden is quite small but sunny and secure. It's sufficient with all the dog walking options in the area. The house was beautifully presently, very clean, with comfortable beds and sofas. We felt at home straight away. The location is quiet and close to lovely villages and Exmoor. We saw Exmoor ponies with foals on the road on the way home one night. In Dulverton 4miles away we had a nice lunch at The Copper Kettle and a good evening meal at The Bridge pub. We had a nice afternoon at an Alpaca walking centre Woolley Animals. Elaine was very helpful and quick to communicate. We've only held back from 5* as the kitchen is small but it was fine as just 2 of us. It would be nice if the showers upstairs were pumped rather then off the bath but the plumbing may not allow for this. Minor points amongst many positives. We hope to stay again and explore further north in Exmoor.

There certainly are many lovely walks straight from the cottage and it is always a treat to see the Exmoor ponies and other wildlife so close to home. We place a huge amount of importance on the comfy beds and the cleanliness of the cottage so are pleased that you did not find us wanting in this area. As you say, Dulverton (actually a little under 3 miles away by the shortest route) is a very welcoming place and there is a lovely range of places to eat and drink (the Bridge is also one of our favourites!). With regards to the kitchen, we do refer to it as “compact” in our description and have included what we feel is a very honest photograph of it which we hope means that no guests are surprised by it’s size when they arrive. Although compact, we do feel that it is far better equipped than most holiday cottage kitchens with a slow cooker, food processor and a vast array of high quality utensils, pots, pans and cooking/serving dishes. Also, as the cottage has a very large dining table just off the kitchen, we feel that most guests use this as a great place to socialise over food. Equally, the stable door in the kitchen leads straight onto the patio where the garden furniture provides a lovely place to eat together when the weather is good. The water for the cottage is taken from a fresh water spring and guests frequently comment on how fabulous it tastes! However, it does mean that we are a little limited with how much water we can draw under pressure hence needing to rely on showers taken from the bath taps rather than pressurised power showers. To try and limit the impact of this, we have replaced the shower-heads with lower pressure ones which do allow you to adjust the rose to maximise the available flow. I do hope that this in some way addresses the points you raise and am delighted to know that you felt there were so many positives that you are keen for a return visit. You will certainly be very welcome.

Absolutely perfect.

I stayed the cottage with my cousin to attend a nearby wedding. From start to finish, everything was great. Elaine was incredibly helpful with local recommendations and extremely responsive to all of my inquiries.

The cottage was beautiful styled & so comfortable, I felt very much at home. The bath robes were so nice, I wish I had noticed the brand to buy one for home. The bed was one of the most comfortable I've ever slept in.

The welcome bottle of Prosecco and blueberry muffins were very much appreciated and delicious. The kitchen was incredibly well equipped, which we did not get to take full advantage of, but definitely suitable for longer stays. There were also instructions for all appliances which was helpful when I decided to use the oven.

Everything was immaculate. It is very clear the cottage is very well taken care of. I can't wait to return. Highly recommend this rental!

A beautifully presented cottage

We enjoyed our stay at this thoughtfully equipped, and beautifully decorated cottage. It is conveniently situated within a short drive from Dulverton, which has an award winning restaurant and a good selection of shops. The cottage has, on display, many guides and walks which we certainly made use of. The weather was unusually warm for this time of year, so we did not have a chance to sample the log-fire.

Perfectly perfect in every way..!

This is a beautiful property and exceptionally well maintained. Every need is catered for along with loads of lovely extra touches which make you feel very welcome. Any of the usual stresses associated with going away with a dog are not an issue here with a separate entrance, shower, towels and bedding provided. This means that you can deal with things easily and aren't worried about transferring any mess after a long muddy walk to the rest of this lovely cottage. The beds (and pillows!) are very comfortable and all of us slept like babies. There's plenty of hot water for baths and showers and the cottage is warm and cosy. For days when you don't want to do very much there are board games, and loads of DVD s to watch and it is a pleasure just to chill out here. The location is stunning and very peaceful whilst only being a 5 minute car journey into Dulverton. Everyone we encountered was friendly and helpful which is not always the case in popular tourist areas. We cooked in the well kitted out cottage kitchen a few times sharing mealtimes around the big family dining table and ate at Woods wine bar on the high st which was excellent for wine, food, real ales and service. We chose to eat breakfast at the Copper Kettle on the morning that we left to save time and this was also really lovely, good value for money and the dog was allowed in too! We did walks to Withypool and Tarr Steps and spent a glorious day exploring Lynton, Lynmouth and driving through the National Park. This really is a special property with fantastic hosts in a stunning area of the country and we cannot wait to return.
