The Devon Manor House is a beautiful eight bedroom Grade 1 listed mansion set within a private 160 acre estate in rural North Devon. Located just a few miles from Barnstaple and only a short drive from the stunning North Devon coastline this is the perfect retreat for both families and friends.

Comfortably accommodating up to 16, The Devon Manor House benefits from its own private estate, including feature gardens, a large swimming pool and a hard tennis court. When staying at the manor house all of these facilities are solely to be used by guests.

Inside the house has a wonderful combination of period features and contemporary mod cons. Think stunning wood floors, intricate plasterwork and original wood beams meet smart TV's, a state of the art music system and WiFi. Providing everything you will need for enjoying a memorable holiday in one of the finest manor houses in the South West.

The Devon Manor House has plenty of space both upstairs and down. On the ground floor there are three living rooms, including a family/TV room, an adult lounge and the main sitting room with wonderful views. A large dining room features two pine tables, which end to end seat up to 16 comfortably, but can also be separated for an adult and child's table.

There are two kitchens to choose from at The Devon Manor House, both of which are fully equipped with a range of appliances to make cooking up a five course meal easy. A separate kitchen can be found at the pool house and is also equipped to a very high standard, allowing guests to make the most of the grounds and outside facilities.

The eight bedrooms at The Devon Manor House are split over two floors and access via three staircases. On the first floor are the first six bedrooms, five have en-suite facilities, whilst the sixth bedroom is located adjacent to the largest of the en-suite bathrooms, which has both a shower and a bath.

The first bedroom has two antique double beds and an en-suite shower room, as well as views out towards the Shirwell beech trees, which mark the boundary of the property. The second bedroom has a king sized bed an en-suite with both a shower and a bath. This is situated next door to the Pine Suite, a large bedroom with king size bed and en-suite with a gorgeous roll top bath. The fourth bedroom also has a king sized bed and benefits from a small en-suite shower room.

The final two bedrooms on the first floor are accessed via the stunning Venetian staircase and include the Rose Suite, which has a zip and link bed, and the Old Schoolroom, which has lovely views and a king sized bed. Both these bedrooms share the Rose Suite's en-suite, which is fitted with a shower and a bath.

On the second floor are the final two bedrooms. Reached via the back staircase, both rooms are wonderfully large and each features a zip and link bed that can easily be made up as either a double or as a twin. These bedrooms share a bathroom fitted with a bath. A small kitchenette containing laundry facilities is also located on this floor.

Within the large, private 160 acre estate are several charming features that are guaranteed to put a smile on your face. There are two walled gardens at The Devon Manor House, the first is a beautiful rose garden, whilst the second is used for vegetables and cut flowers.

The main gardens at the house are located close to the private swimming pool with private pool house, which is equipped with its own kitchen and wet room. A hard tennis court is also part of the Devon Manor House leisure facilities.

When staying at The Devon Manor House you are only a short drive away from some of the country's best beaches, including the award winning Woolacombe, the surfing mecca Croyde, and the beautiful Saunton Sands, which can be reached in less than 20 minutes. As well as these golden sands beaches there are a number of smaller pretty coves to discover such as Crowe Point, Rockham and Combesgate.

North Devon is also a haven for walkers and cyclists with plenty of designated routes, including The Tarka Trail perfect for all abilities and levels of experience. Exmoor National Park also provides the perfect setting for seeing the beautiful landscape and local wildlife.

There are also many attractions within easy reach of The Devon Manor House, including stunning gardens such as those at Arlington Court, RHS Rosemoor and Broomhill; family friendly parks, including Watermouth Castle and Exmoor Zoo, and several historic houses, as well as so much more.

Loved this property- building and the grounds

Wonderful welcome and shown around both inside and out. Freedom to roam during our stay was so refreshing. The house was beautiful. We had to change our sleeping plans as 2 rooms were too far away for small children to go to bed away from adults. These rooms also had a problem with flys. Our other main issue was difficulty with lighting. It’s understandable that a period property does not have the same access to modern lighting. This would have been ok if all the lightbulbs worked. The rooms were huge and decorated beautifully.

An exceptional comfortable spacious house

We went for one week with family and friends in September 2017

The weather was mixed and the house is perfect if it is a wetter day as there is so MUCH SPACE

The house is amazing. We go every year for an annual holiday, to different houses, and this is the best house we have every had for space and it is such a treat to stay in a very cared for home.

We had 2 babies, 3 children and 2 dogs as well as all the adults, and it all worked very well.

The beds are extremely comfortable and the house has a special quality that must be rare to experience.

There are 2 main kitchens which is great for cooking for big parties

Plenty of fridge and freezer space

It is QUIET - so quiet - in the house and the grounds. The walls are so thick you don't hear anything from other parts of the house. The grounds and peaceful and lovely to walk round and enjoy. We had great fun with Croquet. The grounds are maintained well. The pools is lovely - further from the house than we expected but with the pool house it was a great area to spend time. The pool house is very well equipped.

It is a house that you shouldn't expect too much of as it is a listed building but has been really well modernised to such a high standard but in keeping with the period. The heating is not so great and no control of the temperature

We were met on arrival and the property was very clean and we were briefed well on the details.

The area is great, go to Woolacombe beach, it is amazing.

Lynton and Lynford are great for a visit - the water powered railway

Heddon Valley walk was my favourite.

The coast line is dramatic and 20-30 mins drive to lots of different coastal points.

Some small downsides to be aware of .....

We had to pay for the babies, which we have never experienced before

The heating is only just about good enough though on all the time (we had to pay extra for this).

There are log fires in 2 of the rooms but not in the children's lounge which was cold. (you have to pay for logs)

We were disappointed the Aga was not working. It is on all the photos so should be made clear as it was a selling point for us in the brochure.

The washing machine and tumble drier was not really adequate as it was up 2 flights of stairs and didn't dry the clothes well at all.

So in summary, don't expect too much but do expect to be impressed with space, character, peace and tranquillity and a great experience.

The owners clearly love this property.

Absolutely fabulous

This is our second year at this property which is a wonderful place to stay - plenty of space for everyone to do their own thing in beautiful surroundings. We were very lucky with the weather, so made full use of the swimming pool and tennis court.
