Our 4 bedroom holiday house offers a comfortable and stylish base for family and groups all year round with of a choice of winter sports activities and resorts within an easy drive and for the rest of the year there is hiking, lakes, tennis, horse riding, golf, spas and a range of exciting outdoor adrenaline activities on your doorstep (Are you up for Europe’s longest Zipline or white water rafting?)

This is the place to get away from it all and experience real Austrian hospitality. We have been coming to the area for 30 years and we provide renters with a guide to all the best things to do, places to go, where to shop and our favourite restaurants!

The house is situated at the top of a quaint village nestled at the base of the Grimming, a stunning mountain, one of the highest free standing peaks in Europe. The house is a charming traditional Austrian farmhouse which has been lovingly renovated to provide 4 double bedrooms, a sitting room, large kitchen/diner, dining room, bathroom and 2 separate toilets. There is a wood burning stove in the hall for an additional warmth if needed although the newly installed oil burning boiler keeps the house at a perfect temperature all year round.

The house has a fully equipped kitchen with everything you could need, a separate dining room and a sitting room with large screen TV (the TV is not connected to either a aerial or satellite - it is purely to watch DVDs), DVD player and an extensive collection of DVDs for your enjoyment. There is also a library of English books for all tastes plus children’s toys and games. There is an unlimited broadband service available at no extra cost. We offer two travel cots for babies which can be used free of charge and babies do not need to be included when getting a quote for renting the house but let us know if these are required so they can be placed in the house ready for your use.

We supply towels and all bedding.

The house is located in Untergrimming which sits almost directly in the middle of Austria, a 1.5 hour drive from Graz, Linz and Salzburg and a 3 hour drive from Vienna or Munich airports.

Stainach-Irdning train station with direct services from cities around Austria is only 5 minutes away if you need to pick someone up who is joining your group.

In the winter the two big ski resorts that we go to are Tauplitzalm and Planneralm. The Tauplitz chairlift that takes you up to Tauplitzalm is 5 minutes away and the Planneralm resort is 20 minute drive. The Planai ski resorts of Schladming, Haus, Reiteralm and Hochwurzen are a 30 minute drive away and offer night skiing and tobogganing as well as skiing and snowboarding for every level. There is cross country skiing 15 minutes away and the Grimming Therme Spa is also a 15 minute drive, perfect after a long day on the slopes.

In the summer there are range of lakes within a 10 to 25 minute drive and there is golf and tennis locally as well as mountain biking and walks directly from outside the house and a large choice of places to go for cultural, adventure orientated activities or just simple relaxation within an easy drive. There are lots of very child friendly activities locally including swimming pools, parks and restaurants with adventure playgrounds.

There are three supermarkets within a 5 minute drive, a pub in the village and 6 of our favourite restaurants within a 15 minute drive.

A small slice of heaven
A beautiful farmhouse on a farm, in an idyllic village, at the bottom of one of Europe's tallest free standing mountains. Add a trout stream, alpine meadows, woods and a rustic bar/restaurant within a hundred yards or so, and you start to get the picture. Kitted out with care, you have all your creature comforts, space age heating heating, a wood burner (because it makes a home) and all the technology should you decide to remain connected to the wider world. Awesome in winter, particular for skiing and alpine summers... just get there and see for yourself why I call it "A small slice of heaven". One of my favourite places for a holiday with family and friends in the entire world.

A memory of a great holiday
There are times and moments that are best described by a smell, the smell of a great roast next to a roaring log fire, surrounded by fresh snow in the mountain air, nestled amongst a running stream... well this was my memory of a great holiday thanks to this place. On a particle level, the house is very comfortable and big enough to house multiple families and yet very cosy. The bedrooms are huge and bathrooms are plenty as well as the big tub to soak away in. Everything is well thought out, makes for a relaxing holiday. The location is spot on for skiing, many places can be found with ease (ask the village bar for its special gin with the pinecones "Zirben Schnapps" - one for the memories) and minutes away from the house, hiking, water rafting and many more to name. Almost feel I shouldn't let this secret of a place get out. Thank you for letting us stay at this wonderful place.

Lovely farm house in a great location
The property is situated in a quaint village with a local pub and in close proximity to a variety of activities. It was clean and spacious and the host had everything organised impeccably. Downhill and cross country skiing, as well as hiking, were some of activities we undertook over the weekend. I would certainly stay again and recommend the house to family and friends.

Great location, well renovated
I traveled with a few friends for a ski weekend in Austria. We stayed here and were able to ski both Schladming and Tauplitz -- Tauplitz is only c.10 mins drive away and very uncrowded. House is well renovated with a spacious ground floor and full kitchen (with plenty of cooking pans, etc.!) and was warm and cozy. Upstairs bedrooms are big with very comfy beds / duvets and a gorgeous bath / shower room. Village is quaint and there are a number of equally quaint villages a short drive (and some walk) away for variety. Highly recommended.

Fantastic family holiday
We had an amazing family holiday here over new year -- the house is perfect for young families (there was a travel cot set up & waiting for us, and even a 'baby size' towel!). The sitting room had a nice selection of toys, books and DVDs and there was a high chair in the kitchen. The property was clean, well kept and bright. The bathroom is gorgeous -- walk in shower and a big freestanding bath under a skylight. While there's only 1 bathroom there are also 2 other toilets. Each bedroom has its own charming decor and the view from ours looked out over the stream that runs by the house. Small things like having a motion activated night light in the upstairs hallway were a nice touch. The local pub is within throwing distance of the house and we found it incredibly easy to drive to local attractions and shops. There is also a hill/field opposite which on a snowy day is perfect for sledding with little ones as it's not an exhausting climb back up. Tauplitz was an easy drive for skiing and there's a gorgeous hotel nestled in the mountains in a nearby town for spa treatments. The Grimmingtherme was great for swimming (and if you don't have any of your swimming stuff you can buy it all there). We even managed a new year's day hike up the mountain, going past the goats, cows and chickens in the village! The owner knows the area very well & recommended a great restaurant, the Tomahoff, which is perfect for home cooked Austrian food. He also recommended a ski hire place in Bad Mittendorf which was brilliant -- very well kept equipment. The house is an easy drive from airports, we flew in to Linz and it took us about 90min to drive to the house.

We are a British family who found this delightful part of Austria over 30 years ago when we purchased the house behind the rental property. Since then we have been coming for skiing in the Winter and Spring and in the Summer for all the other great activities there are locally. We had the opportunity to buy the rental house about 8 years ago and went for it knowing that it would be great for the second generation of family holidays and also to rent out while we weren't using it.

Why they chose this property

The house is over 150 years old and has a great location sitting at the top of the village in its own plot, there is a river running nearby and views straight out to the Grimming mountain. The house has huge charm which we have carefully enhanced in the renovation mixing modern with a traditional Austrian feel, it is above all a much loved family home and we are sure this will be apparent to renters who come to stay.

What makes this property unique

The unique thing about this property is the location of the house at the top of the village on a hill with fantastic views up to the Grimming, a spectacular and very interesting mountain, one of Europe's highest freestanding peaks (2351m). It sits on what used to be the famous old salt road through the Salzkammergut.The river running close by and the orchard by the side of the house also add to the overall charm of the house. The house space and outbuildings also add a lot to why we fell in love with it.
