About the property

3 bedroom, 3 bathroom detached stone villa with private pool overlooking Kaya

Villa Barbaros:

Wooden beams and exposed stone walls create a wonderful rustic and calm atmosphere throughout the beautifully furnished villa, making Villa Barbaros the perfect villa for a peaceful and relaxing holiday. Situated on a prime hillside location, you can enjoy spectacular views of the surrounding countryside, the deserted Greek houses of Kayakoy and out to the striking Taurus mountains. The bustling resorts of Hisaronu, Oludeniz and Calis as well as the town of Fethiye can all be found within a fifteen minute drive. But Kaya itself has a good selection of popular local restaurants and shops approx 1-2km away in the valley below. Beaches within 10km include the famous Oludeniz blue lagoon and Gemiler.

Villa description:

You enter the villa in the grand hallway which connects the original stone house with what use to be its stables but now 2 bedrooms. You have a long corridor with beautiful exposed stone, wooden ceilings and Turkish furnishings in keeping with the past but with your modern creature comforts. This traditional Turkish theme runs throughout this characterful villa. To the left of the hallway you have 2 large twin bedrooms, each en-suite. At the end of the hallway you have a large jacuzzi bathroom downstairs and on top you have the Turkish corner ideal for laying back and enjoying the view. Off the hallway you have the large 50sqm roof terrace which has sun loungers, parasol and breathtaking views across Kaya's Greek settlement (also known locally as the Ghost Town).

You enter the front building on the 1st floor where you have the double bedroom to one side and staircase down to your living areas. The living room has 3 sofas, comfy armchair, antique coffee table, fireplace, well stocked book case and your tv/dvd. Walking through you have your large fully equipped kitchen with breakfast bar and farmhouse style wooden dining table. Both living areas have patio doors leading to your terrace which has another dining table and chairs ideal for al fesco dining. This leads to your private swimming pool and sun bathing terrace which has plenty of space for 6 guests & landscaped gardens.

Villa Barbaros is truly a special holiday home in a magical location.

The deserted ruins of this once-bustling town are nestled against the Taurus Mountains, close to the world-famous beaches and yacht-filled harbor at Olu Deniz. Although the stone buildings are roofless and weathered and the narrow streets worn with age, this is not an ancient city, but a modern ruin deserted for political reasons in the 1920s.

Originally built in the 1700s, the town called Karmylassos in Greek was home to as many as 20,000 Greek Orthodox residents by the early twentieth century. The messy fallout of World War I and the collapse of the Ottoman Empire led to the land grabs of the Greco-Turkish War (1919–1922). The resounding loss of the Greeks in this war ended with violence and retribution, which was often aimed at the remaining Greek Orthodox community within the new Turkish borders, and in turn, against the Muslim Turks in Greece. Hundreds of thousands of Greeks fled the violence in Turkey, which led the governments to agree to a mutual compulsory population exchange starting in 1923 in order to staunch the bloodshed.

The residents of Kayakoy, who had thus far lived peacefully with their Turkish neighbors, abandoned the town and went to Greece, which was struggling to find places for the nearly 200,000 refugees of the exchange, added to the more than a million former Turkish residents who had fled before the official exchange. Over 300,000 Turks were forcibly removed from Greece to a war-ravaged, but land-rich, Turkey in exchange. The polar explorer and Nobel Prize-winning Norwegian scientist Fridtjof Nansen was assigned the task of organizing the exchange.

In Kayakoy, approximately 350 homes now sit empty and mostly roofless, along with two Greek Orthodox churches and the fountains and cisterns that watered the city. Harsh winters and strong winds have stripped the buildings down to ruins, making the town look ancient. A private museum tells the story of the town.

The book Birds Without Wings by Louis de Bernieres is set in a fictionalized version of Karakoy during WWI and the last days of the Ottoman Empire.

Stone Villa with great views

  • 5 of 5

This villa had everything we needed for a relaxing holiday. We found that a car was necessary, but the walks and nature around the house meant that often the car was not used especially when walking into Kaya. For trips to Fethiye and Olu Deniz and places such as Saklikent Gorge then a car is required, but we also spent so much time around the pool reading and relaxing that we could have probably used a taxi!! A great location and a real gem of a villa.

Private villa with great pool

  • 5 of 5

I have to say that I didn't move very far from the pool throughout our stay. However, there are some very pleasant restaurants nearby and some attractions not too far away - and I would certainly recommend a day-boat-ride from Fethiye, which takes you on a coastal trip to nearby bays and islands - superb. Barbaros is very clean and with an interesting layout - some good walks nearby to shake off the after effects of eating and drinking too much. I would definitely come back to this villa.

Wonderful villa in wonderful Kaya

  • 5 of 5

We spent two weeks in Barbaros villa and have to say that this was not long enough. For peace and tranquility and space of your own, this villla is ideal. The villa is a beautifully appointed villa with exposed beams and stone walls will antique carpets and furniture. It is in the perfect location overlooking the valley with the 'ghost town' opposite. It is totally private. It also has a very good-sized swimming pool. It is like staying in someone's own home. The kitchen is full of modern appliances; there is a BBQ outside; TV, satellite, music and DVD players; washing machine etc. Within a 5 minute drive are a number of excellent restaurants. There are supermarkets and other shopping opportunities within a 10 minutes drive. And nice beaches not too far away. Highly recommend and will return

Kaya Villa

  • 5 of 5

Beautiful villa, very luxurious,in romantic hillside setting. We were made very welcome and the facilities were excellent. We spent most of the days chilling by the lovely pool and enjoying the views. We hired a car through Ayse/Oscar, I do think you need that to access the villa. Once in the town ,transport is no problem. There is a great boat trip that takes you round the islands and stops at some of them. I paddled in Cleopatra's bath and had a mud bath. Ayse the manager can organise activities of the more adventurous kind if that's what you like. We would certainly recomend the villa.

Lovely villa in a great location

  • 5 of 5

Stayed in this lovely villa with my family for 10 nights in July and we all loved it. Well equipped to meet all your needs, it's in a great location between Fethiye and Olu Deniz, which are both within easy reach, and just a short drive from the village of Kaya Koyu which has a couple of small stores and several restaurants. The pool was spotlessly clean and was regularly maintained during our stay, and the property is cleaned once a week and is kept in good order. The local property manager, Ayse, was lovely and a great help, with nothing being too much trouble for her. She even arranged a meal out in Fethiye and a day's boat trip for us (which I can thoroughly recommend - we, as a family of four, had the boat to ourselves and the owner, his wife and son were delightful, and the lunch provided was amazing), and was happy to answer any questions and give advice on visiting the local area. The villa is a great place to relax after a day out, or just to chill for a day by the pool, and has a great view over the valley and Kaya Koyu. For our first visit to Turkey it was lovely place to stay and we can thoroughly recommend it.
