This traditional family villa is in the beautiful Garfagnana region of Northern Tuscany, set in the lush, green valley between the Appenine and Apuane Mountains.

The newly added 12 x 5 metre salt water pool has an additional 3 x 3 metre shallow childrens' pool, wide steps for easy entry, solar heated shower, patio with sun loungers and lovely garden surroundings. Views from the pool are truly beautiful.

With 3 bedrooms, 2 bathrooms and large outdoor dining patio area (seats 8), this renovated, atmospheric house is suitable for a large family or group of friends.

The owner has a share in a vineyard and a supply of complementary chianti wine is available to the guests. There is a pizzaria / restaurant in the village, within walking distance of the house.

The house is situated just off the rural road to the village of Pianacci, at the end of a small lane. There is ample car parking at the start of the lane below the house. There is an open outlook towards three other villages and the Pania di Corfino Mountain This is the only Alpine mountain in the Appenine range and is also famous for the Orrichiella National Park.

The house is well equipped and comfortably furnished and has traditional chestnut beamed ceilings and tiled floors. With a double, two twin bedrooms, large lounge with open fireplace, there is plenty of space to relax. A glass patio door leads from the sitting room on to the balcony. There is a large modern fully equipped kitchen with dining area (seats 8) leading on to a fine outdoor dining patio with sun umbrella. There are 2 large shower/bathrooms one which has a patio door on to the balcony. The second large sun patio and garden to the front of the house has outdoor furniture, a hammock and is shaded, in part, by fruit trees. Please note : the house is semi-detached, with many very private areas.

Garfagnana is 'Hidden Tuscany' at its best. With its stunning scenery it is the best area in Tuscany for walking and outdoor activities. We have close ties with an outdoor activities company who offer many international class adventures.

Castelnuovo, the nearby market town, has many restaurants, cafes, bars, specialist local produce shops, supermarkets and all other types of shops. There is a tourist information office and a weekly market selling a wide variety of fashion, household goods, flowers, fruit and vegetables.

The area around the village of Villa Collemandina is without doubt one of the most beautiful parts of all Tuscany. The neighbouring village of Castiglione has been voted as one of the nicest villages in Italy.

There is a tennis court open to the public only 10 minutes walk, at the sports cafe/bar. The local lake and picnic area is a 5 minute walk and fishing is available.

We can help arrange mountain biking, hill walking, horse riding, gorge walking, art classes and cooking classes which are all available locally.
