About the property

The converted studio is light and newly decorated and extremely comfortable and found in a traditional West Sussex village, within the heart of the South Downs National Park.

The property is within a village with its own green, church, pub, shop, pharmacy and grocers, but backs immediately onto open countryside for walking or running. Perfect for a relaxing weekend away from it all, or a base for exploring the countryside, museums and national trust houses, for boutique shopping and antique browsing and of course, fantastic country pubs. From Goodwood to Cowdray Polo, from Guildford's water park to treetop adventures, there is plenty for everyone to do.

It sleeps four people in one large double (superking) and one twin bedroom. A sofa bed in the sitting room can be used for a fifth person if needed.

It has a generous open plan kitchen and sitting room, with a table for 6 and a seating area with two large sofas and two armchairs to ensure maximum comfort while relaxing. The bathroom has a bath with shower and loo, plus there is a second separate loo. It is ideal for families, couples or groups of friends. It has wheelchair access.

The studio is opposite the main 17th century listed country cottage, which sits within its private 2 acre garden. The garden includes a large lawn, and a heated swimming pool (summer months) and tennis court. In addition there is an enclosed trampoline and a set of treble swings. We also have table tennis and junior table football. These facilities may be used subject to prior arrangement.

Access is up a private lane which we share with a few other houses, and continues onto glorious walks, runs and bicycle rides. Just 10 minutes from the A3, you will suddenly find yourself in rolling countryside, off the beaten track but close to shops and comprehensive amenities.

We are within easy walking distance of the village shop, green grocer, the village pub and church. The town of Haslemere with its boutique shops is less than 10 minutes drive. For supplies it has a ‘Cook’, Waitrose, Tescos. The town of Liphook, equally close has a large Sainsburys. While Midhurst, famous for Polo at Cowdray is 10 minutes in the other direction.

Within 15 minutes of the property (some walkable) are some of the best pubs you may ever find, including The Duke of Cumberland, The Rising Sun at Milland (delicious food and great atmostphere, and provides takeaways), Noah’s Ark at Lurgarshall for a typical lunch or supper on the cricket green), the Lickfold for both tapas and dining, and the Horse Guards at Tillington. If you prefer, you could stroll to the Red Lion for a pint on the green. We have some great local takeaways if you prefer to stay in and not cook– including the Banyan Tree indian cuisine – absolutely delicious.

We can be used as an access point for many leisure and cultural activities: Hot air ballooning is from our own village green; Petworth antiques and boutiques, Chichester (Goodwood racing, Motor Sports, Festival of Speed, and the famous Revival as well as relaxed shopping on the pedestrianised High Street for larger retailers as well as smaller boutiques); and Guildford (which has the indoor waterpark at the Spectrum; Tree top adventures at Wild Wood, and Air Hop trampolining park). Our nearest golf course - one of many nearby - is Liphook (under 10 minutes). 50 minutes south you will find beaches at West Wittering, Littlehampton and sailing at Itchenor, and at Portsmouth a fantastic shopping outlet at Gun Wharf.

In addition there are many specific places of interest including West Dean Gardens, the Roman Palace at Fishbourne, Chichester Cathedral, modern art at the Pallant House Gallery; Chichester Sculpture Park, the Weald and Downe Museum and Guildford Castle as well as the winery at Lurgarshall. Parks and houses include: Alice Holts, Petworth House and Park, Winkworth Arboretum, Hatchlands, Loseley Park. Theatres are found at Chichester (pre London debuts usually); and Guildford. Haslemere Halls provides a must see local village hall type cinema experience.

We are under an hour from Gatwick and Heathrow.

The studio is a perfect place to relax and unwind in total comfort. With so much to do in and around the area it is a great base for a perfect holiday.

We are very happy to discuss rates for longer term rentals for example over the polo season or racing season, holiday lets.

About Annie Hughes

We moved out of London two and half years ago to see if the grass is indeed greener in the countryside. We wanted to be in a traditional village community but with access to theatres, restaurants, shops – which we have here.

We’re both happiest at home or exploring our local area with friends and family.

We love entertaining and the studio is an extension of our open house.

Why Annie Hughes chose Haslemere

This property has had only two previous families living in it since 1930s - and we've met them both. It's always been a very happy home. Its extremely old in parts (16th Century) and modern in others (the studio, the main living area of the house).We loved that the property sat in the middle of its garden and that our children had instant access to the outdoors; and tennis and swimming.

We also loved that while it feels rural, we do have neighbours and we are a few minutes walk into the village, with its shops, pub and green.

Lovely comfortable property

Myself and 3 companions stayed at the Studio for 3 nights, we found it very comfortable. Plenty of room for 4 adults. It is in a very peaceful location and in the grounds of a beautiful house. Annie made us very welcome and provided a few basics which was appreciated. We sampled a few of the locally eateries recommended in the "property guide" and enjoyed them both. Thank you for a lovely stay and we hope to be back in the future.

DELIGHTFUL!!

Delightful large cottage in beautiful countryside. Very accommodating owners - really nice folks! Lots of kid toys for families but also very very quiet and peaceful for couples. Needs a microwave and a dishwasher would be nice - no washer/dryer but that's OK. Car a must to see the great sights nearby. One of the nicest spots we've stayed among 200 or so. Recommend highly.

Absolutely perfect for our family's summer holiday this year

We were so fortunate to have the use of the lovely garden, pool and tennis courts to ourselves. The place itself is very special but to have exclusive use of these outdoor things was just perfect for us at this time. Lucky us!!

Lovely cottage, well equipped, in a beautiful part of the English countryside

The gardens, pool area, tennis court and football pitch were everything a family with 2 boys could ever need - so much space, beautifully maintained, well laid out... absolutely perfect really. We had a great time in the artist's studio too, when we weren't enjoying the outside world, it is very well equipped and we had everything we needed. The owners are very welcoming and kind and thoughtful, and tried to do everything they could to ensure we had a lovely week's holiday. Which we did. So thank you !
