A South facing villa with the sea visible from the terrace, in a quiet and secure residential cul-de-sac with no neighbouring property overlooking. There is no passing traffic. Located in the glorious Croix des Gardes; 70 hectares of protected natural park, 5 minutes by car from the centre of Cannes and its glorious beaches .

This beautiful contemporary villa has been tastefully decorated in a contemporary style. On the ground floor the large bay windows of the living area open onto a spacious terrace offering unobstructed views of the garden and the sea in the background. Peaceful and uplifting with total privacy. The villa is highly secure with with closed-circuit television with Alarm and Police monitoring.

Set in the heart of a 1000 sq m garden, it features a lovely swimming pool 9'x5' with pool house offering al fresco dining. There is also a summer kitchen with barbecue and pizza oven. Garaging for 2 cars, with overflow parking within the villa and directly outside the property. There is an independent office beside the garage.

The villa offers 200 sq m of air conditioned living space.

Ground Floor: a spacious and bright living room with fully fitted kitchen. All equipment is new. Dining areas both inside and outside the villa.

Large South facing terraces with water feature and fireplace for romantic evenings.

Bedroom with double bed, en-suite bathroom and separate toilet.

Garden level: Master bedroom and ensuite bathroom with bath, leading onto the pool. One double king size bedroom (also splits into 2 large single beds. Fourth double bedroom with shower room and toilet.

There is also a gym with a cross trainer, TRX pulley, weights and a press bench.

All the rooms open onto the garden. There is no passing traffic; complete tranquility.

Cannes, common to Monaco offers quite the best restaurants and Luxury shopping facilities within the Cote d'Azur. The villa is 5 mins from the SPA and thalassotherapy centre in the Old Port.

Stunning Villa set in the hills above Cannes

Wonderful villa a 15 minute walk uphill from Cannes with spectacular views overlooking the tree lined hills and out to sea.

The villa itself has beautiful pool and several terrace areas and inside is excellently equipped and beautifully furnished.

We were a family of 6 adults and 2 young children, it suited our needs perfectly, spending our days with time by the pool and lunches in town. Our evenings, once the children were in bed, were spent enjoying dinner and drinks on the terrace admiring the view. The location and limited road noise added to the secluded charm. We couldn't have wished for anything more.

A lovely bright, airy private villa

What a welcome site after an early morning flight, and although it was only the start of the season the pool was just too tempting! It was wonderful to take a dip in the refreshing water.

We enjoyed the short walk or uber ride from the vibrants of the Cannes film festival up to the peace and airiness of the villa. The weather was too good to think about using the gym, but even knowing it was there allowed me to make the most of all the delicious food we prepared on the BBQ and eat in local restaurants.

This is a very easy and elegant villa to stay in.

The house is stunning and well maintained. Very beautiful gardens and excellent terrace

Everything worked and really good for a large family or a few couples. Good sound system and we have lasting memories of long lunches in the sun listening to music. An oasis and would certainly go back!

Wow!! A beautiful villa with every modern amenity

The owners have recently completed a complete refurbishment of the villa and we wanted for nothing whilst there. The villa is located in a secure and tranquil residential area in the beautiful Croix des Gardea natural Park. The local beaches are just 15 minutes by foot and 3 minutes by car. UBER also operates in the area. We visited: St Tropez, St. Paul de Vence, Monaco, Gorges du Verdon and Aix en Provence. A lovely area, a great villa and also easily accessible.

superb modern villa with high specification and very relaxing

Sometimes when booking places, it may feel like the photography is too good to be true, however it certainly lives up to the expectation and more.

From the moment we booked through Homes and Away we had contact from the owners and the service and local knowledge was great.

The villa is set in a great location only 15 mins walk to the centre of town or 5 mins in taxi.

I believe only recently refurbished and to a very high standard. There is plenty cookware, good sets of cutlery and all necessary items you would need for a comfortable stay.

There is a sonos surround sound system in the property allowing you to control the music in the rooms.

Furniture and beds throughout are of high quality and very comfortable.

Felt like a very safe area and would highly recommend.

We enjoyed a very comfortable stay in this lovely modern villa that is maintained to a high standard throughout. We liked its position and outside space with lots of sunny terraces. It offers a good balance for Cannes as it is in a peaceful location but yet is only a short walk to the beach.
