Secluded family villa in a wonderful village

In the upper part of the village of Ozankoy, the villa is in Northern Cyprus.

The villa is set on rising ground above its orchard where you can pick fruits in season. Steps lead up to the pool terrace with its loungers, sunshades, barbecue and table and chairs. More steps lead up to the main villa terrace. The villa is also reached from the drive by steps from the drive and car port. The villa is furnished to a high English standard. On the ground floor there is an open plan dining/sitting area and kitchen. Behind this area are the four bedrooms and two shower rooms. Outside on the ground floor there are two roller awnings with a dining table and chairs. Inside stairs take you to the upper floor where there is an enormous sitting room with satellite television and broadband internet access. Outside there is a roof garden with loungers, dining table and chairs and a barbecue. With views to Bellapais Abbey and the sea. The villa is fully air conditioned.

Car Hire is through the company that manages the villa for us. They will pick you up from the airport and take you to the villa where your hire car will be waiting. They also have the key to the villa. On your return they will collect you from the villa and take you to the airport.

The Villa is a non-smoking villa. A Welcome pack will be supplied on your arrival. We do not let the villa to single sex groups.

About the Owner

We are four siblings, who jointly own Villa Ruya. My self and my younger brother both holidayed in Northern Cyprus when we were small children before the troubles of the early 1970's. When our parents finally returned here to holiday again, they fell in love with Cyprus for a second time and Villa Ruya - translated as 'Home of Dreams', was the result. My self and my younger sister run this home with the help of our wonderful property manager and our brothers assist us with their wisdom and knowledge of both property and financial expertise. I think we make a pretty good team!! We all hope that you will thoroughly enjoy your stay at Villa Ruya and fall in love with Cyprus as much as our parents did.

Perfect villa for a relaxing holiday

We all had a very relaxing time at Villa Ruya. It had everything we needed for a truly enjoyable holiday. Lots of space for the four of us and very comfortable. We all loved the large secluded pool and sunbathing area. The large sun umbrellas came in very handy as we had two weeks of nonstop sunshine :) Loved the location and being able to walk into Ozankoy village for dinner (especially Erols!)

Beautiful but with down sides

The villa is delightful in many ways and we had a very good holiday. It is a well equipped place with plenty of space indoors and out. The pool area is lovely and is certainly where we spent most of our time. It's really well positioned for walking into the village, which we did many evenings. The villa is strategically designed to keep as cool as possible, with shutters, veranda , etc. It's also a very quiet location, despite being close to the village, and the views of the night sky are beautiful.

There were a couple of things which I was less keen on, one of these was the drainage arrangements. I understand this is an older villa but I think that, for many people including us, the arrangements for toilets would be off-putting and this should be made clear in the information prior to booking. This is the 4th time we've been to this area and this the first villa where this has been an issue.

The gardener is very pleasant and polite man and I understand that you have to keep the gardens, however having him there for 6 hours a day, three days a week changes the dynamics of the holiday. Again I think this should be mentioned in the information given before booking.

It was certainly disappointing that wifi wasn't all over the villa as advertised.

One final thing, we were shocked to see in the guest book that certain guests had been referred to as "guests from hell - black listed". Even if guests had been disappointing in some way, there is no need to be so rude. It was off-putting and made us think "what will be said about us?" Whilst I understand that renting out a property is an act of faith, and also that some tenants do not toe the line as it were, this is not a magnanimous way of dealing with the problems you may have had. This, plus the tone of the very many rules of the villa and the constant reminders of the financial penalty of not obeying the rules, made it not a relaxing experience. There were comments in the guest book which suggest others felt the same.

I think it's a shame that there is a review of the villa on this website from one of the co-owners of the villa as, given there are so few reviews, it carries undue weight in terms of views of the villa which I certainly thought were independent.

Owner's Response: I and my siblings are delighted that you enjoyed using our much loved family villa and home for your holiday, and are glad that you enjoyed the beautiful village of Ozankoy too. We have jointly owned the property for many years but only in the last few months have taken over the running of it from our mother, after the death of our father, who successfully let the property for over 17 years with the help of Kemal Karapasha as the property manager. The ‘book of rules’ has built up over the years of having guests staying at the villa who did not treat it with respect and therefore we now have to spell things out to our guests. A sad reflection of how other people can behave, especially noting your comments about the ‘guests from hell’. I agree that this was not our finest hour and these comments have now been removed from the visitors book, however to lend some balance to this it would be to understand the damage that was caused to the villa during their stays. Much of which we now see in the ‘rule book’, including, the septic tank arrangements! So I apologize if it seems tiresome but we do have considerable experience in renting our home and feel that information with regards ‘expectation’ has proved to be most valuable to our guests, and ensuring that every guest who arrives at the villa finds it in the best possible state. WiFi is advertised on the Owners Direct Website as ‘only available in the top floor sitting room.’ I have also updated the other information that you felt was lacking from the website, thank you. With regards the review, although posted by myself was most certainly not my words but that of a guest who had been coming for many years. He had asked me to put his comments from our previous page, run by our mother, so that people would know what a special place it was. I have however, now removed the review. I hope that you have found our response helpful and I have been grateful for an opportunity to share some of our reasoning behind the way we run the villa.

Fantastic home in superb location.

We are a family of five. The property was perfectly large enough, very clean and well maintained, with everything we needed. The pool was very well used by the three boys and the 'VIP' lounge upstairs was just the ticket for relaxing out of the sun. Walkable to Bellapais and some great early morning runs and walks up on the hills. Highly recommended!

Beautiful Villa Ruya...can't wait to return

We had a wonderful holiday at Villa Ruya. From the initial booking to the end of our time there, we only have good memories.

The booking procedure was very straightforward and the owner was very helpful giving us plenty of information and advice before our trip. This too was also available at the villa.

Arriving at Villa Ruya late at night, we found the 'welcome pack' very handy until we found the local stores in the village. There are also several large supermarkets on the main road which were well stocked.

The villa itself was very clean and well maintained. The kitchen itself is a good size and has everything you could wish for. Whilst we ate out on several occasions, we dined at the villa lunchtimes and some evenings. The view from the dining area outside the kitchen overlooking the pool was lovely. Surrounding views from the upstairs terrace towards the ocean and the mountains were very picturesque.

Whilst we didn't really spend much time inside, there was a very comfortable large lounge upstairs, and an indoor dining area.

The gardens around the villa are beautiful being very colourful and well tended.

The large swimming pool is really inviting, with plenty of sunloungers and shade.

Within easy walking distance (about 5 minutes) into the village, we ate at a few of the restaurants there; they were all good. Our particular favourite in the village was The Corner House, whilst a very short car ride away was Rafters; both serving excellent food and with great ambience.

Overall we had a fabulous holiday at Villa Ruya and will be returning this summer.

A superb holiday Villa in a beautiful location

We were only able to stay for one week but wished it had been a great deal longer. Villa Ruya is extremely well cared for, beautifully equipped and was spotlessly clean and immaculately prepared when we arrived. Its gardens and magnificent pool make for a very special holiday retreat. The owners provided, in advance, a comprehensive dossier of helpful information covering all aspects of local life, attractions and places to visit. A car is highly recommended and the owners have an arrangement with a local agency that hires cars, provides a collection and delivery service to and from the Island's Airports and maintains the property and provides immediate attention in the event of any incident or failure. The village has a number of restaurants and a couple of small shops for emergencies, but a very short drive down the hill towards Kyrenia brings you to a number of well stocked and extremely inexpensive supermarkets. Kyrenia itself is a delightful town and the North's jewel in the crown.

The weather was hot but the air conditioning very effective. We are going back again, in May this year, and very much look forward to revisiting our favourite restaurants and shops and to travelling further afield now we feel so much at home in Ozankoy.

We have recommended this Villa to a number of friends and will continue to do so. A 5 Star rating carries some responsibility and we have no hesitation in awarding the property and its meticulous owners such a well deserved rating.

What an amazing place. The description simply didn't do it justice. It is incredibly well appointed and everything is beautifully maintained and up to date. The gardens are stunning, terrific pool, the housekeeper/manager could not have been more welcoming, accommodating and efficient. In short this place is hard to beat and I couldn't recommend it highly enough. Thank you for a wonderful place to stay in the most beautiful surroundings. The views from the top terrace are worth the stay alone! Look no further, you've just found the place to stay!

ON BOOKING 50% deposit of the total cost of your holiday to include 50% of the refundable bond. Your holiday is not guaranteed until the
deposit is received. An acknowledgement of this sum is made showing the date by which your final payment and the remainder of your Refundable Bond must reach us. No further reminder will be sent . If you book within 8 weeks of departure the total must be paid in full at the time of booking together with the refundable bond. Payment must be made in £Sterling. There is an additional £50.00 charge for international payments.

FINAL PAYMENT – this is payable 8 weeks before departure. Failure to pay the final sum by the due day will invalidate your holiday and the weeks will be re-let.
