Occupying delightfully landscape mature gardens with views across to the sea, Sunbury Court is a four-bedroom detached property, in a quiet residential area but within a five-minute walk to the magnificent beach of Perranporth, well known for its swimming and surfing. If however surfing is not your thing the huge expanse of the soft golden sand is perfect for sandcastle building and the walk along the cliff tops is exhilarating for its scenery. In the village you will find surf schools, a variety of small shops, cafes and bars with numerous local activities such as horse-riding, tennis, bowling and gliding. A regular bus service from Perranporth can take you to Truro, Newquay and St.Ives making this an ideal location for your family holiday. The accommodation is homely and inviting, has deceptively spacious rooms with large windows and sea glimpses from the lounge and two of the bedrooms. With a mixture of traditional and contemporary furnishings, the comfortable accommodation is well equipped for a family holiday. The elevated gardens to the rear are quite secluded and bounded by high hedging where there is a patio with ten steps leading up to a grass area supplied with garden furniture and a built in BBQ.

Utility Room: Washing machine and a tumble dryer. Lounge: Reclining sofas and chairs, 42" Smart TV with Amazon Prime, DVD player and a music system. Dining Area: Semi open plan with the lounge: Dining table with chairs to seat eight people. Hallway: Cloakroom with wash hand basin and w.c. Bathroom: Shower over the bath, wash hand basin and w.c. Sun room: Table & 5 folding wooden chairs with a sliding door leading into the utility room with w.c. Bedroom One: Double Bed (4ft 6ins). Bedroom Two: Double Bed (4ft 6ins). Study/Play Room: Double sofa (incorporating a double bed for alternative sleeping), working desk, flat screen t.v and wifi. Open plan staircase from the dining area to the upstairs rooms. Bedroom Three: Double bed (4ft 6ins) Bedroom Four: Twin Beds (3ft). All downstairs bedrooms have wash hand basins. Bathroom: Electric shower, wash hand basin and w.c.

• RNLI Lifeguards are on duty at the end of the beach closest to the town from

Easter holidays

1st May to the 30th September

October half term.

Lifeguards are also stationed at the Perran Sands end of Perranporth beach from mid May to the end of September.

• Perranporth beach is dog friendly allowing dogs on the beach all year round. From July to September dogs must be kept on a short lead between 10am and 5pm.

• Perranporth has access to South West coast paths in both directions for walking and exploring this beautiful part of Cornwall.
