About the property

2 ensuite bedrooms, courtyard garden. Stunning setting, pet friendly, broadband

Beautiful stone built barn conversion renovated to a high standard, awarded ****FOUR STAR**** rating by Quality in Tourism Assessment Report. 100% achieved for cleanliness 2017 yet again!

Features include traditional kitchen with original bread oven and copper. There is an oven with new hob with extractor fan above. New work surface lighting. Fridge freezer and secondary small fridge, washing machine, microwave, slow cooker, use of tumble dryer. New full size dishwasher and enough china, cutlery and glass for 8 guests. We always provide a small amount of washing powder and dishwasher tablets etc., for emergencies.

One double bedroom with ensuite shower room and one twin bedroom with wet room, fully accessible and located on the ground floor. Both shower rooms have electric heated towel rails as well as oil central heating radiators.

Large conservatory/dining room with doors opening onto court yard garden with dining rush seat/ladder back seating and table for 6 persons and a leather sofa bed with other occasional seats. There is a small television and music/radio in the conservatory also.

Upstairs there is a large sitting/television room, fully beamed with one Chesterfield, one two seater sofa, two comfortable leather easy chairs and one Georgian tub chair. There is a small desk with collection of books and cds.

This cottage is ideally situated on a working farm and horse livery yard. Located between Woodstock and Burford on the edge of the Cotswolds, yet only 20 minutes from Oxford. Please note that the farm is 12 miles from Oxford via the A40 which is a very busy road in rush hours and 14 miles from Oxford via A4095, through Bladon and past Yarnton, which is a much quicker route into town.

Well behaved dogs and horses are welcome. From the farm there is a superb network of bridleways and walks. We have a small 1000 year old Church at the bottom of the drive and a 4th century Roman Villa within easy walking distance.

Witney (2 miles) is a market town previously famous for its blankets and now a vibrant shopping centre with many amenities and supermarkets.

Please contact us if there is anything we can do for you to make your stay more pleasant, including shopping, booking tables in restaurants, etc. We have been virtually fully booked since advertising with holiday-rentals.

Please note:: As we are a working stock farm and horse livery yard we do ask that children and pets are fully supervised at all times. We have many fields and walks on the farm. The sows are farrowing all year, ewes are lambing in the Spring and mares are foaling in the Spring/early Summer. Please do not walk round the back of horses and mind little fingers! The property’s web site is easy to navigate and contains a very good selection of attractive photographs of the

property that are a true representation of the property. The Access Statement available on the web site as

was the Star rating and logo. Social networking links to broaden web-exposure were in use.


Impeccable standards of cleanliness were noted throughout the accommodation. The bedrooms were

spotless with great care taken in the presentation of all details. The bathrooms were sparkling with fixtures

and fittings highly polished.

The first floor sitting room and the ground floor dining room were also presented to a high standard of

cleanliness as was the kitchen.

The impression gained on arrival was of freshness and cleanliness for which Mrs Colson should be


Public Areas

Very well presented living areas; carefully decorated and furnished very much in keeping with the nature of

the cottage. Leather easy seating was not only practical but enhance the appearance as well. Clean practical

well maintained paint work with attractive use of wall relief adds further interest. Very good quality tiled

flooring in the dining room and carpeting upstairs in equally good condition. Very good provision of occasional

items that included games and books. Well presented solid wood dining table along with well-matched

seating. Thermostatically controlled heating augmented by an electric log effect stove that would be most

welcome in cooler months. Very effective range of lighting offers both practicality and ambience. Very good

spacial aspects for the advertised number of guests.


The bedrooms were of a very good size. The décor was traditional and maintained to a very good standard.

The carpeting was in very good condition. The solid wood furniture was in keeping with the décor and offered

ample storage and hanging space with matching wooden hangers adding to the sense of quality. The beds

were of a very good quality with the mattresses appearing to offer comfort and support. Very good quality bed



The two en suite bathrooms were very well presented with fully tiled walls. The non-slip vinyl floor in one and

the tiled floor in the other finished off the overall presentation. High quality shower in one bathroom and

second benefited from being a wet room. Task lighting was effective and bathrooms were warmed by heated

towel rails. Thought could be given to replacing pull strings, for ease of cleaning, with an alternative such as

old style high level lavatory chain or ball and socket chain with a handle remembering that string at top is

required for insulation or a string of glass beads or hospital quality pull strings.


Very well appointed kitchen continued to present to a high overall standard. Well decorated with effective use

of stainless steel back area. Very good tiled flooring offered an easy to clean surface. Modern units and work

tops offer ample storage and work space with drawers running smoothly. Effective lighting and ventilation.

Very good range of appliances and equipment all in very good order. Plentiful provision of well matched

crockery, glassware and very good weight cutlery items. High quality heavy based stainless steel saucepans

along with very good provision of utensils provided. Very well thought out area allowing for access and use.

Management Efficiency

Bookings are handled by the owner and the property enjoys a high level of business. Guests are welcomed by

the owner and a welcome pack is provided on arrival that includes a tea tray along with home-made cake and

bread, sausages and eggs from the farm, and fresh fruit and flowers with toiletries and general cleaning


Guest information files are well presented and provide useful information on the surrounding area, appliances

manuals, maps and information sheets are all included for guests.

Potential for Improvement

Thought could be given to replacing pull strings in bathroom, for ease of cleaning, with an alternative.

About Mrs Pat Colson

I was actually born in Cowbridge, South Wales, but my parents moved to the Cotswolds to farm when I was 3 months old. I have lived in this area on farms ever since!

Why Mrs Pat Colson chose Witney

We bought this small farm 14 years ago, as we wanted to downsize and concentrate on stock farming and breeding rare-breed pigs and Welsh Ponies. We also have commercial sheep and cattle. The Old Bakehouse was a disused barn next to the main farmhouse which housed the bread oven and washing copper. We converted it 12 years ago into a holiday cottage and it has been fully booked ever since! We have many regulars stay with us.

What makes this cottage unique

Field Farm is a unique farm in the traditional manner. It has lovely old listed barns, stone walls and acres of old permanent grasslands with no corn in sight. The rolling hills descend into a beautiful wetland with stream and young woodland, a breeding ground for snipe, barn owls and other lovely wild birds.

The floor is attractively tiled throughout. The twin wet room en-suite has a seat with rails under the super power shower, wc with rails, and basin and large mirror over. Both bathrooms have ceiling spot lights and oil radiators with towel rails over. We have also added additional electric towel rails for when the oil central heating is turned off in the Summer months.

The cottage has two bedrooms, one double ensuite and one twin ensuite. However the conservatory has a leather sofa bed. We also can provide a put-you-up bed which can go into the twin room providing beds for three children. Please note that there are only two bathrooms which are only accessible through the two bedrooms. The cot usually goes into the double room which has an area ideally suited for it. The kitchen has been thoughtfully modernised. There are plenty of attractive built in cupboards, granite effect work surface surrounding a hob with stainless steel extractor fan and oven. It also has the magnificent fireplace with lovely beams with the copper to one side where in the past the clothes were washed and the large bread oven to the other side. The Old Bakehouse has been tastefully modernised and comfortably furnished while still retaining the original character and charm you would expect from a traditional 18th century building.

Idyllic Converted Barn

From the moment we arrived we were made welcome by Pat. The time passed very quickly and even though it was late in the year most days were fine with sun, we were lucky there. The whole experience was one my wife and myself thoroughly enjoyed. The cottage was in a wonderful condition with all the amenities you would wish for. If there is anyone looking for a break away from it all we would recommend it. We do intend to return in the not to distant future.

Tranquil, ideal and pleasant stay...

In this hectic world it’s good now and again to unwind in the countryside surrounded by beautiful views, horses and delightful birds singing as you wake up. A welcome retreat. The Bakery has all you need to relax and unwind with all the essential self-catering needs at hand. With Woodstock, Blenheim Palace and Witney nearby it’s perfect. Pat is lovely and very helpful and will take the time you need if you have any questions whilst staying. Thank you for my lovely respite.

Very comfortable and peaceful cottage with good amenities

We really enjoyed our stay in The Old Bakehouse. Comfortable beds, good kitchen with all you would need and a very good lounge on the upper floor. Lovely to be able to go for walks, from the door, into the countryside. Although the weather wasn't good it didn't spoil our stay as we really appreciated the peace, with no traffic!

Lovely cottage, adorable NEIGH-bours

The cottage was so comfortable, the owners were really nice and the location perfect for shorter and longer strolls through the beautiful countryside. It was hilarious to be greeted by our four-legged neighbours every morning: faces of adorable horses were the first thing to see when we looked out from the conservatory windows. Highly recommended!

The farm is situated down a private half mile tarmac drive across rolling green fields filled with horses, sheep and cattle, on the outskirts of North Leigh village, on the edge of the Cotswolds. North Leigh is situated approx. 2 miles from Witney the local market town. Woodstock and Blenheim Palace are approximately four miles away. Stunningly beautiful Burford is within easy reach (15 minutes drive). Oxford is a twenty minutes drive. The nearest train stations are Charlbury and Long Hanborough - a few minutes drive. Oxford train station is 20 minutes away and

Central London is a maximum 2 hours away by road.

All Cotswold attractions are within a 45 minutes drive including Stow-on-the-Wold, Chipping Norton, beautiful Bourton-on-the-Water, the Swells and Stratford-upon-Avon. Warwick Castle is not much further. That is the beauty of this cottage; we are central for the Cotswolds but also very near to Oxford, the motorway network, Cheltenham Spa and central London. Paddington station is an hour by train from Long Hanborough.

There is a plethora of historical sites, beautiful gardens, fabulous houses to visit in the near locality and for the children the Cotswold Wildlife Park is only 15 minutes away and the Cotswold Water Park is not far away near Cirencester.

Other Activities: Bird watching and many local historical sites to visit. There are also a wide variety of excellent pubs/restaurants for dining out within easy reach - The Plough at Finstock, The Royal Oak at Ramsden and the George and Dragon at Long Hanborough to name a few.

Golf: There are many local golf courses. We have had many golfers stay with us.

Please contact me for negotiable short break rates. A three night low season booking is £360 and three night mid season booking is £425 for 4 persons or less. I am afraid that I only accept Saturday to Saturday bookings in High Season. I usually ask for a 10% deposit to secure the property if the property is booked privately and the balance may be paid by Bank Transfer, cheque or cash. I am afraid I am unable to accept cards. I require that all guests complete my booking form which is attached via email or homeaway platform.

  • 50% refund for cancellations more than 30 days before check-in date.
  • 100% refund for cancellations more than 60 days before check-in date.
