Beautiful stone built barn conversion recently renovated to a high standard, awarded ****FOUR STAR**** rating by Quality in Tourism Assessment Report. 100% achieved for cleanliness 2016! Features include traditional kitchen with original bread oven and copper. One double en-suite bedroom, one twin bedroom with wet room, fully accessible and located on the ground floor. Large conservatory/dining room with doors opening onto court yard garden with seating for 6 persons. Upstairs large sitting/television room, fully beamed.

This cottage is ideally situated on a working farm and horse livery yard. Located between Woodstock and Burford on the edge of the Cotswolds, yet only 20 minutes from Oxford. Please note that the farm is 12 miles from Oxford via the A40 which is a very busy road in rush hours and 14 miles from Oxford via A4095, through Bladon and past Yarnton, which is a much quicker route into town.

Well behaved dogs and horses are welcome. From the farm there is a superb network of bridleways and walks. We have a small 1000 year old Church at the bottom of the drive and a 4th century Roman Villa within easy walking distance. Witney (2 miles) is a market town previously famous for its blankets and now a vibrant shopping centre with many amenities and supermarkets.

Please note:: As we are a working stock farm and horse livery yard we do ask that children and pets are fully supervised at all times. We have many fields and walks on the farm. The sows are farrowing all year, ewes are lambing in the Spring and mares are foaling in the Spring/early Summer. Please do not walk round the back of horses and mind little fingers! Overview

Old Bakehouse achieves a Four Star Self-Catering rating and overall sits comfortably within the rating. It

offers comfortable accommodation in a pleasant farm environment.

Externally, the property presents professionally with clear signage and the property benefits from a pretty

walled garden that overlooks the farmyard.

Mrs Colson felt the current rating was working for her.

The property’s web site is easy to navigate and contains a very good selection of attractive photographs of the

property that are a true representation of the property. The Access Statement available on the web site as

was the Star rating and logo. Social networking links to broaden web-exposure were in use.

Cleanliness/Housekeeping

Impeccable standards of cleanliness were noted throughout the accommodation. The bedrooms were

spotless with great care taken in the presentation of all details. The bathrooms were sparkling with fixtures

and fittings highly polished.

The first floor sitting room and the ground floor dining room were also presented to a high standard of

cleanliness as was the kitchen.

The impression gained on arrival was of freshness and cleanliness for which Mrs Colson should be

congratulated.

Public Areas

Very well presented living areas; carefully decorated and furnished very much in keeping with the nature of

the cottage. Leather easy seating was not only practical but enhance the appearance as well. Clean practical

well maintained paint work with attractive use of wall relief adds further interest. Very good quality tiled

flooring in the dining room and carpeting upstairs in equally good condition. Very good provision of occasional

items that included games and books. Well presented solid wood dining table along with well-matched

seating. Thermostatically controlled heating augmented by an electric log effect stove that would be most

welcome in cooler months. Very effective range of lighting offers both practicality and ambience. Very good

spacial aspects for the advertised number of guests.

Bedrooms

The bedrooms were of a very good size. The décor was traditional and maintained to a very good standard.

The carpeting was in very good condition. The solid wood furniture was in keeping with the décor and offered

ample storage and hanging space with matching wooden hangers adding to the sense of quality. The beds

were of a very good quality with the mattresses appearing to offer comfort and support. Very good quality bed

linen.

Bathrooms

The two en suite bathrooms were very well presented with fully tiled walls. The non-slip vinyl floor in one and

the tiled floor in the other finished off the overall presentation. High quality shower in one bathroom and

second benefited from being a wet room. Task lighting was effective and bathrooms were warmed by heated

towel rails. Thought could be given to replacing pull strings, for ease of cleaning, with an alternative such as

old style high level lavatory chain or ball and socket chain with a handle remembering that string at top is

required for insulation or a string of glass beads or hospital quality pull strings.

Kitchen

Very well appointed kitchen continued to present to a high overall standard. Well decorated with effective use

of stainless steel back area. Very good tiled flooring offered an easy to clean surface. Modern units and work

tops offer ample storage and work space with drawers running smoothly. Effective lighting and ventilation.

Very good range of appliances and equipment all in very good order. Plentiful provision of well matched

crockery, glassware and very good weight cutlery items. High quality heavy based stainless steel saucepans

along with very good provision of utensils provided. Very well thought out area allowing for access and use.

Management Efficiency

Bookings are handled by the owner and the property enjoys a high level of business. Guests are welcomed by

the owner and a welcome pack is provided on arrival that includes a tea tray along with home-made cake and

bread, sausages and eggs from the farm, and fresh fruit and flowers with toiletries and general cleaning

materials.

Guest information files are well presented and provide useful information on the surrounding area, appliances

manuals, maps and information sheets are all included for guests.

Potential for Improvement

Thought could be given to replacing pull strings in bathroom, for ease of cleaning, with an alternative.

A perfect basis for exploring

There is so much to see and do in the area. In less then one hour, you can reach lovely villages, castles, gardens and much more in Oxfordshire, Gloucestershire and the Cotswold area.

The location of the cottage is perfect, sorrounded by countryside and farm animals, its peaceful and relaxing.

The owners are very welcoming, discreet and though helpful, don't hesitate to ask where to eat in the area. We were suggested some local Inns, with great food and atmosphere.

The cottage fulfill in al ways our expectations. Wonderfuld beds. It was spotless and provided with everything we needed.

We will definitely recommed this property to our friends.

A lovely long weekend in the cosy Old Bakehouse.

The setting was fantastic with views of the stables and horses from the conservatory windows. The property was well equipped (especially the kitchen) and clean, including all the facilities described on the website. We received a warm welcome with tea, coffee and cake! Pat was very friendly and helpful during booking and paying for the rental. The property was the perfect size for a few days away. Features including exposed beams, stonework and old bread ovens made the property feel that little bit more special.

We enjoyed exploring the farm and village church, local Roman Villa, and trips into Oxford (about 30 mins drive by car - a little longer than described on the website).

Definitely recommend this!

Owner's Response: Thank you Abbey for taking the time to write a review. We are pleased that you enjoyed your stay here at Field Farm. I am sorry that it took longer for you to drive into Oxford. To Oxford via the A40 is 12 miles (and does get very congested due to amount of traffic and roadworks) and via the A4095, through Bladon and past Yarnton is 14 miles. We personally always go into Oxford via the A4095 and although 2 miles longer, is significally less time consuming and when I used to go up to the John Radcliffe once a week, always took around 20 minutes. I think a lot depends on the time of travelling as well. A good alternative for our guests is to use the train from Long Hanborough (next village). The journey time is 10 minutes straight into Oxford station. We also have a good regular bus service from North Leigh into Oxford but that does take much longer as the route invariably goes around the local villages. Perfect Cottage with a Perfect Location

The Old Bakehouse is warm, cozy, well equipped, and perfectly located. The friendly owners were available to answer any questions or to solve any problems. We enjoyed the serenity of the location, while still being close to public footpaths, groceries, and National Trust properties. We would recommend this property highly.

Fantastic find

We had a very warm welcome with home made cake waiting for us in the kitchen! Cottage was spotlessly clean and fully equipped with everything you would need. Well placed for plenty of places to visit. Would recommend

Wonderful Holiday in the Cotswolds

We arrived at the cottage to a lovely warm welcome from Peter and Pat, a wonderful cake and milk for our tea also awaited our arrival. The location was so idyllic , we felt so fortunate to be staying in such a beautiful part of the world. We were able to visit so many lovely places nearby during the day , whilst looking forward to spending some time at 'our' lovely cottage when we got back. It was so quiet in the evening , we were able to enjoy our time together and relax with all the amenities we could have wished for at our disposal. When we got up each morning we were greeted by our lovely new friends (the horses) and other animals around the farm . There were a few tears when saying goodbye to all the animals at the end of our stay! We couldn't have wished for a better place to stay , we have lovely memories of our time together. Thank you Pat and Peter, we hope we can stay again sometime in the future.

Absolute Perfection

As with most of our trip, I got us all horribly lost and Pat and Gary were so patient even driving out to meet us and guide us to the farm. The Bakehouse is clean, comfortable, well equipped and just wonderful for a short or extended stay. We stayed a week.

The beds are super comfortable and my one 13 year old daughter renamed the loft the "Teen Cave" because it had comfortable furniture, a large flat screen and wasthe perfect place for she and her sister to hang out. Water pressure and availability of hot water is fantastic and the kitchen has everything you need for making meals.

Witney is a short drive and has every store imaginable including 2 large supermarkets. I highly recommend Waitrose for its selection of foods over Sainsburys. If you love animals yo will love this farm with its geese, horses, sheep and dogs. The main thing though that makes this property as great as it is are Pat and Gary. We had an issue where one of our party (most likely my daughter) lost the only new key to the patio doors. Pat was so gracious and forgiving and managed to find an old key to make the doors open.

I would highly recommend this property to anyone especially those wanting a quiet break from hectic touring or just a stay in an idyllic setting. Thank you Pat and Gary.

We bought this small farm 11 years ago, as we wanted to downsize and concentrate on stock farming and breeding rare-breed pigs and Welsh Ponies. We also have commercial sheep and cattle. The Old Bakehouse was a disused barn next to the main farmhouse which housed the bread oven and washing copper. We converted it 8 years ago into a holiday cottage and it has been fully booked ever since! We have many regulars stay with us.

The farm is situated down a private half mile tarmac drive across rolling green fields filled with horses, sheep and cattle, on the outskirts of North Leigh village, on the edge of the Cotswolds. North Leigh is situated approx. 2 miles from Witney the local market town. Woodstock and Blenheim Palace are approximately four miles away. Stunningly beautiful Burford is within easy reach (15 minutes drive). Oxford is a twenty minutes drive. The nearest train stations are Charlbury and Long Hanborough - a few minutes drive. Oxford train station is 20 minutes away and

Central London is a maximum 2 hours away by road.

All Cotswold attractions are within a 45 minutes drive including Stow-on-the-Wold, Chipping Norton, beautiful Bourton-on-the-Water, the Swells and Stratford-upon-Avon. Warwick Castle is not much further. That is the beauty of this cottage; we are central for the Cotswolds but also very near to Oxford, the motorway network, Cheltenham Spa and central London. Paddington station is an hour by train from Long Hanborough.

There is a plethora of historical sites, beautiful gardens, fabulous houses to visit in the near locality and for the children the Cotswold Wildlife Park is only 15 minutes away and the Cotswold Water Park is not far away near Cirencester.

Other Activities: Bird watching and many local historical sites to visit. There are also a wide variety of excellent pubs/restaurants for dining out within easy reach - The Plough at Finstock, The Royal Oak at Ramsden and the George and Dragon at Long Hanborough to name a few.

Golf: There are many local golf courses. We have had many golfers stay with us.

The rolling hills descend into a beautiful wetland with stream and young woodland, a breeding ground for snipe, barn owls and other lovely wild birds.

We have also added additional electric towel rails for when the oil central heating is turned off in the Summer months.

Notes:

  • The cottage has two bedrooms, one double ensuite and one twin ensuite. However the conservatory has a leather sofa bed. We also can provide a put-you-up bed which can go into the twin room providing beds for three children. Please note that there are only two bathrooms which are only accessible through the two bedrooms. The cot usually goes into the double room which has an area ideally suited for it. The kitchen has been thoughtfully modernised. There are plenty of attractive built in cupboards, granite effect work surface surrounding a hob with stainless steel extractor fan and oven. It also has the magnificent fireplace with lovely beams with the copper to one side where in the past the clothes were washed and the large bread oven to the other side. The Old Bakehouse has been tastefully modernised and comfortably furnished while still retaining the original character and charm you would expect from a traditional 18th century building.
