About the property

3 bedroom, bathroom, open plan lounge, dining room, kitchen, garden with pool.

One year old house completed 2015 on the border of Champagnolles, near Gemozac, It is situated in a small rural hamlet with vines, sunflowers & wheat. Ideal for walks and bike rides along the country roads (5 bikes available) and within a short distance there is a small supermarket/post office/tobacconist/paper shop easily reached either by bike or car. The property is fully furnished including everything (& the kitchen sink!) in the modern kitchen. The pool size is 4 metres x 1.2 metres deep & big enough for families with children.

The house consists of 3 bedrooms, 2 with double beds, 1 with twin beds and all have large fitted wardrobes, an open plan lounge/dining area/kitchen. In the lounge there is a TV with Freesat UK television, video/DVD player, radio, books, games and WIFI. Fully fitted modern kitchen with dishwasher, electric oven with gas hob, fridge/freezer, microwave, coffee percolator, toaster & kettle. Seating in the lounge consists of 2 large leather sofas and 2 armchairs. We can provide a cot plus linen, highchair, small table & two chairs for little ones. The lounge/dining area has large patio doors to the front and side plus doors opening onto the rear creating a lovely light area as the house has a sunny aspect on three sides. Bathroom with shower fixture over bath, vanity unit with large mirror above with lights incorporated. Separate toilet with hot & cold water to hand basin. Integral garage with washing machine.

There is a terrace to the side of the house with table & chairs for al fresco eating plus a BBQ and sun loungers. The garden is mostly lawn with an above-ground pool. There is a small area of the garden in which we grow tomatoes which we invite clients to share along with fresh eggs from 6 free range chickens which are kept in an enclosure at one side of the garden separate from the house.

The property is ideal as a relaxing hideaway but within a 35 minute drive of the many beaches and holiday activities along the coast from Meschers to St Georges de Didonne to Royan to La Rochelle. The medieval town of Pons is a 10 minute drive away, Saintes with its large shopping area/Roman amphitheatre is 40 minutes drive and Cognac 45 minutes drive to experience a tour of the distillery plus shops, etc.

About Mrs Josephine Bush

My husband and I have lived around the corner from the property since 2003 having bought our main house when it was a derelict wreck in 1995. We spent 8 years of our holidays coming to France to do the renovations and when it was fit to live in we decided to retire here. However, we subsequently bought a piece of land from a French friend and over 3 years, allowing for planning, electricity supply, etc., etc., we built the 'new' house with assistance from a lovely neighbour and my husband's skills as an electrician/builder/plumber not to mention my skills as painter & decorator! Needless to say, we've yet to retire. We both originate from London then Sussex but love living in France now.

Very pleasant stay

We found the property very bright and modern (very new), exceptionally clean and well equipped with a lot of thought and attention to detail to make our stay so comfortable. It is in a rural location with far reaching views, but close enough to the A10 and many amenities as well as places of interest. The owners are very helpful, friendly and chilled out people. We look forward to going back!

Great value, bright and spacious

We had an excellent two week stay at the beginning of July. Being brand new the house was spotless, is well equipped, as well as bright and spacious, plus the plunge pool was a great boon at the end of a long hot day (of which there were many). The property is rural but not remote - Bordeaux, Saintes, La Rochelle, Ile de Re are all easily achievable plus of course you have the many hamlets and smaller towns dotted around and along the Gironde estuary as well. The bikes also allow you to explore the endless miles of country lanes and get you to the local shop five minutes down the road for those essentials. Kevin and Jo are discreetly located round the corner and couldn't have been more helpful. Overall we would definitely come back to stay here if visiting the area again. Recommended.

Excellente semaine

Une semaine de vacances, juste trop courte. La maison est propre , bien équipée, au calme. Nous ne gardons vraiment que des bons souvenirs (notre princesse de 20 mois a adoré faire du vélo avec sa soeur et nous !). Jo et Kévin sont adorables.

The property is situated in a small hamlet in a rural area of vines, sunflowers & wheat with a small supermarket/post office/tobacconist/paper shop. The quiet rural roads are ideal for bike rides and/or walks. In Pons climb to the top of the Donjon for panoramic views and wander round the medieval town with it's shops, bars and restaurants. There is also a very large E.leclerc supermarket,petrol station, car wash, small take-away pizzeria, some shops and a McDonalds on the outskirts. Visit the Roman amphitheatre at Saintes plus many other historical sites.
