A unique and private Turkish House set in beautiful and spacious gardens.

Mulberry House is situated in a beautiful and unspoilt part of Turkey. The nearest town is Dalyan, which is a very pretty, level 25-minute walk or a 7-10 minute bike ride away. From the terrace you can watch the sun rise or set against the spectacularly beautiful mountain back drop. It benefits from the recent addition of a salt water swimming pool. There is a lovely patio area with sunbeds and parasols to provide shade although there is ample shade to be found underneath the trees in the garden. The terrace is large and shaded. In summer it is the main living area. A breeze blows across the valley from the mountains and over the terrace. The garden is shaded by mulberry and eucalyptus trees, vines,hibiscus, jasmine and fragrant melissa. The views from the terrace are fantastic. There is a traditional Turkish korsk in the garden for total relaxation. It is easy to sit and look at the unspoiled and beautiful view! Storks are often seen flying over the valley. There are five mountain bikes included with the house. This property would suit anyone who was looking for a holiday with a difference, who wanted to experience the 'real' unspoiled Turkey and 'get away from it all.


Special Activities: Mulberry House is a unique holiday experience. It is ideal for total relaxation or for activity and adventure.
Canyoning is one of the activities which is challenging but accessible. It is great to be able to climb up waterfalls and dive into mountain pools.
You can also join in the jeep safari which takes you through rivers and into the mountains around Dalyan. Enjoy getting soaked in the natural car washes!
It is possible to go white water rafting, or to go parascending or paragliding.
You can also canoe in the sea, river or lake.
The mud baths and hot springs are also a truly amazing and different experience.
There are a variety of local markets to visit , selling a wide selection of traditional and not so traditional goods.

Relaxation: Mulberry House is a very special place. Relaxing in one of the hammocks under the stars is an amazing experience. The sky is so black at night it is easy to see the milky way.
During the day the hammocks are shaded by the mulberry trees and you can see grapes growing above your head. Relax with a drink by the pool and you will never want to leave!

The Beach: Iztuzu beach is worth a special mention as it is one of the few totally undeveloped beaches in Turkey. It is 5 km long and is the nesting site for the caretta caretta turtle. At one end of the beach there is a turtle hopital where these huge and endangered animals are nurtured back to health. The beach is totally protected and unspoilt. It is possible to arrive at the beach by boat at one end or bus at the other. You can walk from one end to the other and in the middle it is completely deserted. Snacks and drinks can be purchased from small wooden buildings at either end and you can try the freshly made pancakes with pine honey.

Paradise garden!
Ruth the owner, and Kaunos Tours, who look after the villa, provided helpful advice and reassurance before going. They also gave great advice re trips and we did two brilliant tours with Kaunos who picked up from the villa. One of the best bit of the villa has to be the lush garden and view of the mountains whilst you toast the view from the verandah. There is a pool which is salt water so no nasty chemicals and this is cleaned thoroughly every day. It was quite warm too so lovely to jump into. The downstairs part of the villa is Turkish style. Its more basic than the top floors but also charming with a Turkish seating area which my teen liked to chill in. There is also a chill area outside which keeps vey cool. There isn't tons of space to prepare food but there is certainly enough. The cooker works well. The downstairs has two bathrooms and 2 bedrooms. The villa is quite large with enough room to park a car. Upstairs there are 2 rooms which are accessed via an outside staircase. They are modern with en-suites and both have their own lockable doors so like mini apartments - perfect for older teens. The internet was fast so no complaints there either! No safe but no issues either. The villa is 30 mins walk from town. Its in a rural area so you can get woken up with mooing which I quite liked. Struggled a bit with the bike maintenance as they are getting on (like me!) so I would recommend taxis which are only £3 per ride. Overall wish we were there now!

A typical Turkish Delight!
If you want a home away from home - this is it! We were not interested in entertainment, loud music or hotel food. The house was very clean and tidy upon arrival. The bonus of having bikes to cycle into town and explore was brilliant! We managed to cycle to the market and bring our provisions home - what a luxury to be able to make salads and sit outside with a bottle of wine and chill! We enjoyed waking up to hearing animals and local Turkish people going about their daily lives. Quiet and peaceful surroundings and in the beautiful garden, we could laze in the hammocks or in the typical Turkish gazebo. The photos are accurate. We had breakfast each morning on the patio looking over the farmers field. There are lots of tours provided for in town if you want to go further afield. Two musts: a typical Turkish massage the day trip by boat which takes you on the lake to a huge market where all the locals go to buy their food, a BBQ lunch a swim in the lake and finally make your self 10 years younger by immersing your self in the warm mud at the Mud Baths !

Can't wait to go back
We've been twice to Mulberry House and I was just about to rebook for a third visit when I noticed that i'd never written a review although we still talk about our holiday's in Dalyan and are even looking at buying our own little place out there, we loved it so much. Mulberry House is an idylic location for those looking to get away from it all. We visited once in October when the weather was still pleasantly hot and once in April when we enjoyed lots of exploring and sitting out the front watching the storks flying home into their giant nests. The house is finished in georgeous Turkish style with lots of big cushions. We enjoyed cooking some of our own meals and eating them on the terrace and relaxing in the hammocks watching the stars. We fed the cats every day and looked forward to greeting the local chickens who came to the garden in the morning. We ate our breakfast on the korsk with fresh fruit picked from the garden. The bikes were a welcome addition and helped us to really explore Dalyan to the full. For a little town Dalyan realy does have it all, great places to eat, a beautiful beach, friendly locals and amazing wildlife.

Relaxing week in this lovely house
We have just returned from a relaxing week in this very comfortable and authentic Turkish house with its lovely garden. The house was very clean and well equipped and we were well looked after by the local agents Kaunos Tours. There is so much to do in and around Dalyan and our highlights were the 12 Islands Boat Trip and the beautiful beach nearby. The bikes at the house are very useful for the short trip in and out of town.The local restaurants were fantastic and very good value. We would recommend this property and will definitely return to Mulberry House to explore more of the area and enjoy its variety of things to do.

Mulberry House is my own holiday retreat. It is where I go as often as possible to completely relax and unwind. I work hard in the UK (as we all seem to!) in a challenging but very rewarding special school and I need Mulberry House to unwind. It has been, and still is, a wonderful place for my children, now adults with their own children to explore, climb through waterfalls, go trekking, snorkelling and white water rafting in a stunning and beautiful environment. It has captured their imaginations and is their place of choice to stay in the world. This for me is not a business, it is a passion and I simply let out my Turkish home to ensure that it is managed and maintained while I am in the UK. My house in England is the equivalent, an old stone house, with a constant need for maintenance! My own personal favourite trip is the Kaunos Tours Starlight cruise. You take a boat on to the lake at dusk and after a trip to the mud baths and swimming in the lake, the captain will light a barbecue on the boat. It is amazing to swim in the warm waters in the dark and float looking up at the stars. After the meal we lie on the roof of the boat looking up at the sky and count all the shooting stars!

Why they chose this property

I fell in love with Dalyan in 2001 and came back again in 2003. It was then I decided to buy a small property. I spent 1 week looking at all kinds of villas and small Turkish houses. The Turkish houses that won my heart . Eventually I bought Mulberry house because I fell in love with the Mulberry tree! It needed lots of renovation and eventually, due to council restrictions, it was completely rebuilt with earthquake foundations, modern bathrooms and a more open living space. I also have the luxury of a real working open fire place which really warms the house in the winter. It is a truly special house, quite different from the villas in Dalyan as for me it captures an essence of the real Turkey both past and present. I love the location being out of Dalyan and a more rural location. In 2021 two more bedrooms have been added in the roof space and there is a new swimming pool. These were added to accomodate with my own growing family!

What makes this property unique

Mulberry House or Dut Evi as it is in Turkish is not a typical villa. It is a house that a Turkish family would live in and as such it can function as a home all year round. It has recently had a new pool and air conditioning in the bedrooms.
There is nothing more relaxing than gently swinging in one of the hammocks under the eucalyptus and mulberry trees reading a book with a breeze wafting over you. Occasionally the odd chicken from the farm next door appears with a few little chicks and is heard scuffling around in the leaves. At night the lack of light pollution means that the stars are incredibly clear.
Being 2 km out of Dalyan makes it a cooler place to be and the bicycles are simply to allow a faster trip into Dalyan.
