Casa Oleandra is a bright, spacious and superbly comfortable Italian Villa with delightful views of the Sibillini Mountains, the pretty village of Gualdo (MC) and the surrounding rolling hills of Le Marche. Whether it be having fun in our beautiful 12m x 6m private pool with diving board, sipping Prosecco on the roof terrace, alfresco dining on the large terrace by the pool or relaxing under the shade of the large portico. Our semi-detached villa provides excellent privacy both inside and out due to the L-shaped footprint of the building.

Set at the end of a local white gravel road, this is the perfect place for you, your family and friends to truly relax and enjoy your holiday in the magical real Italy of Le Marche.

Internally the villa has a combination of traditional exposed stone and brick walls on the ground floor with high end modern finishes to the 4 bathrooms including a Sunken Bath and Unique Step-Down Shower.

Outside you are welcome to enjoy the abundance of fruit from our garden including apples, plums, figs, pomegranates, apricots, olives and grapes.

Casa Oleandra is situated just 2.5 kms from the medieval hilltop village of Gualdo, with its spectacular views of the area, weekly market and shops for your everyday needs. In the village you will also find 2 cafe/ bars and 2 restaurants, including Scarlet's Bar and L’infinito a Tavola Restaurant.

Casa Oleandra is set in the Goldren Triangle of Le Marche where just a short drive away you will also find the lovely hilltop towns of Sarnano, San Ginesio, Sant'Angelo in Pontano, Penna San Giovanni and Monte San Martino all with their own distinct charm, weekly markets, festivals, concerts and fabulous restaurants. Mountain lake swimming at Lago Fiastra, winter skiing at Bolongnola can be enjoyed just 30 minutes away, whilst the beaches at Porto San Giorgio and Conero are less than an hour away. For more shopping try beautiful Macerata or one of the many outlet shopping areas.


The central entrance hall leads into a modern open plan kitchen/ dining/ living room with comfortable seating surrounding a wood burning stove for the colder winter evenings, dining table and seating for 8 people and the modern well equipped kitchen area with its range oven and breakfast bar. The hallway leads to the ground floor family bathroom with its sunken bath, to the separate TV room with a selection of books and games and to the ground floor bedroom with Kingsize Bed. The bedroom also boasts access to a private terrace area and en-suite with a unique step down shower. Upstairs the Master bedroom has a modern Kingsize Fourposter bed from where you can lie and enjoy the views of Gualdo or alternatively enjoy breakfast on the roof terrace, whilst the en-suite has a walk in shower and double basins. On this floor there are a further two large bedrooms, a spacious twin bedroom and another double bedroom with Kingsize bed and ample wardrobe space. The family bathroom has a walk in shower. All linens are included with Egyptian cotton sheets, quilts, bathrobes, a choice of pillows and ample of soft towels. There is underfloor heating to the ground floor and radiators upstairs for the colder months of the year. The upstairs bedrooms are fitted with ceiling fans and most windows have bug screens and wooden shutters.

Private Pool

The excellent 12m x 6m pool is accessed down steps from the house and is surrounded by paving with sunbeds for 8 people, umbrella, spectacular views and naturally shaded areas. The pool has Roman steps, ladder, diving board and varying depth from 1.3 m to 2.7m. At the side of the pool is a large alfresco dining area with seating for 8 people ideal for enjoying watching the sunset. Pool is open from beginning of May to end of September.


The garden provides room to relax in the shade, lie in the double hammock and watch the stars, play ball games or challenge your friends to a game of table tennis. Help yourself to the fruit from our trees, enjoy cooking a barbecue or just sit and take in the views.

A beautifully restored Italian farmhouse in an idyllic setting.

We wanted a luxurious, character house in Le Marche region, which we love, with a pool and peace and quiet for ourselves and two teenagers, all more than for-filled by Casa Oleandra. The house is set in a beautiful location with spectacular views in all directions, you can relax in the large pool and soak up the sun taking in the views. The house interior is beautifully finished, done recently and very comfortable, we cooked a lot in the evenings and found the kitchen well equipped and easy to use with a BBQ just a few meters away from the outdoor covered terrace. The dining area beside the pool was a delight for either light lunch or dinner in the evenings. Bedrooms and on-suite facilities were faultless and the roof terrace was great for a G&T in the evening and watching the local wildlife.

Although you are located down the valley from the local hilltop village, it is a short drive to do local shopping and visit the very good restaurant and bar in the village, drives to the beach are an hour away and the same to the Sibillini Mountains in the other direction.

Gail and Neil, the owners, were incredible helpful before the trip and Gail kept in contact when we had a typically Italian thunderstorm one evening which knocked out the power in the region for a couple of hours, house supplied touches and candles were utilised but the Italian power workers had us up and running very quickly....I know, I was surprised. Gail & Neil's house keepers were the finishing touch, local family who greeted us in local shops and restaurants and were incredibly friendly and helpful but not intrusive, keeping the house clean and well kept.

I am loath to post this as the house and location are in our top three vacation properties ever experienced and we will want to undoubtedly return but I suspect we may have difficulty booking next time as the word will be out!

Wonderful relaxing villa with lots to see and do

The villa is well furnished and spacious with lovely gardens and pool, stunning views. Very conveniently located with lots of very scenic towns and villages close by with an amazing choice of restaurants and cafes.

Fantastic, Relaxing Country Retreat

I had a brilliant stay at Casa Oleandra. The description of the property is accurate and I had a lovely week relaxing at the villa and visiting the surrounding area. The property was immaculate and all the furnishings and amenities were modern and high-spec. The customer service I received was fantastic and there are clear, detailed instructions and guides on the HomeAway app which made sure everything ran smoothly. I would definitely recommend this property to my friends and family. I could not have asked for a more beautiful setting for my holiday. I particularly enjoyed visiting the village of Gualdo and the neighbouring towns. I look forward to coming again!

Having holidayed in Italy for many years we dreamed of one day owning a property of our own over here. But after initially looking at both Tuscany and Umbria we read an article about the unspoilt area of Le Marche. We decided to come and visit for ourselves and instantly fell in love with the region and its people. After several visits and viewing many houses we found Casa Oleandra, with its high quality finish, space and views, from that moment we knew this was the house for us. Our neighbours are the most wonderful people you could meet and are so friendly and helpful, as are all of the locals in the village. As soon as we arrive at the house we feel relaxed and at home and hope you will too.

Gualdo village is just 5 minutes by car, with its friendly locals, historic clock tower, selection of shops for your everyday needs, bank, bars and restaurants. The picturesque town of Sarnano is 10 Kms away and offers a wider range of shops, bars and restaurants, including the wonderful Le Clarisse and Il Pincio, both of which are worth a visit. With its wealth of character, wonderful architecture and spa Sarnano has much to offer.

In the mountains you will find a variety of activities, mountain biking, paragliding, trekking, horse riding, zip wire and rafting. At the beautiful Lago Fiastra surrounded by spectacular scenery you can enjoy swimming in the lake, renting a boat, freshwater fishing or the adventure park. In the winter with the arrival of the snow, Sassotetto is transformed into a winter sports resort. Ski's and snowboards can be hired locally.

The beaches of Porto San Giorgio, San Benedetto del Tronto and the coves of the Conero coast can all reached within an hour.

The famous open air opera at the Sferisterio in Macerata, the Frasassi Caves, Roman ruins of Urbisaglia, Ascoli Piceno with its breathtaking main square and the Basilica della Santa Casa, a popular Catholic pilgrimage site at Loreto are all worth visiting.

Throughout the year the region holds numerous festivals and open air concerts where you can enjoy local traditions, foods and wines. Whilst for those looking for famous named Italian brands there are large shopping centres and outlet stores close by.
