A beautifully renovated, 17th Century house, 2 bedroom, 2 bathroom, traditional stone and timber house located in a tranquil hamlet just a few minutes from the delightful village of Massignac. The cottage has ancient oak beams and exposed stonework, high ceilings, large, light-filled comfortable rooms and modern amenities.

There is a large dining room with beautiful oak dining table that seats 8 people, adjacent to a fully fitted kitchen (dishwasher, American style fridge/freezer, Falcon Range Cooker,microwave, coffee machine, separate pantry). The spacious lounge area is bright and airy with a wood burning stove for the winter. The living room contains a large TV with UK television, DVD player and a stereo unit. The house also has internet access, central heating upstairs & underfloor heating downstairs. A separate utility room has a washer & dryer and WC.

On the first floor there are 2 full sized bedrooms, the larger having an ensuite bathroom with a free standing bath ; the other full bathroom has a separate shower.

The bedroom options are flexible : with the choice of 2 Double bedrooms ( 2 adults + 2 adults) or one Double Bedroom and one Bunk Bed Room (2 adults + 2 children)

There is a stone outbuilding, with a covered dining terrace, that faces the garden.The garden is a combination of lawn and mature trees and fruit trees, and it runs down to the edge of a small river. In summer, nectarines, apples, grapes and quinces can be freshly picked from the garden. There is also covered parking.

The house is located close to the Lakes of the Charente : swimming, fishing, boating, non-motorised water sports, lakeside and woodland walks and has numerous bicycle routes for the surrounding area. There is a golf course nearby.

The cottage is comfortable. clean and inviting with all modern conveneinces. It has been lovingly restored and has been designed to make you feel like you are in your own home. The house is located midway between Limoges, with its international airport, and Angouleme which provides access to TGV high speed rail network and is an ideal for exploring the Charente area as well as neighbouring regions of Dordogne and Haute Vienne.
