A spacious penthouse apartment in the Atlantic Bay flats, only 50m from Perranporth's magnificent sandy beach, Penvenen 12 is a large apartment arranged over three storeys, enjoying wonderful dune and beach views from the top floor.

With no roads to cross to access the three miles of golden sand, you can have your toes in the sand within a couple of minutes of leaving the front door, making the penthouse superbly situated for a family holiday. It is also only five minutes' level walk to Perranporth's shops, restaurants and cafes.

The entrance opens into a spacious hallway with plenty of room for boards and beach equipment. A downstairs shower room with shower cubicle, WC and basin is perfect for washing off the sand after a day at the beach before heading upstairs to the living area.

On the first floor is a half landing with a double bedroom off it. Enjoying dune views looking over the river to the beach, this room is separate to the rest of the living quarters which are up the final flight of stairs to the top floor.

Upstairs a twin bedroom is furnished with two 3' beds and a TV, and the final bedroom has a king-sized bed, wardrobe, wall mounted TV and lovely views. An extra single chair bed, suitable for a small child, is available in the property and can be positioned in any of the bedrooms. A spacious family bathroom is fitted with a bath with shower over it, WC and basin.

At the end of the corridor is the open plan dining and sitting room with an open archway through to the kitchen. Furnished with a 3-seater and a 2-seater leather sofa, armchair, TV and DVD player the sitting room provides a calm space at the top of the building to relax, and the wonderful dune views can be appreciated from the dining table (with six chairs). The kitchen is fully equipped with fridge/freezer, electric oven and hob, microwave, dishwasher, and a washing machine and tumble dryer.

The apartment benefits from an allocated parking space and is heated via electric heaters which are fitted in each room. Electricity up to £15 per week is included in the letting price. Two small to medium dogs will be accepted in the low season.

Perranporth is ideally placed on the north coast to explore the many great tourist attractions and places of interest that Cornwall has to offer: just eight miles to both the cathedral city of Truro and the beaches of Newquay; and St Ives, Padstow, and even Land's End are all within an easy one hour drive.

Please note this property does not provide towels or tea towels. Towels can be hired from us at £6 per person (one bath towel and one hand towel), or feel free to bring your own.

Lifeguards are also stationed at the Perran Sands end of Perranporth beach from mid May to the end of September.

• Perranporth beach is dog friendly allowing dogs on the beach all year round. From July to September dogs must be kept on a short lead between 10am and 5pm.

• Perranporth has access to South West coast paths in both directions for walking and exploring this beautiful part of Cornwall.
