Recently Converted From A Rebuilt Ruined, Grade 2 Listed Building "At Risk".

Headborough Farm and its outbuildings began in late medieval times and have been modified and extended throughout their long history. The largest building is the tithe barn where crops (effectively a local 10% tax on tenant farmers) were secured. The barn was neglected in the 20th century and suffered some severe structural damage, culminating in a fire in the 1980's which damaged to roof and upper walls.

The current owners obtained listed building consent to restore the entire building from its state of total ruin, with about half to be used as a holiday home. After two and a half years' work involving numerous local skilled artisans, the end result has satisfied the needs for conservation whilst providing a unique and comfortable house. Many of the materials used were either recycled or locally sourced. The thatch is under-lined with sheep's wool and the new walls are highly insulated and up to 900 mm thick! For extra comfort, the windows are either triple or double glazed...a very low energy dwelling.

Inside, the fittings and fixtures are modern and functional. The furniture (beds, sofas and curtains) has been chosen to provide the comfort of typical 4-5 star hotel, whilst fitting in with the country rustic style of the oak beams and planked doors. All technical parts are modern and efficient; the under-floor heating system, the cooking equipment, the laundry, and the TV system included.

The Tithe Barn has its own private outside spaces including a patio and barbecue / recreation area. From 2016, the remaining part of the barn will be a games room with a table tennis room, with a pool table available on demand. Here you will see the full beauty of a traditional oak framed roof and the underside of the thatch.

Why Jane and Stuart Chambers chose Ashburton

The goal of this barn conversion was to create a purpose-made holiday home with the highest standards of comfort and aesthetics. This project allowed us to create a unique dwelling. the like of which could not be found anywhere else in our favourite county of Devon.

We also did not want to be isolated...so found and bought a farmhouse and barn which is just a few hundred metres from the centre of town, but clearly set in the countryside.. We can easily walk to the shops for our morning paper and fresh bread, then a gentle five minute up-hill walk for our breakfast!

Ashburton is a busy, vibrant town. Unlike many pretty West Country towns, most of the residents here work locally...there are very few existing dwellings used as holiday homes, so there is something going on here all year round. This is the sort of place we like to live!

What makes this chateau / country house unique

A calm, relaxed place to chill out and recover from your busy life. Also, a great base for exploring all that Devon has to offer, without the stress of living in an overcrowded coastal town where finding a car park can take an hour!

And don't forget that you are in a building that for many centuries was a meeting point for hard-working farmers paying their taxes by delivering a share of the harvest. You are immersed in history!

  • The huge Master Bedroom (1) has a super-king sized Harrison pocket-sprung mattress. It is zip-and-link, so can be made into two singles if required (ask when booking, please). As seen in the photos, this room is big enough to accommodate extra children's beds or a cot if required. Easy chairs provide a quiet reading space during the day. The en-suite includes a large walk-in shower area, a separate WC, and twin basins. Bedroom 2 has a good quality king-sized pocket sprung bed. Includes easy chairs and a book librkary, and is a great place for quiet relaxation looking over the vegetable garden and hilly countryside beyond.. The en-suite includes a bath with shower, a WC, and a basin. Bedroom 3 is on the ground floor and has been designed to accommodate wheelchair users, or less mobile guests, with extra wide doorways. The en-suite is a wet-room with shower, WC and basin.

This house has been crafted from a ruined listed medieval barn, severely damaged by years of neglect and a fire in the 1980s. We have used recycled materials, local stone and oak, and expert craftsmen to create a unique and extremely comfortable holiday home. We have tried to combine a sensitive approach to saving an historic building "at risk" with the requirements of conservation and planning professionals. We have maximised the use of natural materials and quality furnishings, and have achieved a building with low energy requirement...the roof is thatched and insulted with sheep wool!

Christmas on Dartmoor

The tithe barn was a fabulous place to spend Christmas. It has been beautifully restored, with light and airy rooms, and plenty of space for a party of adults. The open plan main reception room meant that the cook wasn't shut away from the festivities, which was a nice change, and the underfloor heating meant that we were toasty warm despite some very cold weather outside. We have had breaks in many holiday lets, but the Tithe Barn was by far the best equipped we have ever been to.

The location is brilliant, with walks on Dartmoor right on your doorstep, but beaches an easy drive away, given that Ashburton is on the edge, not the middle of Dartmoor. Plymouth and Exeter are not too far away either; we can personally recommend Exeter for theatres, cinema, and many places to eat out if you need them. However there are a few places to get great food in Ashburton itself, and we had a wonderful meal in Moorish, which is only a ten minute walk from the barn.

Stuart and Jane were very welcoming, even before we arrived, contacting us with suggestion for places to eat out, and offers to take in our shopping order if we needed them to. There are plenty of maps and leaflets in the barn so you will never be short of places to visit, but Stuart and Jane are close by it you need any help at all. A nice touch again was being shown around the barn when we arrived, by owners who are justifiably proud of their property. Thanks again to Jane for the welcome mince pies and the bottle of prosecco in the fridge, to start off our Christmas celebrations.

Definitely a property we hope to revisit!

The Tithe Barn lies just outside town in a rural setting, but is only five minutes walk into town. Ashburton is an interesting and historic small town, with a full range of facilities. There is an emphasis on good fresh food, with two delicatessens, organic food store, greengrocers, butchers, artisan bakers, chocolate shop, as well as two supermarkets. There is a good variety of pubs serving great meals, as well as good cafes and restaurants in the town or within a short drive.

There are also a large number of antique and gift shops to browse around at your leisure.

Ashburton is the largest town within the Dartmoor National Park, and is within about one mile (2 km) of open moorland and oak wooded valleys. This area is great for walkers, photographers, and horse riders (from local stables).
