4-bedroom traditional Devon farmhouse, sleeping up to 9, located close to beach

Warcombe Farmhouse is a beautiful 4 bedroom family and dog farmhouse located at the top of the valley that leads down to the pretty seaside village of Lee Bay in North Devon.

Comfortably accommodating up to 9, the Devon long-house is the perfect family and group retreat with plenty of space inside and out for everyone to enjoy a memorable holiday.

The farmhouse has a large, warm and cosy living area with wood burner and comfy sofas, and a well equipped kitchen, fitted with a fridge/freezer, an oven, a microwave and a dishwasher. Downstairs, also benefits from underfloor heating. Within the kitchen is a large dining table, which comfortably seats up to 10, high chairs can also be provided if needed for any infants.

Upstairs, there are four bedrooms. To the left of the stairs, which are central in the house, is the first double bedroom with views of the garden, next door to this is a lovely twin with two full size single beds. Also, this end of the hallway is a shower room with Jack and Jill entrances, meaning if wanted, it can be used as an en-suite to the double bedroom. A second shower room is also located opposite the twin bedroom.

To the right a the top of the stairs are the second double bedroom, and a triple bedroom, which has full size bunk beds plus an additional single bed. There is also the family bathroom, which has a bath, a walk-in shower, two wash basins and WC. All the bedrooms have garden or countryside views, as well as plenty of storage space for holiday attire.

Warcombe Farmhouse is pet and child friendly. The farmhouse has its own large private garden, which is perfect not only for BBQ's and alfresco dinners but also for playing hide-and-seek and sunbathing. There is also ample off-road car parking for several cars.

The village of Lee Bay is only a short walk down the hill from the farmhouse and has its own pub with small shop and post office, and a lovely secluded beach with rock pools, which are guaranteed to be a hit with children.

Just a couple of miles from the farmhouse is the award-winning Woolacombe beach, which is perfect for all the family and patrolled by lifeguards from Easter through to the end of the October half term. Croyde and Saunton Sands are also close by.

For walkers, the South West Coast Path is easily accessible from the farmhouse and is a great way to see the local coastline and wildlife.

Notes:
Warcombe Farmhouse has a wonderful mix of character period features and modern day appliances making it a great house for either large or multiple families, as well as groups of friends. Throughout the ground floor, underfloor heating is fitted, this along with the wood-burning stove in the living room, make the farmhouse a great place to stay even in the colder months. A highlight for many that have stayed at Warcombe is the large garden, which has something for everyone, including space to enjoy alfresco dinners (tables, chairs and a BBQ are provided), areas to play games and even somewhere to sunbathe on warm summer afternoons.

A lovely family holiday

The farmhouse was very comfortable and we were impressed with the space, the garden and the facilities. It was brilliant to have lots of chairs, plates, cups and cutlery!!! It was also great to have plenty of parking once we had braved the narrow driveway! Geoff was really helpful and it was nice to have him close at hand. A great place to stay.

Lovely well equipped property

Lovely well equipped property which suited our 3 generational family plus dog very well in a very peaceful location. We enjoyed walking to Lee Bay and enjoyed the tea room and pizza evening.

Some observations - shower room needs refurbishment, need to advise visitors of very narrow lane with limited passing places, some information about recycling would be useful

Perfect for large families

Comfortable, well equipped farmhouse in a beautiful location. The farmhouse provided our family with all we needed, good sized communal areas and comfortable bedrooms. The heated floor was amazing and very much appreciated after a long day exploring the many walking routes surrounding the property. Our only wish was that a little more TLC had been paid to the garden, with adequate garden furniture provided so that we could've sat out and enjoyed the beautiful surroundings whilst the children played. As it was, there were some areas that need clearly cordoning off before it is safe for children e.g. the pile of glass. Very good value for money.

Lovely secluded farm house

Lovely warm farmhouse set off the beaten track in glorious quiet North Devon countryside. Perfect place for hiking. Woolacombe and Ilfracombe only 10 minutes away by car. Tarka trail nearby for cycling. Our host Geoff was friendly and very helpful. Perfect place for Summer and Winter getaway.

Several sports can be enjoyed locally including surfing, tennis or golf. Surfing lessons are available at Woolacombe and Croyde with all levels of experience catered for. Hiring of equipment is also available at the nearby beaches.

For golfers, the course at Saunton is championship standard and offers a wonderful way of playing the game against a stunning coastal backdrop. Other alternative courses include The Royal North Devon at Westward Ho! and Ilfracombe.

Horse riders will find many local stables offering both country and coastal treks. Beach rides are also offered to the more experienced riders.

Warcombe Farmhouse is located on the hills overlooking Lee Bay and Woolacombe. The property is just a short drive, or walk from the pretty seaside village of Lee Bay, which is located within the aptly nicknamed 'Fushia Valley'. The village is home to a good family and dog friendly pub called The Grampus Inn, which is open all year round, as well as a lovely beach with rock pools.

The South West Coast Path is also easily accessed from the farmhouse and provides an excellent way of seeing the local area, plus some beautiful views. An alternative way of seeing the area on foot or by bike is the largely traffic free Tarka Trail, which begins in Braunton and travels along the estuary of the river to Barnstaple before heading to Instow and beyond.

Other nearby attractions include the award-winning Woolacombe, which is just a few minutes drive from the farmhouse and the Victorian harbour town of Ilfracombe, which is home to 'Verity', Damien Hirst's bronze clad statue.

There are many family friendly attractions within easy reach, such as Exmoor Zoo, Watermouth Castle and the Combe Martin Wildlife and Dinosaur Park. Many of these are open all year round and offer discounts on tickets purchased in advance.
