3/4 bedroom barn conversion, private pool, hot tub, Wi-Fi, table tennis, views

La Grange Bordeneuve is a characterful barn conversion retaining some lovely original features including stone walls and oak beams. Located in Lot et Garonne near the Dordogne, less than 1 hour drive south west of Bergerac. All facilities are for your exclusive use.

Private pool, 6 person hot tub, garden & petanque court. 1.2 miles to small village with bar/ restaurant, shop & tennis courts.

The open plan living area consists of kitchen, comfortable lounge and dining area.

Kitchen. The kitchen has all of the amenities you could want including a large cooker with gas hob, dishwasher, washing machine, microwave & American style fridge with cold water dispenser.

Living Area. The comfortable lounge area has sofa's where you can relax and enjoy the view of the garden through the large glass doors. There is a dining table which comfortably seats 8 with further outside dining space if you wish to eat al fresco. TV (No terrestrial /satellite channels) and DVD Player with a selection of DVDs. There is also a good selection of board games.

Bedrooms (Ground floor). There is 1 king size bedroom and 2 double bedrooms all leading off of the main living area.

Bathroom (Ground floor). The bathroom with exposed stone wall and beamed ceiling has a large luxurious roll top bath, separate shower, sink & wc.

Mezzanine Area/Bedroom 4

Reached via an attractive wrought iron spiral staircase and has twin beds. There is a separate wc on this level. (The owner has advised us that the mezzanine has had walls erected (winter 16/17) in order to provide more privacy as a bedroom. Photo's to be updated Spring 2017.

Pool and Garden. You will be spoilt for choice here as the facilities include a pool and hot tub!

The large private pool (11m x 4.5m) is protected by an alarm and has a decked sun terrace with loungers. There is also a covered veranda for those wishing to seek some shade.

Indulge in a spot of luxury in the 6 person hot-tub, set alongside the pool and overlooking the rear grounds of the house, a perfect spot to relax and unwind.

There is a lawned private garden with a selection of mature shrubs and trees providing plenty of space for children to play. Outside tables and chairs provide for al fresco dining and there is a purpose built BBQ.

A petanque court and table tennis table provide great entertainment for children and adults too!

St Aubin Village. La Grange Bordeneuve is situated just 1.2 miles from the village of St Aubin which is just a short 2 min drive or a 20 minute walk. Local amenities include a petrol station, popular bar / restaurant (great set lunch menu's) and a village grocery shop which supplies warm croissants in the morning! Tennis courts can also be found in the village.

Larger supermarkets are just a 15 minute drive away at Villeneuve sur Lot.

Airports: Bergerac 1 hour 54 km. Bordeaux 2 hours 30 minutes 167km. Toulouse 2 hours 30 minutes 136km

Train: TGV to Bordeaux. Bordeaux station 2 hours 30 minutes 167km

We really enjoyed our stay at La Grange Bordeneuve; this really lovely property is a well-appointed barn conversion, with some delightful features. A beautiful, private and well maintained property.

We arrived at La Grange Bordeneuve on 19th June 2016. We were overwhelmed by the grounds, facilities and beautiful accommodation. It was much more than we had hoped for. A family group of 4 (my husband, daughter and partner and I), we had intended to use the La Grange as a base and explore the region. However, we only left ‘our base’ a few times to go to the supermarket, local shop and the restaurant once! It was so relaxing and beautiful that we really didn’t want to go anywhere else!

The pool and hot tub were superb and we spent hours playing table tennis, darts and petanque. We loved the privacy and the fact that there were a number of interesting areas to relax in the shade or sit in the sun. We loved the pagoda area and sat with our wine overlooking the beautiful countryside.

There were beautiful little touches like for example, French bread and jam on arrival, tissues and make up remover pads in the bedrooms and a stock of the basics to name a few. All very much appreciated. Because we arrived on a Sunday and shops were closed the house keeper very kindly bought in supplies for us.

The accommodation was spacious with everything that anyone would need. The kitchen area was well set out and well equipped. The fridge was large and we were able to literally stock it with our week’s supply of food. The bedrooms were tastefully decorated and the beds extremely comfortable. Everything was clean, fresh and well maintained. It is obvious that La Grange Bordeneuve is well loved by the owners. The whole place was a delight and I can honestly say that we have never had such a relaxing, fun and comfortable holiday.

Nearest Airport : Bergerac (Agen 60 km) at 54 Kilometres Nearest Barpub : Saint Aubin at 2 Kilometres Nearest Train : Agen at 60 Kilometres Nearest Motorway : Agen at 60 Kilometres Nearest Restaurant : Saint Aubin at 2 Kilometres Car: necessary

1.2 miles / 2km to local village with bar, restaurant, shop & tennis courts.

This is the ideal base from which to explore South West France. Bergerac is a 1 hour drive, Agen is just under 1 hour drive, Cahors is just over 1 hour drive.

Wine and Gastronomy: Visit some of the many local Caves and Chateau who offer free tastings and tours while you choose a bottle or two.

Bordeaux: This designated world heritage site is a must for all visitors. This cosmopolitan city offers a diverse range of attractions. The golden triangle has a fabulous range of shops for those shopaholics. 2.5 Hours drive.

A rich variety of architecture forms the backdrop for the street cafe's, restaurants, bars and not forgetting the superb Grand Theatre.

Dordogne: The Dordogne is just one of the many places to visit for day trips. Anything from Canoeing or boat trips on the Dordogne river to exploring ancient villages. Approximately 1 hour drive north.

Markets: Most nearby villages and towns hold weekly markets full of fresh and interesting local produce. An ideal place to pick up your holiday mementoes and gifts. Most picturesque nearby town is Monfanquin 15 minutes drive away and is well worth a visit.

Cycling: The area is perfect for cycling, whether it's just a gentle ride around to explore or if you are a keen cyclist, a long training ride on fantastic stretches of road to get the blood pumping whilst taking in the fantastic views.

St Aubin Village: The house is situated 1.2 miles from the village of St Aubin which is just a short 2 min drive or a 20 minute walk. Local amenities include a petrol station, church, popular bar / restaurant and a village grocery shop which supplies warm croissants in the morning! Tennis courts can also be found in the village.
