Private Pool, Large Garden, Far Reaching Views, 1km to local bar & fresh bread

Babeau is a 6 bedroom holiday home in Bordeaux France, complete with private swimming pool and fantastic views over the valley below.

The large 150 year old farmhouse is in an ideal setting giving you comfortable accommodation and modern facilities.

Within a short drive of the ancient Bastide town centres of Monsegur (Gironde) and Duras (Lot et Garonne), both owns have bars, restaurants, banks, shops and supermarkets. Weekly farmers markets and summer night market in both town as well as other local towns.

10 minutes walk to the village where there is a bar with light snacks, by special request they can create a bbq meal for you. Daily fresh bread from the post office or from the bar on Sundays.

The property is situated high on a hill at the end of a no through lane on an acre of landscaped gardens with views over the valley below, without any near neighbours and in a lovely quiet rural position.

This property has been restored and furnished to a very high standard. Most of the house's original features have been retained, including exposed stone walls, beamed ceilings and fireplace.

For the winter months the entire house is centrally heated.

6 bedrooms, twin & double rooms for 12 people a further 2 single beds can be added to a double bedroom sleeping 14 in total. Flexible bed arrangements with double/twin beds.

3 bedrooms and 2 bathrooms are on the ground floor. Wheel chair friendly, please contact us to discuss your requirements.

Bergerac airport 45 minutes drive, Bordeaux airport 1 hours drive.

An ideal central location to explore Bordeaux, Bergerac and the Dordogne.

Full catering service is available at the house.

The house is set 3 miles from the XIII century bastide town of Monsegur (33). A comprehensive supermarket and petrol station are located here. The stone vaulted market square is host to restaurants, cafés, bars, boulangerie, pharmacie, banks with atm's, pizzeria with weekly live music, supermarket, weekly traditional French market and a night market during the summer.

There are many festivals and events on through out the region including the annual Jazz festival held in early July in Monsegur 3 miles away.

The entire house and all facilities are for your exclusive use during your stay.

Bedrooms:

Double bedroom - ground floor. Beautiful double room. French doors opening out looking over the grounds to the front, views over the valley below. Next to a bathroom with an adjoining door. Bath, separate walk-in shower wet room, twin sinks and WC. Ideal for a wheelchair.

Twin room - ground floor. Ground floor twin room, looks directly out onto the neighbouring vineyard. Next to a bathroom with adjoining door. Bath, separate walk-in shower wet room, twin sinks and WC. Ideal for a wheelchair. This bathroom is shared with the ground floor double bedroom (above).

Double room / Twin room - ground floor. Ground floor double, large room, double aspect views, large French doors opening out to the rear terrace. If required 2 single beds can also be put in here, giving a double bed and 2 single beds sleeping up to 4, ideal for children or a family room. Extra beds are charged as an extra. Next to a separate WC. Near to a shower room with twin sinks and WC.

Disabled wheelchair access: There are 2 bathrooms with wc's, the bathroom has a shower wet room for very easy access, for a small extra charge we can offer a self propelled shower chair. Please contact us to discus your individual requirements.

Master bedroom - upper floor. Beautiful double room. Balcony with loungers looking over the grounds on three aspects, views over the valley. En-suite shower room, twin sinks and WC.

A further 2 Twin rooms - upper floor

As with all bedrooms for your comfort all rooms will have a wardrobe, bedside table, lamp and electric fans.

6 bedrooms in total, 3 doubles and 3 twin rooms with added flexibility of adding further twin beds if required. Comfortably accommodating up to 12 guests.

The house has been furnished throughout with beautiful handmade teak furniture.

Kitchen: Modern fitted kitchen, dishwasher, electric oven with grill, gas hob, microwave, fridge/freezer, kettle, toaster, coffee maker etc.

Utility area: Laundry area with washing machine, iron/ironing board and washing line.

Living rooms: There are 3 lounges; The spacious tv lounge with international satellite tv/radio, widescreen TV, DVD. Plenty of films to watch, books to read, double aspect views through 2 sets of French doors. The mezzanine area has some seating and bookcase. The main lounge looks over the front terrace though French doors, original large stone fireplace.

Cleaning/towels/linen: Bed linen, bath towels and pool towels are included in the price.

Outside: Enjoy breakfast on the patio at the front of the house overlooking the fields and views of the Dropt valley, or take lunch under the shady, covered veranda. BBQ, outside table and chair sets, children's swings/slide/climbing frame and table tennis all set on an acre of gardens.

9m x 4m pool, 1m deep with a pool ladder, sun terrace and loungers. The pool is protected by an alarm, it is not fenced.

Other facilities: For guests that have disabilities, the very young or for the slightly older, most of the property is on the ground floor, except for 3 bedrooms. There aren't many steps around the property. Please contact us for more detailed information.

Services: Full Catering service available, prices start at 20 euros per person.

Wine and historical tours, buffets, picnics in the vineyard.

Cycle hire delivered to the door with all safety equipment supplied.

Babeau is in an a great location, quiet and away from it all with great views but still only 3 miles from 2 ancient small towns with al amenities you would wish, of course great wines grown all around. There is a lovely small bar just a short walk away, any excuse to go and have an ice cream or a glass of wine...

restful, clean and inviting

We were there with our 5 grown up children. The house was spacious and meticulously clean when we arrived. there is plenty of ground within the gardens for everyone to lose themselves if they so wish, but we tended to gravitate around the pool. You need a car to get there and to get around.

Fabulous gite- pictures don't do it justice!

The pictures of this place really don't do it justice! It is a beautifully maintained home that is spacious, clean and well equipped. Beds were extremely comfortable and the bedrooms are all large and spacious. There are plenty of bathrooms and ample hot water with good water pressure. Living space is vast and well equipped with comfortable seating and loads of dining space. Not that we used it much spending most of our time outside by the pool and eating at the large table on the shaded terrace.

The pool is great and the garden complete with plum orchard and kids climbing frame and swings kept the kids happy with loads of room to run around and explore. We were 2 families of 4 (with 4 kids between us aged 3 to 7) plus another couple and we easily had enough of our own space not to feel like we were living on top of each other.

The area is beautiful and the local town, Duras, has a chateau that both kids and adults enjoyed exploring, and there's plenty going on in the summer (markets, night markets, festivals) if you can tear yourself away from the peace and quiet of the pool and garden. Canoeing on the Dordogne was fun and just a short drive away.

Great service from the owners including prompt return of the security deposit.
