Very private, 5 bedroomed, detached farmhouse with own pool, peaceful location.

Lovely detached very spacious farmhouse with enourmous grounds and fabulous views over open countryside.

This traditional, stone built, spacious Charentaise farmhouse is set in an amazing location and is equipped to a very high standard.

The house sits on top of a hill with extensive views over open countryside in a lovely, peaceful location, yet the local village is just a mile away with supermarket, boulangerie, bars and free tennis court. Your nearest neighbours are over 200 metres away, across the lane and down the hill.

The 3 acres of very private grounds are mainly laid to lawn so lots of room to play or just relax. There is an outdoor, fully fenced pool, and covered barbecue area with outdoor table and chairs for 12, making outdoor dining a real pleasure.

The local town, Ruffec, with its fantastic fish market and abundance of shops and supermarkets is just 15 minutes away. The beautiful old towns of Confolens, Angouleme and Poitiers are less than an hour away and the historic towns of Cognac and Jarnac are within easy reach.

The local area is perfect for walking or cycling (the house is equipped with 2 bikes) with a number of riverside and lake recreational areas just a short distance away.

The house itself has 5 bedrooms (2 king-size and 3 twin rooms) all upstairs, with many exposed beams and all surrounding an enormous landing. There are two bathrooms upstairs, both recently renovated and featuring walk-in showers and a roll top free standing bath. There is an additional toilet downstairs. All linen is provided and is of a high quality with cotton sheets and fluffy white bath towels.

Downstairs is a fully equipped farmhouse kitchen complete with range cooker with double oven, combination microwave, dishwasher, a wine/beer fridge, large fridge freezer, dishwasher, breakfast table and chairs and a full set of matching crockery and glassware.

The lounge is enormous with wood burning stoves at either end and more exposed beams, very comfortable sofas and a long refectory dining table.

There is a separate tv room with a widescreen tv with all the English channels supplied via freest, surround sound and a dvd player with an extensive collection of dvds. This room also contains a sofa-bed.

The house is also equipped with a washing machine, tumble drier, iron and ironing board.

This house and grounds have plenty of space for children to play and has a full size table tennis table, dart board and two bicycles for guest use. Well behaved dogs are welcome.

Fantastic property for family holiday.

Maison Neuve is an exceptional property offering privacy and lots of space. The property is bursting with character and authenticity. The property is very well maintained and the kitchen is fully equipped to easily handle large family groups. The bathrooms are modern and the showers are beauties. The interior is all we were hoping for. The outside of the property is a joy- so much space for kids to roam and play and the swimming pool is perfect for both kids and adults. This property provides the best of both worlds, seclusion and you are only a five minute drive away from petrol stn and supermarket in Champagne Mouton. The surrounding area around Ruffec is bursting with places to see and things to do. The Le Clerq supermarket, 11 miles away is HUGE and Ruffec also boasts some great cultural venues. Restaurants are sited in stunning locations with lovely well priced food. Bracantes are held on a regular basis in summer and are a must to visit, the French know how to car boot sale!! To find this property when you arrive - from Ruffec drive to Champagne Mouton take the first left at Carrefour Supermarche drive for a mile and simply follow signs for Maison Neuve. We can't recommend this property enough and will certainly be hoping to return again.

From the Owner

We bought this property to enjoy with friends and family. It is spacious both inside and out. Very secluded and private in a rural setting yet close enough to a local village with bar, boulangerie and small supermarket. The larger town of Ruffec is on 15kms away with a lovely market on Saturday and Wednesday mornings. For an extended break the drive from Calais is around 6 hours so we can easily take anything we need for the trip. For a long weekend I can leave work at 1.30pm to catch a flight and be sitting on my terrace with a glass of chilled wine by 7pm. The weeks labours have been forgotten in an instant. The area enjoys the second largest amount of sunshine hours after the South of France. As a cooking fanatic (very well equipped kitchen), a fitness fanatic (safe roads for cycling & running) & someone who just wants to relax this house has it all. We love it and have spent many a great time here either just the two of us or with a bunch of friends and family. Christmas & New Year are equally special - it doesn't have to be 30 degrees C to enjoy it. Sitting in front of the log burner with a book and a glass of red wine is something to be savoured.

The house sits on top of a hill looking down into the valley below. It is located on a very private road with minimal traffic and has a secluded entrance. Visibility from the road is virtually zero. It sits in 3 acres of land which is maintained throughout the year by gardeners. The terrace at the rear of the house is very special - the roof line extends to create an undercover terrace with a table that easily seats 12 people. Even if there is rain in the air you can easily sit out in candle light cooking on the BBQ. It sleeps 10 comfortably (12 if sofa bed is used) and the house soaks up the guests so it never feels cramped for space. Finally there are two woodburning stoves at either end of the lounge
