The property was renovated many years ago and so is not a high spec, newly converted barn. If you're looking for luxury (such a subjective word!) and perfection, you won't find it here. What you will find is charm, character and a cosy, comfy, well lived in holiday home. Being right next to the open countryside, the local wildlife is just on your doorstep. You may also find the odd cobweb where a spider has been busy after the housekeeper departs and before you arrive!

Refunds minus the deposit or simply an admin fee, can be provided in certain circumstances where the property is rebooked following a cancellation. The site does not have a cancellation policy that matches ours, therefore please ask for more details.

Short breaks are up to three nights, Saturday to Tuesday or up to four nights, Tuesday to Saturday during March, April, September and October, however we can be flexible from November through to March, please ask for your specific dates. Summer short breaks only available within four weeks of date. Two night breaks are priced at the short break rate and offer a late checkout or early arrival depending on the dates chosen.

Cosy, quiet and ideally located
The property was in a quiet, country location within walking distance of the beach - ideal for dog walking. The cottage had all facilities but could do with a proper clean as there were quite a few spiders and webs in the high ceilings. The property caters for 4 but some crockery ie bowls were missing and need to be replaced. Oven gloves would also be a good addition. Overall we enjoyed our stay as it was ideally located to explore Norfolk, the neighbours were pleasant and the cottage was comfortable and in a nice setting. The local pub doesnt look much but the food was nice and the staff were friendly.

Bramble Cottage
A well equipped property to meet all our needs and more helping to make a comfortable and enjoyable stay. An oven with temperature controls would be a useful improvement.

Fabulous Characterful Cottage.
Delightful. Remember to buy firewood on way in although heating throughout excellent. Footpath beside cottage leads straight to Beach Road within 20 mins walk. Perfect for dog lovers. Treats on arrival which our dogs loved. Enclosed garden ideal and big enough for humans and animals to share ! Evening sunshine enjoyed. Lovely relaxing break. Clearly well managed COVID precautions. Felt safe.

About the host

Host profile image
The owners live in the North of England but visit this little oasis during the holidays with their two boys.
I manage the bookings on their behalf as they both have busy working lives. I run Norfolk Coastal Holidays which includes four lovely properties on the Norfolk Coast. Beachscape and Tides are cute chalets in the village of Bacton. Find them on Rainbows End Park, a peaceful park with no onsite facilities, just miles of sandy coastline on their doorstep. Finally there is Cromer Flint Cottage, a newly renovated flint cottage built in 1870 but with all the modern conveniences you could want. Based in the charming seaside town of Cromer, it has all you could need for your holiday right on your doorstep. Leave the car and walk everywhere for a really relaxing break.

Why they chose this property

Happisburgh is a small seaside village, with a very famous lighthouse; the oldest, independent working lighthouse in the UK. Well placed to discover many tourist attractions around the area and explore the coastline. If you like old buildings and character, then this property is for you. Full of beams, a wood burner and a charming courtyard garden with a summerhouse that catches the sun whilst you sit and relax with a book.

What makes this property unique

Arriving in this part of rural Norfolk, is a little like stepping back in time; life is slower paced, the locals are friendly and you can enjoy country lanes or walk to the sea! The property is very well placed for exploring much of Norfolk. Travel up and down the coast enjoying the charms of the many seaside villages, take a day boat out and stop for lunch within the Norfolk Broads, or for big city life, take a trip into the beautiful city of Norwich, just 30/40 minutes away. My website, details of which you will be given after booking, has lots more details on places to visit whilst on holiday here.
