2 bedroom well presented, well equipped modern link detached bungalow with enclosed rear garden and off road parking. Located in the centre of Braunton village within walking distance of a range of cafes, restaurants, pubs and shops.

Bay Tree is now also listed on Indepenent Cottages - search for Braunton and Bay Tree readily comes up.

The property is strictly non smoking and sorry no pets.

Whilst the property is centrally located it is quiet. No main road noise or similar.

The property benefits from WiFi throughout. A ring main signal booster is installed.

Short drive from the 'right' side of the village to Saunton Golf Club and some of the best UK beaches.

Ideal for families, golfers, walkers, couples and anyone who wants to get away from it all in a quiet, modern, tastefully presented well equipped property with easy walking access to all the village can offer as well as direct walking access to the Tarka Trail, Velator Quay and paths to Braunton Burrows.

The property comprises lounge, 2 bedrooms, bathroom, kitchen, garage and driveway for off road parking.

Lounge has a patio door to the patio / garden. The garden and patio are west facing and thus enjoy the afternoon sun. The lounge includes comfortable seating, dining table, coffee table, TV, DVD player, stereo and gas fire. The gas fire provides instant additional heat on colder winter, spring and autumn days.

Radiators and water heating is by gas. An electric immersion heater is also provided. The property is double glazed.

The kitchen was refitted in 2015 and includes, gas hob, electric fan oven, large fridge freezer, washer dryer, microwave, under cupboard lighting and a DISH WASHER.

The spacious main bedroom is to the rear of the property and includes a king sized double bed, fitted wardrobe as well as bed side lighting and shelving. The second bedroom has 2 single beds. A foldup cot is provided in one of the cupboards. Linen and towels are provided.

The rear garden is laid to lawn, surrounded by well stocked flower beds. To the rear of the property is a pretty dry stone wall. Garden seats are provided and as the garden is fully enclosed with a side gate with bolt its an ideal place for mum and dad to relax whilst small children play safely. Patio table and chairs are also provided.

There is an integral garage which can be used to store bikes, surf board and golf clubs.

Arrival times are no earlier than 2 pm. Departure is before 10 am. Changeover day is Saturday. Booking are weekly although in low season shorter breaks are possible - please email.

Clare is the Bay Tree housekeeper. She lives locally and her contact details are provided should there be any problems during your stay.

A comfortable quiet property in a central location. Ideal for exploring the area

Bay Tree was a lovely property, ideal for all our needs. It is situated in a quiet location in Braunton but within walking distance of shops, restaurants and walks. The comprehensive information pack giving us local information was much appreciated. The beautiful beaches and coastal walks are within a short drive and trips to Barnstaple, Ilfracombe and Coombe Martin are within easy reach

Nice property in a good location

Had a lovely holiday here, nice clean house in a good location if you don't want to stay right on the seafront. Close to Staunton beach and 10mins from Woolacombe.

Comfortable and convenient.

The house was so welcoming,beautifully clean, light and cheery.

The bottle of milk and chilled wine in the fridge were a joy to discover.

The house was full of information to help us get the most out of our stay.

There is plenty of China and cutlery in the kitchen,everything you could think of really.

The TV and music system were easy to navigate.

We really enjoyed our stay here,will certainly recommend .

Bay Tree has in recent years been let through Marsdens. The property has been popular and with numerous repeat bookings, but because of rising costs, I have decided to market and manage the property myself.

Bay Tree is located in the centre of the village - but also on the 'correct' side of the central traffic lights, which means an easy low traffic drive towards Saunton Golf Club, Saunton Beach, Croyde Bay and Braunton Burrows.

And being able to walk out in the evenings, to a good range of restaurants and pubs, really means that Bay Tree is in the optimum location. We stay for two weeks and eat in a different location each evening. Fish , Thai, Indian, French, Modern are available as are various takeaways as well as pubs with a range of fare.

The property is an ideal base for many activities. We are golfers and bought Bay Tree in 2007, after coming down to play golf at Saunton Golf club (see sauntongolf.co.uk) for many years. There are two 36 hole championship links courses with the East Course said to be best course never to have staged the Open.

Bay Tree is located about 200 metres from the start of the Tarka Trail. This is a cycle and walking path that takes the route of the old railway line towards Barnstaple before crossing the estuary towards Instow. Whether you cycle or walk its good to stop at the Braunton Inn and take in the stunning views from their beer garden.

If you walk to Barnstaple along the Tarka Trail you can enjoy all the area's principle town has to offer, including their Pannier Markets and then take a bus ride 'home' to Bay Tree.

Cycle hire is possible with a hire shop within 250 metres. You can head out from the shop straight to cycle paths.

Also, within a short walk is Velator Quay. This was the location for mooring of commercial fishing boats in the past and is now a where pleasure craft and house boats moor.

Follow the paths beyond the quay takes you to Braunton Burrows. Its a Biosphere Reserve, a flora and fauna haven of many square miles, between Braunton, the estuary and the 5 mile long famous Saunton Beach.

So an ideal base for walking whilst you leave your car on the drive.

Take the A361 north from Braunton and you are heading towards a range of historic and beautiful harbours, towns and villages. These include Woolacombe, Ilfracombe, Combe Martin, Martinhoe, Lynton and Lynmouth before you reach Exmoor Nation Park and Heritage Coast.

Lynton and Lynmouth are a must. A water powered funicular cliff railway links Lynton and Lynmouth. Near by is one of the many National Trust sites of Watersmeet. Scenic and ideal place for a Devon cream tea.

Drive towards Barnstaple and then crossing the river Taw takes you onto the Atlantic Highway. Off the highway are villages, towns and places to visit including: Instow, Appldore, Westward Ho!, Clovelly and Bideford.

A favourite of ours is Hartland Quay and Hartland Point. There is a lighthouse, dramatic coast line, costal path walks and very importantly Hartland Quay Hotel that offers your well earned lunch, afternoon teas or refreshment.
