Moor Farm Cottage has recently been redecorated to a high standard.

It has a fabulous open plan newly fitted kitchen / living room with French doors opening out to a decked area which in turn overlooks attractive east facing enclosed garden.

The cottage is perfect for families with 2 upstairs bedrooms and 2 bathrooms, with further accommodation for 2.

There is a cloakroom downstairs which has a shower.

It is conveniently located near to the Bircham Windmill, only a short walk away from the excellent Kings Head hotel, a village shop and children's playground.

The beautiful sandy beaches at Brancaster, Thornham and Holkham, plus the delightful shops in Burnham Market, may be reached within 15 minutes drive.

Sandringham is 15 minutes away.

This cottage was built in 2010 to a very high specification.

Ground Floor

Entrance hall with a space for coats and boots.

From the hall way it leads through to the stunning open plan kitchen and sitting room, which has the newly fitted kitchen on one side and a comfortable sitting area with a wood-burning stove on the other side. This really does have the "wow factor" with large windows and french doors that overloook the surrounding farm land and east facing fenced garden.

There is the advantage of Wi-Fi throughout the cottage.

Kitchen: a newly fitted kitchen with a range of kitchen units and work surfaces. It has been equipped (Aug 2015) with brand new, high quality crockery, glassware and saucepans. There is an electric oven with halogen hob, a microwave, washing machine, fridge/freezer and a dishwasher.

Sitting area: has a wood-burning stove at the far end with a fender. There are 2 new sofas and a 42" flat screen freeview digital TV with DVD player. There are French doors which open onto the decked area and onward into the private fenced garden.

Dining area: has a round table with 6 chairs.

Cloakroom: with a hand basin, WC and shower.

First Floor

The stairs are not steep and there is a hand rail with a detachable child gate, On the landing is a further

Sitting area: which has a large two seater metal framed sofa bed. Velux windows in the sloping ceiling with blackout blinds.

Bedroom 1: has a lovely view onto the east facing fenced garden. There is a king size bed, bedside tables, dressing table and blanket chest. This room also has an en-suite bathroom with hand basin, WC and shower. Velux windows in the sloping ceiling with blackout blinds.

Bedroom 2: has a lovely view west facing towards Bircham Windmill has a sloped ceiling with exposed beams and a velux window. There are twin beds and a dressing table / drawers. Velux windows in the sloping ceiling with blackout blinds.

Please note that all the towels, bed linen, pillows and duvets were purchased in August 2015 and are all of a high quality.


Access to the cottage is via a farm land / shingled drive from Fring lane. At the end of the land there is parking space for 2 cars.

The cottage has an attractive large east-facing fenced garden which is lawned, with a decked terrace area and well-maintained borders with shrubs and flowers. There is outside furniture and a barbecue.

The cottage is near to Bircham Windmill and there are good walking tracks in all directions from the cottage - one of which leads to the Kings Head (excellent pub/hotel serving delicious food), village shop and childrens' playground.

There's also access to the Peddars Way and many other local walks. The beautiful coast at Brancaster, Holkham or Thornham, plus the delightful shops in Burnham Market, are within 15 minutes drive away.

It is close to the royal Sandringham Estate and just 4 miles from Anmer where the new holiday house of Prince William & Kate !

The village of Bircham lies on the border of the Sandringham Estate, about 7 miles from the north Norfolk coast and comprises of three parishes:- Great Bircham, Bircham Tofts and Bircham Newton.

Great Bircham has a good farm shop with deli, a church, St Mary's and the Kings Head Hotel with award winning restaurant.

There is also a fully restored windmill, considered to be the only working windmill in this part of the county, where visitors can climb five floors up to the fan stage and admire the view.

The mill also has a bakery, tea room, gift shop, small childrens' farm and cycle hire centre. Bircham Newton has a small, private trout fishing lake and the Church of All Saints, one of the smallest in the county, with no porch, few windows and Victorian box pews.

Nelson's daughter Horatia married Philip Ward, who was the rector and brought up a large family at Church Farm. Bircham Tofts is recorded in the Domesday book as Stoftstan, referring to its stony soil and merged with Bircham Newton in 1719.

The closest train station is at King's Lynn providing direct rail links to Cambridge and London Kings Cross.
