About the property

2 bedroom newly refurbished Gite with delightful views of Lake and Pond

This delightful 2 bedroomed gite over looks the village pond and hasy great views of Lake Viam, approximately a 50M walk. The village is situated in the countryside of the Limousin approximately 4km from Bugeat. Viam has a bar/restaurant & a bread delivery service. (UNFORTUNATELY THE BAR/RESTAURANT HAS BEEN TEMPORARILY SHUT AND I AM UNABLE TO FIND OUT AN OPENING DATE FOR 2018, AS SOON AS I KNOW I WILL UPDATE THIS SITE). The town of Bugeat has several restaurants, a tourist information office (where you can pick up wifi), a bi-weekly market, plus all the normal amenities of a small town.

Lake Viam is non commercialised, but there is a beach next to the village where there are canoes available for hire, life guarded swimming area, children’s play area, volley ball net and a beach bar/café. Its about a 3 minute walk from the gite. The Lake is very popular with fishermen too - so ideal if you have a fisherman in your family! Something for everyone! Amazingly - as rarely you can do this - you can bring your own boat and have use of a private pontoon and mooring (usual European license and insurance required). Water skiing is allowed in a designated zone at the other end of the lake.

A fishing license/permit can be bought at the Auberge in the village as you can fish all round the lake and camp. You have use of our little rowing boat to fish from, canoes and bicycles.

The Gite has recently been fully refurbished and is fully equipped, has two bedrooms sleeping a maximum of 6 (2 Adults and 3/4 children) There is off road parking for two vehicles.

The gite comprises of a comfy lounge, with a full FreeSat UK TV/DVD player, a large selection of DVD's Books and games. It also has beautiful views over a large pond, Lac du Viam and the village. Opposite the lounge is a fully (newly) fitted kitchen with everything you could want, including, double oven, microwave, toaster and kettle, full size fridge/freezer, washing machine (rotary air dryer in garden). Cupboards have plenty of utensils, cutlery and crockery as well as baking equipment should you be a foodie . Should you choose to eat inside there is also a dining table and chairs. This room also has views over the pond, lake and village. Bedroom 1 has a double bed and wardrobe, side tables, a TV for use with DVD's only and small speakers to plug your music into. This room has side window with view towards Lake Viam. Bedroom 2 has a double bed, but also a set of bunk beds, so this room can sleep 4. This room has a side window with views of the pond & village. The bathroom is newly fitted and already has a set of towels. There is an extra toilet (again newly fitted) next to the bathroom. The long hallway has sliding cupboards all the way along. Here you will find some sun loungers and extra chairs, a gazebo, as well as some games. Spare towels and linen is in the cupboard in Bedroom 1. In the unlikely event that heating is required the house has full oil central heating.

The Gite has a large open garden, however this has a slight hill, so we have just built a small terrace for Table and Chairs or loungers. Should you prefer, you can all eat at the table on the small balcony that leads up to the front door. Should you have bikes etc that you wish to store, there is a lockable brick shed at the rear of the house. Although well behaved dogs are welcome, the garden is not fenced. as you can see in the photos, the house does have a garage/cave underneath, however this is used by the owners on a regular basis, so we are unable to grant access to this area.

We are often at a House up the road right beside the Lake so are always on hand should you need a hand or some advice. When we are unavailable then friends take over looking after the site and any needs you may have. You are also welcome to use our pontoon and mooring should you bring your own boat. Launching from beside the village is very easy. There is a strict speed limit for motorboats until you get to the Water Ski zone at the other end of the lake.

What makes this house unique

The views it has are lovely, looking over a large pond, Lac du Viam and the village of Viam. Obviously the fact that you have views of Lake Viam from the Gite means you can be swimming in 2 mins. Its a magical place.

The garage/cave will be in occasional use by the owners, and is not part of the holiday rental. It is accessed by the drive way and will cause no disturbance to the holiday maker.

We loved our time in Viam and will likely to be back soon!

The property was lovely and nicer than we had originally expected - it easily accommodated all of our family (2 adults and 2 kids) all of the facilities were top class and I would not hesitate top recommend to anyone else.

It does help that we are a bit of an 'outdoorsy' family - so loved the closeness of the lake and all of the wonderful wildlife that was on our doorstep - only thing I would say is that you definitely need a car to be able to access the closest shop in Bugeat a huit-a-huit (or in reality a 8:30am until 7pm!) the market there on a Thursday is a must! Loads of great things to go and do....

Abi and Chris were excellent and helped with everything they possibly could!
